Judy is hands-down the most dedicated, ethical, and knowledgeable realtor on Oahu. I interviewed several agents before deciding on Judy Barrett. After working with her to buy my home, it's easy to see why she is a five-time Aloha 'Āina Award winner. Her commitment as a Single Agency Practitioner gave me the confidence that I always knew she was fighting 100% for my best interest as a buyer, without any conflicts of interest. Judy has had experience with the many ins and outs of the administrative and legal aspects involved in purchasing real estate in Hawaii, which can differ from mainland states and was an important part of my purchase. She was incredibly generous with her time and resources when we were going over the inspection report and disclosure statement and had many, many items to check out. No detail goes unaddressed with Judy. She answered every call, text and email in a timely manner. I never felt pushed or cajoled into making a decision. I really can't imagine having a better working relationship in the real estate purchasing world. If you want a broker with unmatched integrity, deep local expertise, and a true commitment to her clients, definitely give her a call. read more

Best REALTOR ever! I've work with Judy for over 20 years buying and selling my homes and I was so lucky to find her! She goes above and beyond; is very knowledgeable about all things real estate; and knows the business and genuinely cares about what her clients want. You'll be pleased you chose her! read more

We worked with Judy in March 2026 on the sale of our home. Judy handled every detail with incredible care. From staging the home to arranging beautiful listing photos, everything was done with meticulous attention to detail. We received an offer during the first week, and the entire transaction went so smoothly that when the buyer asked if we could close in just 15 days instead of 30, checked with Judy & the title company and we were able to say yes without hesitation. That's the confidence you have when Judy is representing you. read more

My husband and I feel so lucky to have found Judy to help us with our purchase of our second home in Kailua. In January 2020, after watching the market long distance from our home in California for ages, we set up a Facetime meeting with Judy to finally formally kick off our house search. We knew instantly that she was a perfect fit: down to earth, calm, and extremely knowledgable without being a know-it-all. We were so excited to get started! Covid had other plans. Judy was often in contact and very generous with her time and expertise over the following months, even though the pandemic prevented us from visiting in person and making offers. She toured homes that were in our price range, kept us informed of the developing details of Hawaii's lockdown, and answered our questions day and night as the months dragged on. In September, Hawaii announced its Safe Travels program that allowed visitors to take a test at home and bypass the 14-day quarantine. Starting on 10/17, we'd be able to resume our search. Unfortunately, the perfect house for us was listed for sale on 9/28. Masochists that we were, we watched the Zillow video daily, even though we were unable to make an offer. Of course the house was snapped up by another buyer soon after the brokers' tour. Then on October 30th (the day before we were finally arriving to hunt for houses in person), the house miraculously fell out of escrow with the first buyers. We were thrilled but also nervous since this house was listed at the very top of our budget. This is where Judy's professional relationships and expertise really paid off. While our initial offer was neither the first nor the highest, we got the house. We credit her negotiating skills (not to mention her nerves of steel!) with getting the deal done. Once we were in contract she somehow kept the transaction on track even though escrow spanned the Thanksgiving holiday. We could easily been delayed by termite inspections, tenting, cleaning and repairs, but Judy had things well in hand. She was a calming presence throughout as well as a fantastic resource for local referrals and information. If we have one regret it's that we no longer have an excuse to talk to Judy multiple times a week! We can't recommend her highly enough for anyone buying or selling on Oahu. read more

Judy Barrett - Real Estate Agents Near Me

Judy is a great realtor! She know what it takes to sell and how to determine a realistic price for a property. She understands the sales process and the many details that are required. She handled a difficult situation with the buyers agent to accomplish what we all wanted - a buyer and seller that were happy with the deal . Highly recommended!! read more

Simply AMAZING, that is how I describe working with Judy to find our new home. During the year of the pandemic, with housing prices shooting thru the roofs and lines out the door just to view every single option, I didn't think I would have what it takes to make things happen, especially with a 15 month in tow. But Judy was there every step of the way, taking out the pain points and using every resource she has (which seem to be endless) to make things happen. Over the course of a couple months of looking, we put in an offer on two different places, and we were lucky to score on the second one. We know so many house hunters on the island that gave up after months of looking and many offers not being accepted, so we were thankful for our success. But it had so much to do with Judy's expertise and navigation thru the process. Not only in finding a place and submitting a winning offer, but also with the key steps it takes all the way thru to close. We are first time home buyers, and she took care of us thoughtfully and throughly, never too busy to help get things done. There were twists and turns throughout the process, and she always persevered us towards the end goal. Besides the normal process of securing our home, there were many points where Judy shined above and beyond. She graciously watched our 15 month old while the home inspector went over everything with us, and she even offered to babysit when she handed us the keys to our new home. My oh my, is she a gem! Another fave is how helpful she is with connections on the island. Since we were new to Oahu, I kept asking her for referrals. We got a banker, insurance agent, electrician and a car mechanic (our AC went out!). I'm sure I'll still be calling her for years to come for recommendations because she knows the best of the best! Lastly, I love how available Judy was. I don't think she sleeps, because she she's a day and night owl. I would send an email at 1am and then go to sleep to find in the morning she had answered back at 1:30 am. Often I'd need to connect at night after the baby was asleep, and she was always game. She answers the phone and calls back quickly. I can't say enough about how much of a hard worker and good communicator she is. The real estate world needs more Judy's! Good luck to all and hope you are able to work with her too! read more

Judy made selling a house during a pandemic a breeze. She was attentive and very supportive. Our house sold a lot faster than expected even during these times. We highly recommend her. read more

We decided to sell our Honolulu Gold Coast coop apartment at the end of 2019 because the tenant's lease was expiring and we wanted to use the proceeds to pay off the mortgage on our main home on the Big Island.  We opted to use Judy Barrett as our selling agent based on her reputation and on our experience of working with her in the past. The tenant ended up moving out mid-February 2020 and we started making plans to inspect the apartment and make whatever changes and repairs were needed to bring it to market.  The apartment had been tenant occupied for several years and we knew it would need plenty of work. Then COVID hit and inter-island travel became next to impossible.  We told Judy that we could not get to Oahu, probably for several months, but she said "don't worry, guys, I got this."  With any other realtor, those words might have been met with some skepticism.  Not with Judy. Judy immediately inspected the apartment and came up with a plan for what needed to be done, which turned out to be even more than expected. The bamboo floor needed to be refinished (which Judy did herself), the entire kitchen and cabinetry needed to be replaced, and some of the more "creative" painting ideas of the tenants needed to be corrected.  There was also a ton of junk in the apartment and the storage area that needed to be dealt with.  This turned out to be two truckloads of junk, including a queen-sized box spring that Judy had to saw in half to get out of the apartment (we have no idea how the tenants got it in there). She did a lot of what needed to be done, found the right vendors to do the rest, and supervised their work.  Judy checked every decision with us, and was VERY careful in spending our money!  As the work progressed, Judy sent us pictures of work in progress.  She did an amazing job, and the place ended up looking amazing. When it came to pricing and putting the apartment on the market, Judy did not try to pressure us into going for a low (and therefore quick sale) price, but worked with us to come up with pricing that we felt comfortable with that was also realistic for market conditions.  Because of the Pandemic, the market was very slow, but Judy stuck with it all the way through to the final sale in January 2021. She never got tired of showings, and made sure the place was always immaculate when prospective buyers came by. When offers started coming in, she helped us deal with low-ballers (of which there were many), and when a substantive offer finally came through, she helped us negotiate a price everyone was happy with.  She even helped both the sellers and the buyers in dealing with some of the peculiarities of buying and selling a co-op apartment in Hawaii. On the day it closed, she called me to let me know that today was the day, and she also told me she was dropping by the apartment to give it one last cleaning before the new owner took over.  I've never had that happen before. The thing about Judy is that she loves fixing stuff, building stuff, helping homes achieve their full potential.  It's no exaggeration to say that she will love your home as much as you do, and will have the vision and intuition needed to show others how to love your home and buy it.  Judy is extraordinary. read more

I will start this recommendation by saying up front that Ms. Judy Barrett is an exceptional person who happens to be an outstanding realtor. She embodies the best qualities of Hawaii and its local culture - honesty, compassion and generosity of the "Aloha Spirit". My wife and I are based in New York City and we met Judy in Washington D.C. at a Kennedy Center Hawaiian music concert. This chance meeting was the first step toward selling and buying a home in Honolulu. Judy made such a strong positive impression on us that we decided to keep in touch with her for about a year. During that time, we were given a preview to her highly personalized style as she freely shared her time and advice along with suggestions and local real estate knowledge. We quickly realized and appreciated Judy's wealth of Hawaii real estate and the depth of her experience. Some topics discussed were budgets and fees / estimates / deadlines / pre-sales preparations / 1031 Exchange processes / etc. The most important quality Judy exhibited is "balance" - she has a powerful understanding of the decision making process; knowing the difference between what a buyer or seller "needs" and what they "want"; the difference between success and failure. Using her multitasking and organizational skills and her impressive network of resources, Judy guided us through two escrow processes in Honolulu. First, to sell our single-family house she worked with our property manager to vacate a difficult tenant, supervise cleaning and debris removal. She then scheduled inspections, created advertisements - including photo sessions and interviewing prospective buyers. Second. As the escrow of our single-family house closed, Judy simultaneously started the 1031 Exchange process that led to the successful purchase of a condo unit in Honolulu. She evaluated properties that we were interested in and scheduled multiple live on-site FaceTime video sessions, due to the fact that we live in New York City and were not available to visit the properties in person. There were many times when Judy tirelessly revisited condo units for FaceTime sessions to re-examine and confirm the owner disclosures. She also FaceTimed the several of the all-important home inspections of the condo units, pointing out details of the strengths and weaknesses of the properties that we were considering. Selling our single-family house and then purchasing the 1031 Exchange property was accomplished within a 7 month time period - coordinated between New York City and Honolulu using live FaceTime video sessions, emails and secure online services all while dealing with a 5 - 6 hour time zone difference!! The day after the 1031 Exchange escrow closed, my wife and I traveled to Honolulu to experience living in our "new home". In the true spirit of "Aloha" Judy continued to help us settle into the condo. The unit was completely empty so she generously provided us with an inflatable bed, pillows, sheets and hand / bath towels. She continued to offer advice on the condo site management, contact lists, house rules and the building reserve study. We hope the readers of this review will have the opportunity to experience Judy's skills and expertise - they will be in good hands! Judy No Ka 'Oi R+M New York City 1-3-2020 read more

Judy Barrett is the best! We have used her talents as a realtor for our recent property transaction in Honolulu and we were thrilled with the outcomes. Judy's patience and understanding were truly outstanding, especially when we almost closed on two other properties before we found our home that was meant to be. Judy has the highest professionalism, integrity and savvy acumen for all real estate matters and responded to all our property needs with speed and cheer. We highly recommended her as a real estate professional. read more

I am highly disgusted at the way Judy treated my family with disrespect & a cold heart while representing my Step Father as his realtor. She not once acknowledged the passing of my Mother and offered any sort of condolence, or sympathy, which we chose to over look the first time my sister met her. However the second encounter with us, she came in screaming at us to saying she needed us to "get out!" because the photographer was coming, without any other greeting or hello. I told her that we were there to grieve before we put it on the market, and gave her the opportunity to start again with how she approached us, and communicated with us, and was met with a very sarcastic "Well, I need you to move the cars I have a photographer coming!" Then proceeded to be combative, condescending and aggressive with her interaction with us, which led to a very unpleasant and UNNECESSARY experience of conversing with her! In my opinion, she is rude, she is ONLY about the money, as she stated multiple times how she has spent $6k on this deal, but stands to make over $30k all the while having my grieving step father physically working the whole time basically organizing, working, and managing the projects which is why she was hired as our agent. I don't think she is a good person, and today clearly showed that as she rudely yelled at us "I hope you feel better now" as we were leaving because she had ruined our opportunity to have closure at the property where my Mother peacefully past away in. I hope this helps others to not deal with Judy Barrett and saves them, time, money, and potentially heart ache over giving your trust and loyalty to someone of this nature. read more

Judy went above and beyond the call of duty any number of times during this sale process. We had already moved out of state and Judy just took care of all the details. This includes minor repairs, staging, communications with the buyer and all manner of paperwork. We had a complication with property boundary with a neighbor and Judy handled all the back and forth work to negotiate a reasonable settlement. Altogether Judy was a delight and pleasure to work with. read more

Judy is simply the BEST! My family hired Judy to sell our elderly mother's home in Kailua. From the day we met her, we knew we got the right person. Judy was knowledgeable and confident with the market, hard-working, positive, straightforward and honest. She is so sharp and so very organized. Everything she does and touches is first-class. She gave us a timeline of everything to expect and we never had to wonder what the next step was nor worry whether or not she was on top of things or wonder if she waworking hard for us. She was quick to help get my mom's house prepared for selling by painting, changing fixtures, staging, etc. She was like no other realtor we knew in this way. My family did not live close to Kailua and she was so kind and helpful to water the lawn and do other things as needed so we didn't have to. Most realtors will give you names of people you need to contact for repairs, etc., but Judy took care of it all--she contacted them and met them at the house. We truly didn't have to worry about any of it! She even set up a mobile notary to go to my mom's new residence to make it easy for my elderly mother to sign for closing. She made everything so easy. Right before closing, she even helped us get rid of furniture by posting it on social media sites--just out of the kindness of her heart--she went so above and beyond! Judy was determined to sell and got the job done quickly and so efficiently--gosh, what a smooth sale! Judy is AMAZING and exceeded everyone's expectations...she was everything and more than we ever expected. Don't hesitate to contact Judy for your real estate needs--we are SO happy we did! read more

I am writing this letter while sitting in my new condo as a first time buyer and that is all thanks to Judy Barret. Over a year and half ago we met with Judy as a young couple who wanted to buy a home with absolutely no knowledge of the home buying process. She came recommended by a close and trusted family friend. We all met for lunch and got to know each other. Before we even started getting down to business we knew Judy was the one for us. She explained briefly the process and what steps we needed to take to get started but most of all she started to make the dream come true. Judy gave us several great recommendations for mortgage brokers and we got started in. She was very patient and supportive as we tried to get approved for our first mortgage. Eventually we got approved and then "fun part" begun. Judy was extremely patient as we looked at No exaggeration at least 50+ plus condos! We wanted a two bedroom condo in town and for what we got approved for left for slim pickings. Some how Judy pulled off miracles and came up with properties week after week for us to view. She never showed us anything we couldn't afford and helped us avoid properties she knew though experience would not be a good buy. She never once pressured or rushed us through this process and was always there to provide her professional and honest opinion. So at last we found THE ONE! so excited we found one Judy got right on it that night drafting our offer. Now of course after all that we should have know the condo would not come to us easily. We had the sellers from H****. Judy went to war dealing with these lets say very difficult Sellers and realtor. After almost a week of back and forth at all hours of day and night Judy had made both party's happy! (another miracle). We where finally ready for closing. The battle didn't end there after closing the previous owners and relator where still causing us trouble and Judy stuck by our side and kept fighting for us well after closing. Even now months later she still continues to help us with any questions and concerns we have and we know she will always be there for us. I can say without any doubt that Judy Barret truly cares about her clients and there happiness and well being above anything else. I would recommend her to any one and everyone who is in need of realtor they can trust. Thank you Judy we not only see as our realtor but a true friend. read more

Judy Barrett - Happy Day at our Signing. - Real Estate Agents Near Me

We have worked twice with Judy Barrett, the first time was in 2011 when we bought a house on Oahu as part of our retirement plan. Judy was a joy to work with, understanding our needs well and doing all the legwork so that our time on the island was optimized and fruitful. The whole process was painless for us and went smoothly. And last year we decided to sell the property and Judy took care of everything for us since we live on the mainland. She is efficient, intelligent, proactive, and worked tirelessly to get the house sold. We ran into several issues along the way including broken appliances, unexpected repairs, neighbor issues, utility issues, as well as HOA issues and Judy went above and beyond the call of duty to handle these quietly and efficiently in our absence, as if the house were her own. We have worked with 5 realtors across three states and Judy is clearly the best and we do hope we will have the opportunity to work with her again one day. read more

Judy Barrett is a model realtor. She is a top-notch problem-solver, with the tenacity to get the hard things done and done very, very well, and the attention to detail that inspires trust. She knows the market inside and out. She goes beyond the extra mile. Before selling our property, there was some upgrading that needed to be done. We had moved to the mainland and she took care of everything. Major roof leak due to poorly installed solar panels? No problem, Judy was on it. When the buyer got rather over-demanding, she handled it deftly without anyone being upset. I know she spends late nights making houses look the best they can, and doing many repairs herself. She is an excellent communicator: she listens and she tells it like it is. And last but not least, she has a wicked sense of humor, which is often needed at such times. read more

Judy was referred to us by a friend and we're so glad we called her. We were looking for an investment property in the Waikiki area and her in-depth knowledge of not only the buildings in that area, but the unique rules/restrictions around condotels, proved to be very valuable. We live on the mainland and this was our first investment property purchase. She was very helpful in guiding us throughout the entire process, not to mention extremely flexible with our very tight schedule. Her calm, yet confident, demeanor helped us immensely and made for a very smooth, stress-free transaction. We highly recommend Judy and will definitely be working with her again. read more

Judy recently helped us purchase our first home on Oahu. Even though our budget was below median range in our area, Judy always managed to find properties for us to look at. We had a unique situation and she stayed patient and helpful the entire time. She often worked late to make sure we had everything we needed. Judy continues to be a valuable resource! read more
