Working with Josh Hall and his real estate team to sell our rental home was a perfect experience. I have absolutely nothing negative to say; only good. If you want to know why, read my story below. If you don't have the time for that, just know you can't hire a better agent and team to help you sell your home. The first time we approached Josh to discuss selling our rental, he asked us what we needed to make off of the sale and how fast we would want to close. After some research, Josh advised us to hold onto the house for a year, because the market had not recovered enough to produce results we wanted. Though disappointed at the time, I appreciated his honesty and willingness to delay his success to ensure ours. And luckily for us, we were not in a hurry. Just under a year later we got back in touch. Josh once again did his research and this time came back with great news. The market had continued to improve and it was a good time to list our rental. We set up a time to meet at the house for a walk-through. To my horror, our renters had done a large amount of cosmetic damage to the house in a very short amount of time. Josh did not turn and walk away (like I wanted to). Instead, he completed the walk-through giving me a thoughtful list of things to address in order to make it ready to be sold. He even gave me a "gut" estimate of what my budget should be for making these repairs. It took me two solid months to clean, repair, and refinish the home to a like new status. All along the way, Josh was in touch. While I felt like my progress was slow, he remained patient and encouraging so I'd meet our goal to list the house by June. And his estimate of what it would take in terms of money to fix up the house was spot on. It was nice to have this level of support and expertise. As my refurb project neared completion, Josh increased his frequency of communication, so we could efficiently time the steps needed to get the listing up. His team managed the staging, photography, for sale sign installation (including locating utilities), and an open house. Josh then advised me on pricing strategy; with the goal to draw enough traffic to solicit multiple offers above asking. The strategy was a success. Within a few days, we received three solid offers on our home, and all were more than 7% over asking. Josh helped us select the best offer based on sale price and the quality of the terms. Within about 5 days of listing the property we had a sale. The inspection and appraisal that followed went smoothly, but didn't come without it's own stress and anxiety. Josh and his team helped settle my nerves by explaining the process and giving me updates all along the way. The absolute best part of the selling process was how easy it was to communicate with Josh and his team. No question was too dumb, and response time was very fast. We began talking to Josh Hall about 14 months before we listed our house for sale. When Josh first came out and visited with us, he gave us some suggestions to help us increase the value of our home and make our home stand out from the others that would be on the market. Due to health issues, we moved our dad out of the house he loved in Tacoma. This house was built in 1910, an old farmhouse on a large property set at the end of a gravel road and was surrounded by other similar old homes on property. Needless to say, our dad's home was going to be quite a different type of sale with very few comparable homes to use for pricing. Plus, even though the house was maintained and loved, it had issues. Our home selling experience was long and arduous. There were all kinds of bumps in the road, and everything seemed to take forever. We are incredibly grateful that we had such an amazing professional on our side working every aspect of our sale. We never asked him a question he hadn't already thought of himself, researched, and found an answer for. We never asked him to do something he either hadn't already done or was in the process of doing. When the market in our neighborhood totally bottomed out, he talked to us about the possibility of not selling, and using home equity and a good renter to allow us to move on. Jeff was a great agent. He was very knowledgeable in terms of house structures and materials and knew the important ins-and-outs of what made each house have value or lack there of. If he didn't know the answer he would find out very quickly. Josh is by far the best real estate agent I have ever dealt with! My favorite thing about him is how quick he is to respond. I don't think an email/text ever went unanswered within 24 hours. His team is amazing as well. Jeff took time on his weekend to show us homes (Even showing us the home we would eventually purchase), Janice always kept us up to date throughout the closing process and I never had to call or guess where we were.
