Our agent barely worked to find us a house. Luckily, with Zillow, we told our agent what houses we were interested in. We had reservations about one of the houses for legitimate reasons. But instead of trying to allay our fears, the agent kept pushing us towards buying it. We could smell the fear and frustration that the agent was going to lose the sale. All of the "experts" they brought in to look at the house were either incompetent or had a working relationship with JLS Realty or both. When we pulled out of that deal and made an offer on another home, which his office was also selling, our agent's manager came to the inspection. It was clear the manager was trying to 1) distract us from working with the inspector and 2) influence us to buy that house. In all the property transactions I've been in, that was a first! In the end we didn't buy that house either. Speaking of inspections. As I was paying due diligence I came across Washington State law that prohibited, for ethical reasons, inspectors from providing inspection reports directly to agents without the permission of the buyer. It's a reportable action. What do you think our inspector did for each house they looked at? They gave it to them! For the second house, not coincidentally, a problem with the hot water heater was fixed when we went out to the site to meet another professional. In effect, the inspector gave the selling agent information about the house, which was in violation of the purchase contract. If the seller learned that, the sellers could have used that to terminate the contract AND take our earnest money. John L. Scott doesn't understand that, if they treat us right, we will recommend their agents and call them in the future. Their shady business practices are obviously intended to fatten their pockets at the expense of their clients.

They know…read moreeverything there is to know about buying and selling and they really get to know you during the entire process. I first met Karen when my boyfriend and I wanted to go see a house I found on Zillow. From there, she took us on many hunts for a new home. She really understood what we were looking for and worked with our price point. Prices have risen a lot recently, so we have yet to purchase a home, but in the meantime, I decided to sell my own townhome. Of course I asked Karen to be my realtor! Karen spent many, many hours talking with me in person AND on the phone, sending emails, and even texts. She was the most responsive realtor I could have hoped for and always had helpful, detailed answers for every single one of my questions. If she was unavailable at any time (which was rare!), Patrick stepped in seamlessly to assist. Karen worked with my HOA, the title company, and the buyer's agent to get all the information needed and everything always had an incredibly fast turnaround time. Karen and Patrick even did the staging for my home and it turned out AMAZING! I very nearly had second thoughts about selling the place! Karen had a professional photographer take the photos for the listing and they turned out really well. Patrick took some of the photos himself and they were excellent - he has a great eye for how to take listing photos! Karen and Patrick even did a virtual tour website and gave me a DVD with the staging photos as a keepsake. When the house was in the final closing stages, Karen and Patrick came by to collect their staging items and even helped me getting some of my heavier items into my moving truck. This was such a great help to me and I appreciated it so much. On the day of closing, Karen actually drove me to the office and was there to help walk me through all the documents before signing. It was a HUGE help and such an amazing thing for her to do. I really felt she had my back from start to finish. On top of all this, Karen and Patrick are two of the most warm and genuine people I have met. They both have a great sense of humor and extensive knowledge on every aspect of the buying and selling process. Karen's past experiences as a broker and Patrick's past experiences at Zillow make them a really well-rounded team who will give you the best real estate expertise around. In fact, I dare you to find anyone better! Karen and Patrick are the best team you could ever ask for and I HIGHLY HIGHLY recommend them whether you are selling or buying. They ROCK!!

We ended up buying our dream home even though we were not the highest offer due to Karen's negotiation skills and ability to write an attractive contract. My fiancé and I were first time homebuyers. I really appreciated the time they took to educate us about the home buying process during our initial meeting. We came to the Coldwell Banker Bain office once during our home search. The receptionist was very friendly and outgoing. All in all, we had an amazing experience and would recommend Karen and Patrick to everyone :)

    After more than two decades living in an HOA community managed by Around the Clock Inc., I feel…read morecompelled to share my experience so that others can make informed decisions. I have lived in my community for 22 years, and Around the Clock Inc. has managed our HOA for nearly that entire time. This perspective comes from long-term experience, not a single incident. Over the years, the most consistent issue has been a lack of communication and responsiveness from management. Attempts to reach the company by phone are generally unsuccessful, and email responses are often delayed or never received. One example occurred about 15 years ago when the management company changed the bank used for automatic HOA payments. This change was not communicated to our household. Our bank confirmed that payments were still being sent to Around the Clock Inc., yet a lien was placed on our home due to the payment processing issue. When we attempted to contact the management company by phone, we received no response. Eventually, through email communication and considerable effort on our part, the issue was investigated and it was acknowledged that our household had not been notified of the banking change. The situation was eventually resolved, but it required significant time and stress due to the lack of communication. In another instance, when I raised concerns about unanswered calls and emails, the response minimized the issue and suggested that additional attempts should have been made to establish contact. At the same time, management indicated that they typically send only one communication regarding important matters and do not follow up beyond that. This approach makes it difficult for homeowners to resolve issues efficiently. Communication is also inconsistent in other ways. The company regularly sends emails notifying residents about office closures for holidays and extended winter leave. However, when it comes to issues that directly affect the community--such as repairs or maintenance--updates are rarely provided. For example, the security gate in our gated community has been non-operational for extended periods over the years. At the time of writing this review, the gate has been non-operational for four consecutive months with no proactive updates regarding repair progress or timelines. The impact of this lack of responsiveness is felt throughout the neighborhood. During this period of the gate not functioning, multiple vehicles in our community were broken into. Situations like this understandably raise concerns among residents about safety and accountability. Over the years, many neighbors have expressed feeling ignored and unsupported. While homeowners are held to high standards within the HOA, concerns raised about management are often dismissed with the explanation that the company manages many properties. While we understand that property management companies have multiple responsibilities, homeowners reasonably expect timely communication and basic responsiveness for the services being provided. I understand the value and benefits that an HOA can bring to a community. Unfortunately, in my experience, management by Around the Clock Inc. has not delivered those benefits. After more than two decades of dealing with these ongoing issues, the stress and frustration have significantly impacted the morale of our neighborhood. I cannot recommend this management company. Our community would benefit greatly from new management.

And I get to wake up everyday to ants on my body on and in every surface in the house. I'll let you finish the part where I tell you how I feel about this experience with Around the Clock.
