"Sterling Properties Real Estate Services LLC assumed management of Lone Oak Trailer Court, Oak…read moreGrove, OR on June 1, 2026. Their introduction letter named the company but no individual property manager contact -- a potential violation of ORS 90.305. Multiple residents called Sterling repeatedly for weeks with no callbacks and no responses. When I called their Vancouver, WA office requesting our property manager's contact information, the receptionist refused to provide a last name and was shockingly rude. June & August rent statements arrived with zero Sterling contact information -- no address, phone, email, or website -- despite their introduction letter devoting an entire page to payment instructions. July rent statement included a page with contact information, but only after I sent Scott Hess a copy of my MMCRC complaint. After I cited ORS 90.305 in writing and contacted their licensed property manager Scott Hess directly, Sterling responded promptly and provided individual contacts and park rules. Prior to that: weeks of silence. Our community consists largely of working class residents, many non-English speaking, elderly, and disabled. Sterling's responsiveness appears directly proportional to how much leverage a resident has. Documentation exists. MMCRC has been notified." For context: our previous management company, Pure Property Management & owner property management people, were responsive, professional, and respectful ~ unlike Sterling.

I could give you so many reasons why you shouldn't even consider Eric Pelkey as your realtor but I…read morewill just name a few. First of all, Eric will say anything and agree to everything in order to get the listing. Once we signed, he stopped listening to any suggestions or any questions we had. He does not like checking in and is not big on communication. We had him for approx 2 weeks and by the end of that, he was so incredibly rude and hurtful that I fired him and he acted infantile by firing me back. He made one of life's 5 worst stressors that much more stressful. I told him that if I knew he had a power washing company and wouldn't be putting his full attention into selling our home, I would've thought twice about hiring him. His response: "I made more money power washing this past week than I'll ever make selling your little trailer (up until that point he had been referring to our home as a manufactured home). #1 reason why I know Eric to be the worst Realtor ever is that we hired Maisie from Evergreen Real Estate Group and the difference is night and day. Thank you, Maisie!!!

Having recently dealt with this company, I would advise anyone to steer clear. Their response time…read moreand communication skills are severely lacking. Their general way of doing business is on the shady end of the spectrum (they are not averse to distorting the facts surrounding condition of property, they tried to screw my realtor out of his portion of the commission, and their lack of attention caused their client's (the seller) closing/recording to be delayed by several days).

I rented from Ross Pacific and was so happy to have them out of my life, or so I thought. Just…read morebought a home that was previously rented through them and they are still just as bad, if not worse. They will treat you as any other property management company would until 1) a homeowner brings something up 2) you decide to move (which you inevitably will) 3) you call them out for not following through with something on their end. On multiple occasions while renting we found them sitting in their cars outside of our house checking on the property (no notice given whatsoever, even though 24 hour notice is legally required), they failed to give the renters of the house we were purchasing proper notice regarding moving out, pushing back our closing date 3 weeks (even though the homeowners had notified them and the renters far in advance), they never followed through on their end regarding lawn care, but then harassed us and refused to re-rent the property we were in because we didn't realize that 'basic' lawn care included precisely edging the lawn, removing our vegetables from the garden weeks before we had planned on moving, removing grass that had grown between paving stones, and cleaning all surfaces of moss (we mowed our lawn on a regular basis). They will always side with the homeowner, blaming and harassing you for things without waiting to hear your side whatsoever. No matter how perfect a property is, run as fast as you can, do not rent from Ross Pacific, I guarantee you it will not be worth it!

Though we haven't had a ton of interaction with Bridgette at this point, we're happy with what we HAVE experienced. For Example: Throughout our myriad moves (thank you, construction industry!), I've learned my lesson well. Upon entering into a new rental agreement... ALWAYS TAKE PICTURES!! However, I was pleasantly surprised at our initial walk-through here in Vancouver, that Bridgette was the one pointing out specific items and then documenting them with her own camera. Yup. SHE was the one taking pictures. What property manager does that? Uh... this one. Yay for her! (And yay for us!!)
