We used JMR for the second time with a home purchase because we had an excellent experience seven years ago. Very professional, prompt, and friendly! His inspections are very thorough and his office staff is very helpful. Scheduling, returning calls, answering questions and getting the report are done professionally. Seamless. You cannot go wrong with using JMR for home inspections. Highest recommendation! read more

JMR performed a home inspection for me, including scoping the sewer line and performing a radon test. Everything about the experience was reassuring and professional from the start. They were proactive communicators, answered all of my questions, and the resulting report is thorough, detailed, includes annotated pictures, and gave me a solid leg to stand on while negotiating the sale price. A home inspection is easily one of the best investments when getting serious about purchasing a home, and JMR made that part of the process smooth and stress-free. read more

Just had my second fantastic experience with JMR home inspections! Grant Rodkey was knowledgeable, friendly, helpful, and informative. He performed a thorough home inspection. I tagged along, and he was good at educating me every step of the way. As a first time home buyer I really appreciate the knowledge he imparted about the home I'm buying. I added additional services like water, mold & air quality testing as well as a repair pricing report. Now I feel empowered to make good decisions about the repair and maintenance of my new home. read more

The inspector was excellent, very detailed and made sure to infirm me of what he was inspecting.

Didn't get a chance to use him as the current tenant had issues, but let me tell you the guy called me and assured me when ever I had a spot in mind he would make space to accommodate my new appointment. Small stuff like this is incredible to me and should be announced. Looking forward to working with you guys! read more

JMR left no stone unturned when inspecting the home we have under contract. They looked places and checked things that blew my mind. Not only was the inspection unimaginably thorough, but his report was super clear and easy to understand When I called their office, the staff were all super friendly and highly professional. We feel super confident in our home purchase after using JMR! Too notch! read more

The JMR Inspections team impressed me from the start. They are responsive, professional, knowledgeable and informative. It's clear that John and Chris have a true passion and love for what they do. All that translated immediately to trusting them to do right by us. They happily explained and answered questions as they went through the house, and they were available for follow up questions. The reports were quickly delivered and detailed in an easy to understand way. I highly recommend them. They should be the first company you call. You won't need to make another call. read more

Our daughter's home inspected prior to purchase late july...She went to turn on furnace for first time mid September. Did not come on! Talked with John @ JMR who understood home had only been vacant a few days after inspection. He was considerate enough to offer to pay 1/2 the furnace repair bill as this was not expected after a thorough inspection. Really appreciate JMR & Whitney always being helpful! Rare these days but awesome read more

John was on site when we arrived. He was polite and kindly made us feel at ease. He remained completely focused for the time he meticulously inspeted the home. He absolutely knows his trade and was able to explain to us step-by-step every item so that we can clearly understand the issues and what is needed to be done as applicable. He took all the time as necessary to make sure the entire home was inspected. Within 24 hours I received a complete report and I was able to make an informed decision on the purchase of my new home. I highly recommend JMR Inspections. read more

Finding an Inspector in a new part of the country is a daunting task. Using Yelp, I located John Rodkey from JMR inspections who provided a deep, comprehensive, and detailed inspection of a home I wished to purchase. From the start of contact to the completion of the report, I experienced the most professional and knowledgeable service. The inspection included areas I had no idea were important and pointed out issues that needed remediation. I felt that no stone had been left unturned. The report contained detailed descriptions of areas needing immediate attention and those that could wait. It provided a clear roadmap of what state the property was in and supported the price both buyer and seller agreed upon. John was also quick to point out the areas that showed quality of craftsmanship and attention to detail, further making me feel good about my prospective purchase. I highly recommend JMR inspections for any property inspection needs. read more

As a first time home buyer, I was nervous in choosing a home inspector for my future property. I am extremely pleased and satisfied with John's home inspection service. A quick search on the web shows that John has been in the property management and inspection business since 1976 and his extensive experience is clear when speaking to him on the phone as well as at the home inspection. John has a solid website with all his credentials, testimonials, and sample inspection reports. These sample inspection reports played a tremendous role in my choosing to work with John - I only came across one other home inspector in that area which offered something similar. John was prompt at answering his phone and corresponding to me via email. John was so knowledgeable about the area as well as very specific questions I had regarding the property (knob and tube wiring, high water table) that I immediately chose to schedule my home inspection with him even though he had only been the 3rd inspector I had spoken to. As I currently live in Cambridge Ma but the property is located in Northampton Ma, it was very important for me to find someone who was willing and able to do my home inspection during weekends. I also wanted my girlfriends father (who lives and has built homes in NJ) to be present as a second set of ears. Luckily, John had a Saturday availability. Unluckily, the utilities company was not able to turn on all the utilities in time for our inspection and wouldn't you know it, John was not available the following weekend. I spent two days contacting 5 other home inspection services, non of which seemed to be as knowledgeable as John, and only one of which could meet me over the weekend. At this point I had to make a decision: go with someone who fit my schedule or go with my gut. I went with my gut and decided take time away from work, go without my brain trust, and schedule a weekday home inspection with John. I have absolutely no regrets and now know that I made the right decision in choosing John as my home inspector. John arrived 15 minutes early to the inspection, was extremely professional and courteous, had the patience and took the time to explain and answer my questions, and did not hesitate to get his hands dirty. John took lots of pictures, poked and prodded, and gave accurate (not dramatic) analyses and recommendations. He pointed out things that were well done to the property and that made him "happy to see that they did this." He pointed out current and potential issues and explained to me what steps could be taken to possibly remedy situations in addition to recommending I contact a trained professional for such matters. I truly felt that John was my partner throughout this entire process and that he was just as interested in finding out all the ins-and-outs of the property as I was. Our inspection started at 10:45am and finished around 2:15PM. By 10:30PM I had received an email that a PDF of my inspection report was available online. The report was top notch: 55 pages of pictures - some with arrows and circles to point out specific problem areas - and detailed as well as thorough information and recommendations. I received a bound report in the mail 2 days later. It is clear that John loves his work and is just as curious and eager as his clients to discover and learn about the property. I fully recommend using John as a home inspector and I strongly urge anyone in need of a solid home inspector to at the very least, give him a call. read more

Rodkey was great! He explained to us the purpose of the inspection and what we should always look out for in future. The report was detailed enough for even a layman to understand. Thank you John. read more

We hired JMR after the buyers of our home used them and we saw the quality and depth of their report. We really appreciated the thorough work that our inspector Chris did. He spent a lot of time talking with us and explaining his findings, and he answered a lot of questions for us. Their front office staff were also very kind and flexible with us when we had to reschedule for reasons beyond our control. We chose almost every option available, including the radon and water testing, and we're so happy we did because it found a minor issue with the water quality that would have been missed otherwise. You get what you pay for with JMR for sure. Many thanks to Chris, John, Rocky our very pleasant termite inspector, and the office staff. We highly recommend them all! read more

He did a fantastic job and the whole process was smooth start to finish. One of his staff took my reservation and all the early information, the wait time (for the actual inspection) was a little long but it's late spring, I know everyone is booked solid. I wasn't able to make it for the actual inspection on short notice, but John handled it well and was kind about it. I received the whole report (as well as a link to HomeBinder, a super helpful home-organization/work/planning app that I LOVE and is such an added bonus!) within 48 hours. We previously had an AWFUL experience with another local inspector, so with that in mind, I cannot recommend JM Rodkey Inspections enough. read more

This is our second time going with JMR Inspections. They are an incredibly friendly, responsive, and thorough group. Couldn't be happier!

I used John Rodkey twice, because my first purchase offer ended up falling through. Both times John's service was every bit as expert and helpful as everyone says. John showed up a little early and immediately greeted me with a big warm smile and a disarming manner. This was more important than it might seem--learning all the problems with the property you plan to buy is anxiety-provoking, and John put me right at ease immediately. I immediately felt as if I was getting expert advice from an old and caring friend. John very systematically went around the property and his keen eye immediately spotted all kinds of details. He pointed them all out to me and explained what he was seeing while he photographed them with a digital camera (I didn't think much about the photography until I saw the report, which was fully illustrated with very helpful photos). Often he put my mind at ease by pointing out that a given issue was minor or could be fixed easily (often telling me what the fix would entail), other times he emphasized when an issue seemed small but needed attention to prevent something more serious from developing. He made sure to point out what was right with the property as well as what was wrong. John climbed into attic spaces and crawl spaces and opened service panels to make a completely thorough inspection of everything. In one house, he even detected a minor structural issue in the basement merely by walking across the living room floor and noticing a tiny change in pitch--it was like the story of the Princess and the Pea! John also knew what were typical building practices at the time these properties were constructed and explained how certain features or shortcomings were typical of the period. I received John's report in less than a day both times (emailed as a link to a pdf). The reports were fully customized. He creates a readable narrative that explains every point of concern in every part and system of the property, along with annotated photographs where he uses arrows and circles to show you exactly what he's talking about. John also collected a well-water sample for testing and conducted a radon test. I received both test reports within a couple of days. The radon test was particularly impressive--the levels were continuously monitored and their fluctuations over time were graphed. John also provided me with a helpful manual that explained all the various parts and systems in a typical residence, enrolled me in a "recall check" service that alerts me if any of the appliances or major equipment in the property are recalled by the manufacturer, and referred me to programs that would assist me with improving the energy efficiency of the property And for all of this five-star white glove service, John's rates are highly competitive. Quite frankly, anyone considering a home purchase in the Pioneer Valley would be crazy not to get an inspection from John Rodkey! read more

We had a great experience with John through JMR. He was responsive, attentive and thorough. He pointed out details that could use attention and then explained everything to us very patiently! Would absolutely recommend their services. read more

This was not our first home buying experience, so I've met several inspectors now. By far, of all my experiences, JM Rodkey did the the best job. He was on time and incredibly thorough. We were having a home built in the 1980s inspected. John was knowledgeable about the materials and methods used during the time period, could explain how the house was constructed, what was good, bad and indifferent about the work. He worked his way through the house methodically and spent nearly 3 hours with us! He employed current technology, such as a thermal imaging camera and continuous radon monitor to provide the best quality possible. Despite all the extra service and work John did, he was not notably more expensive than any other inspector. He's simply better at doing it. My agent was so impressed he asked for his business card so he could recommend John to future clients as well. Although our deal fell through with the house we made the offer on (thanks to John's thorough inspection job, we found major issues), I will be using JM Rodkey's services again! He's not an inspector who simply tells you what you want to hear, and as frustrating as that can be, in the long run it will save you a LOT of heartache. read more

My husband and are senior citizens and needed our first home inspection (prior to a purchase) in nearly 40 years (!), so we were apprehensive about the process. JMR Inspections (recommended by our realtor) turned out to be the perfect choice. John and Grant were well-organized, thorough, and professional, but they were also very approachable and good-natured and clear. They welcomed questions and responded in language we could easily comprehend. If I ever have to go through this again, the inspection won't feel so daunting, and I will definitely turn to JMR. read more

JMR inspected a home we made an offer on, and literally everything about the process was better than I could ever hope for. Their scheduling was easy, the website and sample report helped me know exactly what to expect, and I felt safe not being able to travel to the house because of the very detailed report that showed up that evening! And then they were nice enough to talk over the important parts and humor my ideas and bad jokes. My only regret is that I don't have a time machine so I could pay them to do my last home's inspection. They also scheduled a third-party termite inspection at the same time, and... if you've already read this much, you're the kind of person who will love the detailed report, so call them right now. read more

I couldn't be happier with JMR Inspections throughout the entire process. I'm a first time home buyer. From the initial scheduling, to receiving the report and following up with me, each member of their staff was thorough and professional. John, who performed the inspection, made sure to break every little aspect down and explained how everything worked so that I could understand it. He was completely knowledgeable, professional and efficient. Moreover, the report given was equally as thorough and well organized. I HIGHLY recommend using them and wouldn't hesitate to use them again. read more

Top notch inspector with keen attention to important details. Also excellent reports focus on the priorities and next steps.

I have purchased and sold 7 homes during my lifetime. Never have I been more impressed by the professionalism of the inspection process! John Rodkey went about his business efficiently and extremely effectively. In the end I had 58 pages of detail with pictures and a prioritized list of what to do immediately, what to do asap, and what could wait, but should be attended to. As a retired single woman, the process of buying a home built in 1900 was a bit intimidating. John took the time to review the detail of his report in a way that I could understand and was confident enough to move forward. I HIGHLY recommend him! Thank you John!!! read more
