My experience with the Jin Hong Team was astounding and I highly recommend this firm to any seller who's looking for an agent. Here are some positives I attribute to their firm: Hiring: I heard about the Jin Hong Team through a colleague from work. My colleague had issues with his tenants as they abruptly left the house so he had to sell his property ASAP. Just a week of advertising the property with assistance from Jim Hong, he received several offers during that time. His success was amazing to me, as it reminded me of stories I'd hear from HGTV. I was in the process of interviewing selling agents at the time, so I decided to give them a shot. Tenant issue: I was trying to sell my income property and my tenant was living there for over 7 years. I addressed my concerns to Jin and he provided several options to me. I won't go into the details, but after committing to one of his suggestions, the tenant moved out of the property within two weeks! Construction and staging: This is where this firm stands out as unique among other real estate agents. There were several areas that needed structural and aesthetic fixes and Jin was very transparent about these points. Once again, after listening to Jin's suggestions and allowing some fixes to be made, the property transformed into something truly remarkable. The place looked brand-new with the staging furniture and interior showcasing the spaciousness and the customizability of every room. It looked so modern that it looked straight out of the Pottery Barn site. Open house: I'm a subscriber to Redfin and I noticed that on one morning of the open house week my property was featured as a 'hot' property on the newsletter email with access to a 3D virtual tour! I was already pleased with the open house as it was, but it was immensely reassuring to see our property elevated this way. I didn't say this to Jin, but I asked my parents to see how they ran the open house. My parents were greeted at the front gate of the condo and given brochures before getting into the elevator to the unit on the 3rd floor. When they entered the property, my parents saw at least four groups checking into the place already. There were two agents at the location answering every question to the visitors with a gentle and professional attitude. Offers: The open house was only on Saturday and Sunday, but by Tuesday morning we had received 10 offers! I trusted this firm but I didn't expect such an efficient process. Jin chose the two most promising offers and explained why they were good. One of them was a 1031-Exchange buyer and not only was he buying with cash, but he also bid 7.5% more than the asking price! Things couldn't be better than this. We sent multiple counteroffers to him with one back up. Without hesitation, the buyer accepted our offer. COVID-19 pandemic: When the escrow opened, the COVID-19 pandemic hit the US hard on the real estate field. I was worried that this would affect the sale, but Jin answered all of my concerns with a positive attitude. I made a stupid mistake, as I changed my signature recently and the original signature didn't match with my Grand Deed. LA was confined under the "Stay-home order" and we were in an uncertain situation where anything could happen the next day. However, Jin helped me file an affidavit and saved the day again. The escrow closed within 18 days after the open house and we managed a huge win during the pandemic. Without the Jin Hong team, I could've been stuck with this property without any income for I don't know how long.
