    This is the statement of charges they sent us instead of mailing back the full accidental August payment!

    ***BEWARE*** We lived in a home managed by JWC for 2.5 years, before we had to move out-of-state for work purposes. Being as large of a company as they are, in a very transient area due to the military at Fort Hood, of course they have lots of housing options to choose from... this is how they suck you in. Then you are sitting down reading over the lease line by line, which discriminates against military families, and you begin to get nervous... but now you are stuck...you need this house and you don't have the time to go look for another one! The one time we needed to have a contractor come out and do work, due to a leaking pipe in the shower... The person they hired did a very poor job. I took pictures of the substandard work and sent them to JWC so that we would not be held responsible for the shotty patchwork upon moving out. We then found out at the end of April we would need to move in the middle of our lease. We went in person to alert JWC Rentals that we would be moving and brought in a copy of orders showing dates for our move. That was in the very beginning of June 2017. At that time my husband was given a move out packet and one of the managers had to call him back to apologize for the very rude behavior he received while there. Fast forward to July 2017...move out! First the cleaning company (DJ's Cleaners) whom the owner used to work as an employee of JWC, showed up and leaked transmission fluid on the driveway. I immediately called JWC to notify them that we did not make the stain but rather their recommended vendor. JWC said it didn't matter I was still responsible. Additionally, due to weather, the guy I had scheduled to come and mow the lawn was not able to come on the same day we moved out. He showed up the next day to mow the lawn but saw a sign in the yard showing the house 'for rent' from JWC. Unsure as to whether or not he should mow the lawn as I may already get charged from JWC, he recommended I call the company to inquire whether or not it would be OK to still have him come out and mow. I called them twice and left a message but never received a phone call back. What my lawn guy considered to be "bad" was going to cost me $65 with him, but JWC charged me $135 for the same work and REFUSED to provide a receipt for that service. Being a responsible tenant, I had automatic bill pay set up to ensure they got their check on time, before the first of the month regularly. In the craziness of the move, I forgot to turn off that automatic payment and a rent check was sent for the month of August. My husband and I called and emailed JWC to alert them not to cash the check. By the time someone responded it was too late they had already cashed it. We were then assured by a lady named Kisha (email attached) that we would be receiving a refund check for the full amount by mail. Today, August 14, 2017, we received the long awaited over payment check. We expected a check in the amount of $1150 as promised in writing by JWC. What arrived was a check in the amount of $840. This apparently is what was left of our accidental August rent payment and security deposit of $800. Obviously furious about this we called up JWC Rentals, and got transferred to Lanie, the manager of disputes, who said this is absolutely OK and refused to provide what the charges were for or receipts for "work done". I am providing a picture of the backyard spot where we had a shed. Apparently it cost approx. $650 (we have to guess since they won't provide a receipt) to re-sod a 7 x 7 spot. Mowing the lawn cost $135. And all the other charges... Who knows?! So if you are considering JWC Rentals for your next rental experience... I would think again! My husband has PCS'd six times and he has never been treated so poorly in his entire military career!!! If they hadn't accidentally received a rent check for August, they never would have been able to do what they did... and yet they are quite proud of how they screwed us over! Can you afford to have this done to you? We even explained to them that we also had to pay rent in our new home, and as it was put in writing, we were expecting a full rent check back, and they just didn't care! Now did we expect the full $800 from our security deposit back... No! Did we expect them to take the full security deposit, plus a check they never should've received in the first place? Absolutely not! If you think this treatment is OK for anyone, military or not, then by all means proceed and take your chances with JWC... if not you have been warned (see attached photos... we are not making this up!). This warning also goes out to homeowners considering using JWC to manage their rental property.... Is this how you would want to be treated or how you want your tenants to be treated?     It's May and the mold has still not been fixed. I placed that work order in March. Literally rent from anywhere else, service members.

    ***Please read this review before choosing Lone Star Realty!!!***…read more They make you feel as if they're doing you a favor by renting to you, yet tenants are treated poorly and unprofessionally. At first, I had to file a report because they didn't hand over the apartment in acceptable condition. I've dealt with ongoing water pooling at my apartment entrance for years with no meaningful response or solution. Tenants are often expected to pay out of pocket for repairs that should clearly be handled by the property owner or management. They do not provide a fire extinguisher and appear to rely solely on smoke detectors, showing little concern for tenant safety and physical well-being. They love adding extra charges (rent insurance), and if you don't insist, they won't remove them! They also impose a $100 daily late fee immediately after the third day and follow it with aggressive emails threatening eviction, which feels disrespectful and excessive. Unfortunately, many staff members come across as arrogant and unprofessional, including the manager, whose conduct was especially difficult to deal with. ****I do not recommend Lone Star Realty, unless you want to live regrets for the rest of your contract!!!****

Delia Gutierrez produced a fraudulent sellers disclosure, failing to disclose severe problems with a property's windows, the correct age of the roof, and a serious and visible cockroach infestation. I was unable to see the property in person before making an offer, so Joanna Pearce saw it, didn't fairly disclose the condition, including an obvious hole in the wall in the kitchen, then had me bid up past the top of the market without doing a market analysis on comparable listings. When I discovered all of the deficiencies in the property via an inspectors report and personal inspection, where I found dead roaches in plain view and dried roach parts in the kitchen drawers, indicating someone had tried to clean them away, and the property did not appraise according to VA guidelines, I opted to terminate. Andrea Thompson advised that I should get a lender denial of funding for insufficient appraisal to produce to the seller to support my termination, rather than the actual appraisal report. I did so, and produced it, but I'm aware that she then called my lender without consulting me and asked for the appraisal report. Given that appraisers generally are not going to do a detailed inspection and are more generous in the prices they assign than the actual market, I did not want to the appraisal for which I paid $500 to be used as a marketing tool for the scam the sellers are running. Moreover, I asked that Andrea include the fraudulent sellers disclosure (claiming a new roof in 2018, and not disclosing known insulation issues with the windows and cockroach infestation) as a reason for termination, and she would not. But she was supposed to be my fiduciary. Although Delia Gutierrez received notice that the property would appraise low, to which she responded, and she had a letter from my lender denying funds for insufficient appraisal, she refused to get her sellers to release my earnest money - mind you, I had already paid $950 in inspection, option fee and appraisal based on their misrepresentations - claiming they needed the appraisal I paid for to make sure the property actually had appraised low. What a liar! I saw on Zillow, that she used my appraisal report to set a new price. They were refusing to release my earnest money, to which I was entitled , so they could get the $500 report that I paid for! On top of deceiving me in order to engage me in buying the property in the first place! No doubt, despite having the inspection report, Delia will continue to lie on sellers disclosures. During this process, when I asked when I could expect return of my earnest money, Andrea Thompson became unusually unresponsive and tried to prevaricate as to the guidance she had given me, leaving me to write a demand letter and work with the title company to get my earnest money back. This process was a nightmare for me due to these women's dishonesty and unethical behavior. Also, Andrea Thompson admitted to me that she's not even advising her sellers to clean up their properties in this hot market - they just see buyers as marks to target and exploit. Truly despicable. A few thousand dollars doesn't seem worth losing your license, but I guess they rely on people being naive. I honestly would not believe the depth and extent of the unethical behavior if I had not seen it for myself.

Shared maintenance fee - I believe taking care of normal wear and tear situations should be on the homeowner & not the tenant, especially when I know I'm not doing anything to purposely damage the home. If I were a homeowner, I'd incur all costs associated with normal wear and tear of my home. With this company, I have to pay every time a maintenance person comes out to repair an issue that likely existed before I rented the place. It just seems like another way to nickel and dime tenants already paying exorbitant rent prices and just trying to keep a roof over our heads in this terrible economy. 2. No contact with the office after 12 - You can't reach anybody in the office after 12 and have to wait the next day BEFORE 12 to be contacted by company staff because everyone is out "checking on properties" after 12. What kind of company doesn't have a receptionist in office to answer phone calls during business hours or some other type of communication portal where tenants can reach staff for general, non-maintenance related questions/issues? Then, when you do speak to someone, sometimes you don't get a thorough explanation that helps you understand what you need to do as a tenant or a response that seems like the company cares about you as a customer or person. If I could've found a comparable rental with a different company within the short amount of time I had to move, I would've. I believe there are better options out there when it comes to rental companies.
