We had some land releasing issues, which eventually was handled. In December. (6 months later) The house was brought out to our property on January 13th, 2022. And we were told "you're first on every contractor's schedule after the Christmas holiday." Fast forward to now, it's almost April. And the house has been sitting on our property for almost 3 months, in 2 pieces. And we keep being told "you're next" every time we reach out for an update. It's a hassle to even get a response for an update. And if we hadn't had some sort of work done throughout this process just to hush us up, to screw us out of $20k+, we would've backed out long before now. Now, we're stuck with no ending in sight. My family and I will never do this again. And if I'm being honest, I'd say you should do your research, read reviews, and LISTEN to them. We ignored the bad reviews, and here we are. ‍

I was happy to pay the consult fee to meet with John Harding- and work with a builder that has such a strong reputation. After being rescheduled once, I arrived for the meeting only to learn that John would not be attending. I was not notified beforehand, and the expectations for my project were not clearly communicated to John after the consult- resulting in a quote that was more than $100,000 over my budget. (I had 4 quotes and Harding was the highest by over 130k *with* removing the upgrades I had!!) What was most disappointing was the lack of communication afterward. I increased my loan to cover the 100k overage within a few days in order to move forward (again- I thought a reputable builder is typically worth the investment). I called three times to let them know it was approved- & left messages with the person who answered the phone. I never received a callback. (Erin's reply to this was that they never received a call from me even after checking their call logs...which I would genuinely hope she wouldn't blatantly lie and it was an oversight on their end considering I spoke to somebody who took my number down each time...) When I finally realized I was not a good fit for them/no communication, I reached out by email to express my disappointment and request a partial reimbursement of the consultation fee. If my project was not a good fit (small project/smaller profit), I would have appreciated that being communicated upfront rather than paying $1,000 for a consultation with the builder that didn't even show up. Very disappointing experience. Hopefully this review saves another little guy who doesn't have a Harding Budget from throwing $1,000 away.

Misrepresents the results. Does not do what he says he will. Does not put his customers first. No…read moreservice after the sale. And no landscaping. Picture on his website of our house looks great, but it is not the house that he finished for us. We asked him once why he used an inexperienced tile setter on our intricate bathroom floor that needed to be reset and his answer was-with a wry smile-"because he was cheaper." Eight months into our 29 month project, we informed him we were hiring an interior designer. He had a tantrum and said he was done building custom homes, just spec houses from then on. The locks didn't match and his solution was for us to call a locksmith -- he didn't want to mess with it. The list of screwed up items Robert put in our house is too long for this space. Wish we had hired a real builder. Our neighbors had a similar if not worse experience. we watched as he took two years to build a spec house down the street, he left the roof trusses out in the weather for months. Now they are dealing with water issues and Robert hasn't come back to fix it. A house two doors up from us was finished but with black mold problems in the basement. Buyer beware.
