As a board member of a community that retained real manage's services for several years. I would…read morestrongly warn any HOA or community to avoid RealManage. Our experience has been marked by serious misconduct, negligence, and a complete lack of accountability. Most concerning, contracts were fraudulently executed on behalf of our community without proper board authorization. Even when the board explicitly instructed them not to auto-renew our contract with them , those directions were ignored and the contract was renewed anyway. Their upper management ignored all attempts to avoid this until AFTER the deadline to cancel auto renewal passed. Their operational performance has been consistently unacceptable. Action items go unresolved, follow-through is virtually nonexistent, and issue resolution is painfully slow. When confronted, instead of taking responsibility, they deflect, minimize concerns, and attempt to gaslight the board. Financial mismanagement has been equally troubling. Their team made basic arithmetic errors when preparing the annual budget--mistakes that should never occur at this level of service. They also failed to properly file an assumption with the local utility, which resulted in our community paying unnecessary power bills for years. Vendor management has been just as poor. Bills were not paid on time, causing late fees and damaging relationships with essential service providers. What's worse is that once the board began scrutinizing their performance and it became clear we were dissatisfied, RealManage began charging hourly rates for additional meetings--meetings that were required solely to address their own errors and negligence. Instead of correcting their mistakes, they effectively billed the community to clean up their own failures. We had two meetings with "financial managers" that resulted with no follow up, never hearing front hat manager again but billable hours for themselves. When it became apparent legal action is warranted against them it turned out the law firm we had on retainer refused to proceed against real manage citing a conflict of interest. Basically we were paying for a lawyer, a preferred vendor recommended by real manage, that we could not use against real manage. In the board's estimation, Real manage knows they are insulated against legal action from communities due to this conflict of interest and the cost of retaining outside council. When it was time to leave we had to weigh the cost of going after them for the fraud their account manager conducted by signing contracts in our name (among other negligent actions) vs just being free of this company. This company has demonstrated a pattern of poor management, financial incompetence, and unethical behavior. Transparency is lacking, accountability is nonexistent, and trust has been completely eroded. I would not recommend RealManage under any circumstances.

Beware! Will update…read morewhen refunded. I submitted an application for a rental and paid $80, and called only to find that the property I had applied to was already taken off the market. They will not refund me. This is a fraudulent organization, I have reported to BBB and had to use my bank fraud to get a refund. Stay away!

I remembered her caring, competent service and called her to list that same house when I was ready to move. She was spot-on in calculating the value, gave me good advice for my negotiating decisions, and handled all of the transaction work with other agents, attorney, contractors, etc. She knows the local market and real estate practices, procedures and law and is honest and trustworthy. She reminded me of deadlines and sent paperwork to me timely and made sure there were no hick-ups with closing. I'm glad I chose her. She did a great job for me - twice.

This woman is the rudest, most unprofessional and incompetent real estate agent on the planet!!!…read moreNot only did she constantly bitch about how little she was going to make off of the purchase of my first house, she actually tried to talk us out of doing a survey since we were buying with cash. She verbally belittled my mother to her face, and then took credit for finding our house, when all she did was the paper work to push the sale through! I was the one who did all the research, went out to look at the places before calling her, and tried not to waste her precious time. She did not even read the HUD1 before she gave it to us the night before closing, this is obvious because there were over $1,500 of erroneous charges on including a $1,350 charge for a termite treatment that was completely unnecessary as there was no active termite infestation. Not only did she talk my mom into dropping her price, she also talked her into accepting an offer that required her to make over $3,200 in repairs. But that is how Judy works, as long as she gets her 6% that she says is standard industry commission, she doesn't care who gets screwed over in the process. I wouldn't wish this idiot on my worst enemy.

I have had a few positive experiences with Henderson as well as a few negative ones. All are…read moreoutlined below. Positive experiences: I have been treated with politeness and patience each time I've called in or emailed the assistant community manager. Setting up an account and payment information is complex, but they have helped with every step. Negative experiences: My car was involved in a hit and run in the parking garage that Henderson theoretically should maintain and manage. Henderson contracts the management of the parking garage to another company. There are no cameras, which makes me feel really unsafe. The employees that I have spoken with have been nice, but that does not change that I have sustained thousands of dollars in damage to my vehicle in their building. The community manager came off unsympathetic and responded with an "I certainly understand that this incident is troublesome". Troublesome? I could have been seriously injured in the incident and now cannot even park in my own condo's facilities without feeling worried about being mugged or followed or hit again. The same week, the ceiling in a shared hallway between condo units leaked so badly, we had to contact emergency maintenance. Going through Henderson's Emergency maintenance line was a nightmare, myself and another resident were sent to voicemail and never got a callback. We had to contact a member of our HOA board to get help. Emergency maintenance didn't show up until 3-4 hours after we first frantically contacted the service, during which time the leak grew and got so much worse.

Flooring repairs were started at my rental, but the work was left incomplete after demolition. The kitchen sink, cabinets, and dishwasher were removed and portions of the flooring were taken down to the subfloor. The home was left in a partially unusable condition for over a month. Despite multiple phone calls and written requests, I still have not received any response from the property manager. Work is now being scheduled, but only after continued follow‑up, and there has still been little to no direct communication or accountability from management. If repairs are required, be prepared to advocate for yourself and document everything. Communication should not be this difficult when a rental is left without essential living facilities.
