I was an HOA president for a small HOA of 13 homes and dealt with Kimball regularly for over ~2.5…read moreyears. I was brand new to the position and I had come into it with Kimball being put on as the property maintenance company so I didn't really know what to look for until I read our contract after about a year in the position. Upon doing so, Kimball was wasn't fulfilling their contract by: 1) not scheduling our irrigation system at all. I'd usually have to remind them to turn it on even. As a result of this, we had to replace about a third of our native grasses, shrubs, and ground cover. 2) they never checked the health of our irrigation lines. Again, they'd just turn our drip system on for the summer and that was it. The contract said they'd inspect it after every lawn mow, which was 1x weekly. As far as I could tell, that rarely, if ever, happened. 3) at first they were doing a great job of a now removal but by the end our ~2.5 year stint, they'd come out to plow our small private driveway about 2 days after a storm, which the snow would generally be melted by then. One time they even backed into our trash & recycling gate, broke it, and I had to call them about it for them to come clean. Only reason I found out was because one of the neighbors caught them in the act. On top of all the contractual troubles occurring during the first two years, I received the third year contract two months after our previous contract had expired and they tried raising our price by $100/mo. the third year. I talked to the project manager about it and we agreed that we should have a buffer year before raising the price. He sent me contract and I sent it back within the month. About 2-3 months later when I noticed I hadn't received a bill, I reached out to Kimball to find out that they had stopped servicing our property because they "did not receive a signed contract on time." This is all to say that from 2.5 years experience with them, I would avoid Kimball (and their parent company Brightview) at all costs. They did not honor their contract and because of this I constantly had to babysit them to honor their contract with us.

Several companies came out gave us the estimates that's high and nothing exciting. We understand it's a huge property to manage but still is looking for value. Gilberto came to us and gave us ideas and suggested a redo entirely which we were reluctantly going that route. Once he gave us the estimate of the area in question with the comparison of other bids. We decided to go ahead as Gilberto's suggestion for a remodel. I have to say. Both mom and I have never seen someone as Gilbertos passion and willingness in his trade. He not only showed up for estimate on time and came back twice in one day checking for sprinkler system and such. We were impressed with that drive and decided to go ahead with Gilberto's company. Plus his remodel estimate is manageable to us compare to other bids we received and the huge plus is he can start the following week. We are into week 3 now and we've added on more projects than initial estimate and now is a full blown backyard redo including drip line, sprinkler and even electricity! We can tell as Gilberto and his teams work ethnic are quality and honest. They show up as early as 6:30 and worked all the way to 9-9:30. We are in the 3rd week and this backyard is almost an acre and it's like magical transformation already. We will be including a shed, more planting on the corner lot as well. Our entire family is in awe and excited with this transformation thus far hence I'm writing this review now versus waiting till end of the project. I will be back later with more pics of the entire property redo. Gilberto is also great on reuse materials we've had in our property. He also worked with us of our ideas into his. He listens and suggested all very respectfully. We are really truly happy to have him!

I just noticed that people seemingly tend to write reviews when they have a bad customer…read moreexperience. We're all human, so we can understand why the natural human instinct is to seek revenge whenever we feel that "we were done wrong!" People also tend to write positive reviews when lots of $$$ is put into incentivizing customers to "Like" their page, or "Follow" them, or whatever else they do to give a perception that they are better by all the glowing reviews than they really are. That's just the way the world operates right now and I'm sure most would agree. It's unfortunate that people aren't driven to write reviews when a service like this does an excellent job. It's all about $$$, isn't it? Do we ever question our intent before writing a negative review? I hope most people do, but reality is, they don't. Those who question their intent before submitting their blown out of perspective negative review are able to get a better perspective and find positivity towards others. Maybe the sales guy that "over-promised and under-delivered" was having a bad streak of "No Deals!" and real needed to make a deal so his kids can eat, Or maybe the owner of the company isn't aware of this happening and loses customers to the companies that invest the $$$ to make the world see how great they are, but really not, or amber people just work their 40 hours week-to-week because that's what they feel they "Have to!" Or maybe this negative review I am about to post will add one more small, or BIG step towards making our economy worse by hurting small business and sending more $$$ to the larger corporate entities. The reason people think others post these negative reviews is to really keep others from having the type of negative experience you had, but is that really why you take the time to right that? I think "NO!" It's to get back at the company or guy that did you wrong. Reality is, once again, it's the one person that did you wrong, but not the company or owner that's trying to make ends meet to put food on the table for their kids, just like what you may be trying to do. Just to reiterate, The negative reviews like some here, really tend to ruin small business so that companies with more $$ can make even more $$$, or what we always hear, "make the rich richer and the poor poorer. People mostly, but not always, like giving their time to focusing on the negative by putting others down, but yet, they believe they're doing everyone else a favor. I appreciate whoever has read to this point. Those who have, I also want to be transparent that the owner of this company is my Dad. He is a great man and does a lot of good for others, this company is here today because of one thing, "HARD WORK!" He is from a different generation that believes in hard work, passion, and giving your best in everything you do. This company came from my dad coming home every night from his full-time job to mowing lawns, which grew into something he didn't know would be the result to his restless hours spent to provide. This company really is one with a heart, I don't know who provided the negative services, but it wasn't the one who buoy the company. Most that work here are passionate, and sometimes there is a beds egg or bad apple found in the bunch. This company is carried by many that work here that have positive attitudes, but real struggles, or real people. My message to carry on to whomever has read to this point is this; "The ONLY DISABILITY IN LIFE IS A BAD ATTITUDE!" There is nothing more powerful than having a positive attitude towards all obstacles, challenges, disagreements, etc. Thanks for reading and hopefully this will carry on to at least 1 human, that would make it worth it!
