At the outset, the situation was a bit unusual. We are renting this home with an option to…read morepurchase. So we wanted an inspection to know if there was any pressing issues with the home before we made a decision on the option. So we didn't want a typical home sale inspection, nor is this review reflective of that type of service. Let's start with the good. This company is very easy to communicate with. They are responsive and easy to reach out to. Joseph (who conducted the inspection) is also very personable. He did a thorough review of the home and even gave us some thoughts on how we might re-design, paint or structure the rooms in our house. Finally, the price was great, He understood the unique needs of my situation and adjusted it to a reasonable rate. My big issue came after the inspection. I negotiated the receipt of a report prior to the inspection as the landlord would need a copy. I had to continuously follow up on this after the inspection and then ask him to add issues he identified that I had written in my own notes but were not included in the report. Although I finally got a report, it took a lot of effort on my end to receive it (and it was a bit less comprehensive than I hoped for).

He was very thorough with his inspections and went over some general maintenance recommendations for items that were not an issue for the inspection but are important for the longevity of the home. It seems like the inspector is more for the seller rather then the buyer who is hiring them for contingencies. I have done construction management and commissioning before so I dont know how in my case where a window latch on an exterior window thats UPSTAIRS is considered a low priority where there is a fall risk, wind/gust that goes through since it cannot fully latch and would need a potential replacement - which in hand did not help our case with settling on the deal to get this resolved. Literally handed us a paper and not even a follow up call to discuss the contingencies on the home. All I got told was that they only look visually and even when I looked you could see it is a bigger issue than what it was marked as. Waste of $475 that I could've done myself, oh and when I email the owner Hulbert, same half response of excusing the poor inspection that was done. I do not recommend this inspector company whatsoever. I forgot to mention - his wife when I told her the situation told me "This happens when you get a home" like what kind of response is that, don't know but this family business is beyond disappointing and a let down to put it nicely. This establishment lacks the actual foundation of what and who they're doing this for. Also the inspection was 30 minutes for a 3 bedroom and 3 bathroom house....
