She wanted to get it done simply because one was long overdue. My Brother-In-Law had IDHI do a home inspection for a new house he purchased five years ago and highly recommend them. My experience with IDHI was nothing short of awesome! Greg is very quick to respond to emails, calls or texts and has all the answers. You can tell he has been doing this for quite some time. His knowledge of structures is only enhanced as he is a retired firefighter and spent decades working in and around all kinds of structures. On the day of inspection, he arrived 15 minutes early and we went over any prior areas of concern before he began doing his inspection. My Mom's house is a simply 1400 square foot single family home. Greg spent over three hours going over every square inch to include ALL attic and crawl spaces, the roof, and under the house (which I am convinced nobody has been under since we moved in in 1981. He has all his own equipment including ladders, stools, protective shoe coverings and overalls. In addition, he takes dozens of pictures and videos which he gives you on a thumb drive at the end of the inspection. He also goes over everything in detail at the end and I had an emailed copy within two hours after his departure. He even followed up the next day with another email to ensure we were happy and understood some of the deficiencies that need to be addressed. Greg also has recommended contractors whose work he has spent years inspecting on other homes, e.g., we knew we needed a new roof and he had a solid recommendation (again, he's spent years inspecting the guys work). Long story already long; I will continue to use In Depth Home Inspection LLC as long as I need inspections done and HIGHLY recommend them to anyone else.

Even if you already have another roofer in mind, it's absolutely worth your time to get a quote from Moon Roofing for comparison. In April 2025, our offer on a house in South Salem was accepted. During the inspection, it was clear the roof needed to be replaced. Our real estate agent referred us to a roofer he knew, but I wanted a second opinion. After reading reviews on Yelp, I decided to reach out to Moon Roofing. From my first call, the experience was impressive. Ariana answered the phone right away. I explained our situation and the urgency, and she promised to follow up within a couple of hours. Less than an hour later, she let me know that Armando would be stopping by that evening to inspect the roof, and that I'd have a quote the next day. Sure enough, the quote arrived early the next morning. The roofer referred by our agent also came out and provided a quote. Both companies quoted the same product (IKO Dynasty), and their prices were competitive with each other. After we closed in June, we asked both companies to re-quote the project using a higher-end material--Malarkey Windsor architectural shingles. Moon Roofing's updated quote was less than the other roofer's updated quote. The Malarkey shingles were special order and had about a two-week lead time. Armando managed to get the product in and installed just under that timeframe. He also replaced sixteen sheets of plywood and installed a new skylight, all for a very reasonable additional cost. We are thrilled with the final result and so glad we chose Moon Roofing. The quality, service, and value exceeded our expectations.

Very limited knowledge of basic building codes. Tells me house doesn't need a grounding rod because "in Oregon" 4 lines enter the house with ground wire..... what! Then I notice that the ground wire from panel is grounded to the old galvanized water pipes. If he took the time to follow the pipes to the main waterline, he may have noticed that the main pipe is PVC! He is deliberately vague when describing issues. He wouldn't say "windows inoperable due to rot and being painted shut. Instead he lists a menu of "things that could be wrong!" He scoped the main drain and halfway down his camera stopped working. He tried to just shrug it off as , I'm sure it's all good!" Made him do it again so I could see the complete video. He charged $750. He is more focused on being a "realtor friendly inspector" than objectively listing the condition of the house. Don't waste your money!...... just a quick update. I removed the cover on sub panel and you can see that ground and neutral are connected- creating a bond. Also the house as previously mentioned is grounded to pipes that connect to a PVC water main. There is way more issues he missed- leaking bathroom water pipes upstairs damaging downstairs ceiling. It was obvious that homeowner had recently tried to hide leak by painting the ceiling. The poor inspection report prevents home buyers from negotiating a better price based on condition. DO NOT USE THIS GUY, he is literally learning inspection skills as he goes- AT YOUR EXPENSE. Don't be fooled by his website positive feedback- it's mostly fake.

He was fantastic! From the initial greeting he was professional, courteous, thorough and explained everything in detail. He never seemed bothered by our questions and was upfront and honest. Also the fact that you can schedule multiple types of inspections at once really is amazing and helps both the listing and the buy side so we don't have to schedule different days. It can all be done at once! The pricing is very reasonable! I would highly recommend this company!

My experience was…read moreessentially perfect, or as perfect as one of the most stressful home purchases you'll make can be. I got four bids from local companies and while Pfeifer was not the cheapest, they had the best combination of knowledge, experience, and price out of the four. Sam's advice about the best underlayment and important details of the panel structure and flashing made Pfeifer stand out from the pack. Pfeifer scheduled the removal of my composite roof for the next time that the weather cleared. Hector and his crew were out here early every day, and they worked hard. They worked almost every day for about a week including coming in on the weekend when the weather allowed. Once the underlayment was on they waited about a week for the panels to get produced and delivered and then Hector's team was back out at my house daily for about two more weeks installing the roof. Higher level supervisors from the company like Christian, Martin and others were regularly in touch and visited several times to make sure that the quality of the installation was up to their standards. Since I don't really know much about roofs there were a couple times when I was worried about the way several details looked. Hector was consistently patient with my questions and every single time his explanation for how he was installing the panels matched or exceeded the manufacturer recommendations I found online. My roof is significantly more complicated than I appreciated at the start of the project, but by the end I was confident that each valley, pitch change, and vent was expertly flashed and sealed. There was a small amount of additional work that needed to be done around some siding on the house, and the quality and the cost of that work were both fair. Metal roofs are a craft, and the details matter for the roof's long-term performance. Once the roof installation was done I asked an expert roofer I know to come out and provide a consultation for me about the quality of Pfeifer's work. He doesn't think very highly of roofers in general, but he was quite literally floored by the multiple signals of extremely high quality work he saw on my roof. Hector and his crew are excellent at what they do, and the whole team at Pfeifer are professional. There is a reason that they have so few CCB complaints for such a long tenure as a company: you can trust Pfeifer to install your metal roof the right way.

When I arrived at the inspection I found them chatting, only to learn that Cory works with my realtor's husband... Already starting on questionable ground, Cory proceeded to tell me that my gas fireplace needed the pilot light lit in order to test it which is not something he does as a part of his inspections. He then proceeded to ask me (a late 20's female) if I had a father or brother that live in the area who could light it for me once the purchase went through, because apparently I am incapable of taking care of the house I'm buying... (Surprise! there was no pilot light to be lit... you'd hope a home inspector might be slightly more knowledgable about these things, but I guess fireplaces are probably a little out of the scope of a moonlighting firefighter...) At the end of the inspection Cory also made sure to comment on my age, asking if I was "like what, 18?" because clearly my appearance makes it surprising that I am purchasing a home... He found only minor issues with the house and no major issues have arisen since, but after speaking with friends who just purchased a house and weren't insulted and condescended to by their inspector and were charged LESS THAN HALF THE AMOUNT I paid, I highly recommend using any inspector aside from 360 homes.

I'd changed out some appliances and fixed some issues from the original inspection, and noticed a few things over the last few years I wanted a professional opinion on all at once. Inspectors, in my opinion, are the absolute best for this, because they have a bit of experience with everything, but no incentive to scare you into into bigger and bigger maintenance/repair jobs. I couldn't be happier with my decision to hire them. From the moment I inquired about their services, Perfection Inspection was attentive and responsive in their communication. Jim was both professional and personable. After he arrived, he indulged me with some conversation about the home, his experiences with homeownership, my dog, etc. Jim is such a comfortable person to talk to that, before I knew it, I'd already wasted an hour of his time! Once his ear had been thoroughly talked off (not that he raised so much as a word of complaint) he was extremely efficient in his initial survey of the home. Within 45 minutes, he'd checked over the entire exterior and garage. He checked in with me and told me his findings so far, heard my concerns, and answered my questions. I was thrilled to notice that he'd paid extra attention to the concerns I had raised during our first conversation. This "efficient but thorough examination followed by check-in and Q&A" repeated 3 more times, once each for the interior, the attic, and the crawlspace. Not only did Jim find more than the original inspection or the initial building inspector did, he also took the time to make sure I understood the severity of the various issues and what options I could pursue for fixing them. He gave candid advice about what could be DIY'd, what should be hired out, and on what timeframes he'd recommend various jobs be done. Already, this would be easily worth the $450 I paid, but what has secured me as a "shout from the rooftops" advocate is the extra care Jim gave to my home. He spotted an issue with one of my windows and walked me through how to fix it then and there -- the kind of thing I've had on my to-do list for a year but just didn't know how to tackle. He was extremely respectful and careful of my belongings (and I'll be the first to admit my lack of tidiness -- there was much more of my junk laying around than there should be!) Finally, he was patient and kind to my overenthusiastic puppy, even checking with me about how to help keep the pup safe as he went in and out of the building. Hire this man. If you're a seller, have him check your property before you sell. If you're a buyer, rest easy knowing that if Jim misses something, it's probably not something you'll ever need to notice.
