We rented for a little over a year. Since day one we had issues. We complained about mold in our ceiling and in our 8 year olds bathroom and all they did was paint over it. When I told them I'm concerned with the mold they told me they tested it and no mold was found. This was a lie. When we complained in person nothing was done. I emailed the office about a 2 weeks later informing them of the same issues ( mold and building locks not locking) and still nothing. When I passed in our letter to leave the property, the leasing manager pushed back and said we were breaking the lease. I informed her we were terminating the lease not breaking the lease. She told me we will have to see about that and was noting our lease as broken by tenants. This place does not care and try's to scam you every way they can. We have also had multiple packages stolen in what the call is the mail room. They did nothing about it besides put a piece of duck tape on the door lock so anyone can go in and take whatever they want. I'm hoping this review helps you when making your move.

I moved out early Becouse the experience was so terrible!!! They added to my PTSD from the rats that run around. We had an absolute horrid experience the whole year + we lived there. They Love to gaslight any complaints. They are routinely at fault for all issues but they deny through gaslighting the situation. Honestly they added to all of my disabilities and I am STILL paying the price for the year I lived there.

Here are a list of observations as a tenant of Inwood West: Paraphernalia left in open abandoned view. Own a high end car? Your rims will probably get stolen - this happens so frequently that Management choose to not notify tenents anymore. Paths are not cleared in the winter - A Mass State Legal requirement that Management ignore. Salt is not applied to resident drive ways - You take your life into your own hands walking to your car when temperatures drop. Such a complicated apartment numbering system that you should consider yourself lucky if you receive any parcels/ takeaway food deliveries. A parcel "drop off" room (aka Parcel Pending) that is a dumping ground for parcels, again good luck getting a successful delivery. Management phone number diverts to an answering service where all paths lead nowhere. Residents are allowed open fire Grills on upper balconies - Again a breach of the directive from Local FDP. Management ignore concerns from residents at open fires on balconies. Perhaps a fire needs to break out for action to be taken. An online message board that is so heavily moderated tenants are not ever allowed to say anything negative, even if concerns are valid. Corporate representatives continually send blanket accusatory emails to every single tenant about nonpayment of rent - even when they have paid. Other things I forgot when originally posting this. Dog mess everywhere. Management claim to issue fines, but when theres about 20 piles on the grass right outside here. Trash left for months at the bins, there's been a smashed tv there for about 6 months. If you need a mattress there's about 8 dumped ones to choose from. Broken glass lines the lawns, great for when you're walking dogs. There's obvious abandoned vehicles. Sometimes if you're really lucky you might see random cars hanging out at the bottom of the drive. Wonder what they are up too? I am not saying don't live here, just be mindful of the above. Especially if you are looking for a simple living experience. Positives - I guess the fact that Management allow multiple breaches of their side of the lease there's a high chance of escaping sometime soon.o

I spent 2 years here, and please take my advice....DO NOT MOVE HERE. My apartment carpet was stained when I moved in, and I documented it as I was told to. Now, when I moved out, they are claiming they don't have the document on file. I have the emails stating I dropped my file off, and they won't even return my calls so I can explain. The only women I was able to speak with said "it's the law sir, the charges are the charges" and put me on hold and never came back. The charges for the carpet, which I had documented, were $1400.... Also, my apartment was falling apart by the time I moved out, but they wouldn't fix anything after I gave my 60 day notice. UPDATE: Jody, that response could not be more of a lie. I have all the emails regarding my washer machine, and how you had to cancel bc your maintenance workers wanted to prioritize the fridge over the washer bc it was easier for them, and then didn't come back to fix it for another two weeks. The 9/1 ticket was placed by the office staff after I had to call numerous times, and they had to input the ticket in order for the work to be complete. If you would like I can post the email chain here to save future residents the hassle of having to deal with inwood. I could also post the email chain from the corporate "resident retention team" admitting that they didn't understand why the office wouldn't meet in the middle when I was trying to re-sign a lease. Please look at a number of the other reviews that have had the same experience as mine. Jody, thanks for reaching out 7 months later.... Also, attached is the email where your office rep confirmed my washer would be fixed on Aug 17th. They called me to tell me they were on the way with the fridge instead and they would only have time to fix one thing that night, and when I told them I needed the washer fixed first, I was yelled at and maintenance never showed up with either. lol. Clowns.

Mold on bathroom ceiling that's been painted over

I've never experienced such an unpleasant person until we've moved here. One of the people in the office, Anthony, has been extremely unhelpful and condescending anytime my husband or I have a question or concern about the place. They don't take care of their residents and if you have any issue, they'll just push you off onto another company to take care of it. If you run into Anthony for any questions, your best bet is to ask someone else for help. Here's some examples: They never answer their phone, check their voicemails or texts. Day 1 of move in, my washer didn't work and it took over a week to get fixed. We've had packages stolen on multiple occasions, even when WE PAY for a parcel locker and they just say it's not their problem. Even though there's packages being stolen or opened and dumped 24/7, the office continues not to do a single thing, no messages out to residents, no security cameras, nothing but silence. When we couldn't access a package from our locker and was told by the parcel company to have the leasing office open it with a master key, they said we'd have to come back later in the day when they find time for it even though it would take less than 5 minutes to complete. We've been locked out of our building due to malfunctions with the building door and was told to call maintenance instead of bothering them. In most recent news, a dog chewed a hole through its screen window and jumped out to attack my dog but the office's first response was to call animal control instead of contacting the owners even though the dog keeps returning inside? I'm truly curious what the office does if they don't help a resident with any concerns. I can confidently say that any question that's been asked, the immediate response is "Well, did you call so and so?" I've never been so unhappy with a leasing office and their lack of communication and support. In addition, we pay wayyyyyy too much for such a shitty built place. The walls are paper thin and they use the cheapest paint I've ever come across in an apartment. The carpet is laid poorly and carelessly. We had a 4 inch hill of padding underneath the carpet upon move in. Not to mention, the trim is banged up on every inch of the place. We see mold painted over in our bathroom and have continue to come across multiple issues with the doors on our building. Theres also always trash everywhere you walk. The trash area always has bags of trash piling up outside and there's trash floating around the whole place. There's been times I couldn't walk through the back yard of our building because there was so many bottles, cans & bags of food scatter throughout. The gym is unkept. Weights have been stolen, nothing gets wiped down & people party there late at night. There's been countless parties at the leasing office after hours and people make a disaster. There's also people who don't even live here that are constantly trying to get into the gym and basketball court, & they'll harass you at night trying to make you let them in. I can barely walk my dog half the time without him trying to ingest something because people throw bones and food on the ground near the grill. I would never recommend anyone staying here. This is the 5th apartment complex I've lived in and by far the WORST experience I've ever had. I cannot wait till our lease is up.

If I could give a zero I would , fire alarms going off because of batteries at 3 am and they tell you to call the fire department. Smoke free but always smell weed .

Have been living here for three years now. At first it was great, management was always in communication with residents and they were hosting events pretty regularly. In the past year or so Inwood west has really gone downhill. A major concern of mine is the RAT problem they have. I emailed the manager Kelly for weeks telling her there were dozens of rats outside my ground floor apartment. It took three weeks for anything to be done but all they did was fill in the holes and cover it with gravel. Very shortly after the rats were back and had dug through the gravel. It was months after I first emailed that an exterminator did anything. While he was here I spoke to him and he said he couldn't even get in most of the holes with his tools because they were too close to the building. As it got colder the rats went away but as we have had some warm days recently they are back. The main reason why there are rats is because the trash buildings are not emptied nearly enough. Trash is piled on the ground when the dumpster is full and stays there all weekend when no maintenance people are working. Management is aware that they are in violation of many Mass State Sanitary Code standards and they do not care. I am looking to move ASAP

Stolen tires are a common occurrence on this property.

Another day, another car with its tires stolen. This complex is the equivalent to living in the ghetto. Don't bother living in Mattapan or Roxbury, Inwood West feels much the same but with $$$$ rent prices.

The residents here all work really hard, some of the residents work two jobs &/or do graveyard shifts, some residents are parents with small children, and some of our residents are retirees. We deserve better than this. It's not healthy. The website says this building is upscale, and luxury, well prove it. It doesn't matter if the person is paying top dollar or getting public assistance, they all deserve a clean environment to live in. Mop the floors(every day), clean every hard surface and door knobs/pulls, clean the walls with soap and water(at least once a month), vacuum the floors(every day), clean the trash chute openings(weekly). Make sure every floor smells welcoming & inviting(not just by the management office or when there's a viewing). P.S. No need for the generic Nat Dev response, asking us to email you and have a chat about our concerns. If you actually cared, you would have done something already.

The trash room, smells like death, and the scent leaks out to the hallway. People throw their trash on the floor, so the floor and walls(of the trash room) are gross. You open the door of your apartment, and the smell from the trash room is noticeable. If you live in the building, with the management office, it's noticeably cleaner. I will walk my trash over to the other building, so I don't have to take to the trash room on my floor. Parking is abysmal - if you're not paying for parking or if you have a guest coming, good luck. Theres packages everywhere. Pool is decent, I will say that is a plus. Some of the staff is good, most of the staff is useless. Considering what they're charging for rent - this place isn't worth the investment.

I had scaffolding over my windows with men looking in my windows every day just about. The noise was horrendous! Then they didn't actually replace the window until the next year in January! Not only did they damage the interior walls, which the nails came right through the outside of the building into the apartment. They just painted over them. Dripped paint all over my dinning room chairs. When I showed them, they just said they didn't do it. Yet it was their color!!!!! My bedroom windows Leaked water all over my bed every time it rain. The first time I reported it, the maintenance people said that the front office was well aware of it and their was nothing he could do. That I should put towels down where it leaked!!! These were not the windows they were replacing. Again I came home and my bed was wet from the windows leaking, the maintenance people came up with plastic sheets that they taped to the wall and a bucket for the water to drain in. It took several additional leeks, and my bed being wet, for them to finally do something about it a 1 1/2 later! The windows were so bad, that mold built up all around the windows and walls. Even on the new windows they installed which the wood blinds shook when the wind blew! The garage door came crashing down on back of my brand new car as I was pulling out of the garage and did $7,000 worth of damage to my car! The front office manager refused to give me the companies insurance company info so that I could get reimbursed for the damage. After several month, she finally gave it to me. Even after the Reading police said that their was something with the garage door. You pay $100 a month for a garaging space. They allowed young children to ride their bikes in the garage in and out of cars, even on a nice day! When I was worried that they might damage my car, they just said to let them know if it happened.... ugh This is a non-smoking community so you should not be able to smoke marijuana in the complex. Their was SO MUCH Smoking OF Marijuana and the smell was awful! You could walk down the halls and the smoke was do bad, your clothes and apartment reeked of the smell!!!!! Even the Manager of the complex smokes cigarettes' on the grounds! The walls are so thin that you hear people pounding above you, the TV's and music from across the hall way apartment was so load that people from below the apartment were coming up and pounding on the door to tell the occupants to turn the music or TV down. When I reported this, I was told that they could have it that load during the day! I couldn't even hear people on my conference call! Last but not least, they allowed a full grown German Shepard, that had bitten two dogs in the complex and the owner could not control it, to stay at the complex even though that dog bread was not allowed in the contract and over the weight limit to be there. They made a young couple move out because they had a German Shepard puppy! Yet this dog, which had been reported to the front office several times, was allowed to stay. Where was our safety??? I guarantee that if you go to building #3 in the back and look up at a tree, next to the entrance of the building, that the plastic garbage bag (that I had asked several times to be taken down) is still hanging in the tree! If you decide to move into this complex, be aware, It is not a safe place to live as the building doors are constantly left wide open for anyone to enter the building. You pay a VERY HIGH rent and for what you get, it is not worth it! STAY AWAY!!!!!!!!!!

Since moving in just a couple of months ago, I have had to call maintenance FOUR times because the heat in our apartment was not working. Unacceptable!!! Especially for the rent price that we are paying and in a just "renovated" apartment. To top that off the thermostat for the heat is not even connected to the heat system, which was confirmed by maintenance. So we are paying almost $2,500 in rent and we can't even control the temperature in our own apartment?! Since moving in it has either been below 70 degrees cold in here or an inferno above 80 because we have no control over the temperature. This problem alone has been more than enough for me to be infuriated with living here and it is an unacceptable living condition. Now to tackle a plethora of other issues... This apartment complex to put it simply is NOT SAFE! There is a police officer every week here dealing with situations going on around the complex. I see this happening outside of our balcony window all of the time if not when I come home from work or errands. Just this morning my husband is on his way to work and what does he find? A BROKEN WINDOW IN THE MAIN LOBBY. Here is the picture of an obvious incident involving a rock being thrown at the window. If that were not enough, the residents that live here always look and act as if they were drunk or on drugs and I do not wish to live in a community like that nor was that what was sold to me when touring this place. There is no justification for the amount of rent we are being charged to live in these conditions!! Just last month, there was an incident where I repeatedly heard a beeping sound outside of our balcony really late at night and at first thought nothing of it but this continued for several days. Until one night I finally found what the noise was. A plastic bag with a phone and what appeared to be DRUGS inside, on our balcony and a man on the lawn yelling at us saying we do not live here; that his friend lives here and that he was going to call the cops on us! He was obviously under the influence of something because nothing he was saying made any sense. We threw the bag to him because we did not want ANYTHING to do with the situation and he proceeded to then throw the bag up to the second floor balcony!! Even just writing all of this out is stressing me out all over again!! ALL OF THIS IS UNACCEPTABLE!! Not to mention the complaint I made of an aggressive and dangerous dog on our floor that bit my mother's dog and pounced on my husband and all I was told was to call animal control. There is no form of recycling! The package system is unorganized and not secure! The hallways always stink of cigarettes and marijuana! There is just too much to write about when it comes to all of the unacceptable, unsafe, and unlivable conditions here at Kimball Court!!!

After one of the "new" elevators broken down they basically decided to not care whether or not it would get fixed. Then when I moved out they began harassing us about not paying rent. By the way, I did prove to them that I paid. Oh and for more than a year the locks on the doors were broken and it took a HUD inspection to fix them. They are mismanaged and do not care for their tenants happiness or safety. Seriously. Find somewhere else to live.

Deposits- one stain and one tiny tiny burn by scent stick they charged me 200$ --very disappointed by them as I replaced stove burner plates and kept very clean and repaired holes on walls with sparkling and painted all stains on walls. I left it in very good condition.

Some office staff is not that nice and they do not try to understand the problem with their tenants. Finishing is extremely poor and very frustrating! Ask for something before you move in and you got it, ask for something after you move in and you will have to keep reminding and following up on your request and you MIGHT get it done! The apartment has character; it is a shame that it has all these other problems. Management could improve things. $$ are high for this poorly maintained apartment especially that the heat is not included in rent! I was in a rush to move in and I absolutely regret it!!

The other tenants are thoughtful, kind, and sincere, and everyone who works there is exactly the same! The place is quiet--almost a sanctuary!--and it is such a beautiful place to rest at night. I was never concerned about my safety there, and we were on the first floor! There is a mail room, and never once was there an issue with not receiving my mail or packages. It is clean and beautifully maintained, and the people who work there are professional, efficient, and as kind as kind can be! They are thoughtful, accommodating, and absolutely helpful at all times! Heat and hot water are included, and they keep the place warm and very comfortable. We also had two new air conditioners in our walls, they cooled the apartment perfectly in the summer. The water is hot, and the apartment is spacious with excellent cross ventilation. I would give this place 100 stars if it were permitted! The washers and dryers are in a room next to the elevator, and it was there that I met so many nice people from other floors. Everyone, and I mean everyone was considerate. It is a phenomenal place to live, and I highly recommend it wholeheartedly!!!

I'm going to divide my review into sections: APARTMENT, LANDSCAPING, MAINTENANCE/OFFICE, PARKING, DELIVERY, POOL & GYM, PET-FRIENDLY APARTMENT I lived in building 7 which was the perfect location. It was close to the office and trash/recycling. My neighbors in buildings 7-9 were full of wonderful people with the cutest dogs. It's important to know when they give you a tour, they show you a prop apartment. I def recommend looking at the map to see where your actual apartment is located. There are apartments that face the parking lot and others that face the trees which is more private. My apartment faced the parking which I preferred because it made it easy to see my visitors (and deliverymen) - arriving and leaving. I rented a 2 bedroom, 2 bath (1,025 sq ft style). I loved this style because the layout is open and perfect for entertaining. The master bedroom is huge with lots of storage in the closet. The other bedroom is a decent size. Both bathrooms are spacious. I lived on the second floor but it would have been better to be on the first floor because I owned a dog. My neighbors had an easier time taking their dogs out through the sliding doors. My neighbors above me had really loud feet but other than that, the second floor isn't too bad. Also, having a washer and dryer right in the complex is heaven. LANSCAPING It's called Arboretum Way for a reason - the landscaping and trees are gorgeous. It's a big reason why I chose this over other complexes in the area. The grounds of the complex were very well kept. They often fertilize the grass to make sure it's healthy. It was always wonderful to wake up to window filled with trees - I felt like I was living in a treehouse. MAINTENANCE/OFFICE The maintenance/office team at Avalon is incredible. When we first moved in, the central air wasn't working properly and each time I called someone came to my apartment within minutes. They were always quick to bring a window AC unit when the central air broke. There were a few other instances where my closet door fell of it's hinge, the stopper in the sink broke or when my toilet clogged - they fixed these issues within a day. I also locked myself out of the apartment a few times and they were always nice about letting me back in. During the winter, they did a superb job keeping the parking lots and walkways snow-free and safe. PARKING There's a ton of parking at Avalon, when I first moved in - guests can park anywhere. A few months later, they decided to implement parking permits and guest passes. It was an inconvenience but I don't think that rule was very strict. My pass-less guests never got their cars towed ;) DELIVERY This is a HUGE convenience. If you're not home, the deliveryman would leave your package at the office. The office keeps it safe for you and kindly sends an alert email. Also, if your package is too big or heavy, they bring the package to your front door. Major bonus! POOL & GYM The pool feels like one in an upscale hotel. I didn't visit the pool often but when I did, it was always enjoyable. I wish they would allow tenants to use the pool at night because every time I would get home from work in the summer, it would already be closed. The gym is decent with just enough equipment. It was always clean because it wasn't used often. I used it from time to time when the weather was bad and I didn't wanna drive to my gym. It overlooked the pool area which is pretty calming. PET-FRIENDLY So the last part of my review is about pets! They allowed cats and dogs which is amazing. Although the pet fee is annoying - $75 a month for a dog. It was worth it because I got my first dog while living here and it was a great to raise her in this community. She had a lot of dog friends around the complex and it always nice to chat with other dog owners. The amount I paid for rent is cheaper than my current mortgage. But I def recommend Avalon if you are looking to rent. I truly enjoyed my time here.

I lived in Avalon Natick for two years and I really enjoyed the experience during that time and that's why we chose another Avalon apartment in Burlington. But things became worse and I had a very bad living experience during last year. 1. 60 Days Vacate Notice When you leave, you have to give them a 60 days notice ahead. Otherwise, they will charge you based on the dates you notify them. We sent them the leaving notice 32 days ahead of the leasing end date. But we were charged (60-32)*rate/day around $1500. As a resident, sometimes we are in tough time to make the decision to renew the lease or not especially in 60 days ahead. The staff told us this rule is based on Massachusetts rental agreement and there is no way to change. 2. Additional charges after your leaving We were charged for $1000 for the carpet "damage". They had an inspection before you leave which is good but still doesn't mean anything. We were just notified about this "issue" after they did the inspection twice. We attached the Internet cable on the carpet and leave a trace on it which is the same when you put a table or a bed on the carpet for a long time. The staff told us it's not fixable under the "professional inspection". Thus we were charged without any other option. We were also told the "damage" evaluation was done by a third party which by no means we can negotiate about the charges price. 3. Dispose of large items by yourself For large items such as mattresses and pieces of furniture are not allowed to be left around the trash area. You have to find another way to dispose of them. Very inconvenient if you're moving in/out. To monitor this, they install a camera to monitor around the trash area. 4. Safety issue Sometimes we are notified that cars get damaged and someone tries to intrude your apartment through the balcony. Probably we need to install the cameras in the right place. Updated: They would throw you to the customer care mentioned below definitely to separate Avalon Burlington from you. I was patient enough to talk with the customer care center twice, after all, it's $2500. Nothing changed. They just repeated their move-out policy to me again and again and described how we broke the rules. I found they're really good at kicking the can.
