In terms of Justin and Will both have the maintenance and social/live communication skills that are essential to fulfilling my resident maintenance requests and interacting with me as resident. I trust that they are keenly aware of how to prioritize requests in terms of which may need immediate attention and which are not emergencies. Simultaneously, I feel that they attend to non emergency requests in a timely manner. Given the many, many maintenance requests and other duties that they are required to stay on top of and/or ahead of in a day's work, both Justin and Will have made me feel as though my requests will be competently addressed. To move on to Tania...if Tania were employed by Barnum & Bailey, she would be the juggler as she seems to be in more place than one as she moves through her day. She gets back to me, in a timely manner, when I email her and I love that she is a genuine animal lover. In my experience, I have found that the Resident App (Sight Plan) is finicky....specifically when one has changed their phone number....I have android phones and, at times, even when I've had the same phone number for quite a while and I want to request maintenance, the app asks me for my password; yet, it has never let me create a password....occasionally, it will simply bring me into the app without requiring a password. Other times, it simply will continue to ask for a password that the software itself doesn't allow me to create (even when I select the forgot password option). I've experienced this specific glitch about 15 times since Sight Plan went live. The team (Tania, Justin and Will) has then had to work around the app (which I'm sure is perhaps inefficient for them) so they can fulfill my maintenance request. Props to them for the successful workaround. Thanks for reading the long length of this.

My apartment is stunning, and the neighborhood is both quiet and very family friendly. The Reserve has truly spoiled me--I can't imagine living anywhere else. A special thank you to Heather, Hillary, Kristen, and William for everything you do and for supporting me through both amazing and challenging times. It's deeply appreciated.

Holy cow! That took my breath away, and I was one of the first tenants to move to a beautiful 1 bedroom unit facing the garden and forest. I love waking up every morning enjoying my coffee looking out at the beautiful view. I also love the location!! It's near the Burlington mall, wegmans, everything! Living alone, it was always great that I can just step outside and be close to everything! I also LOVE the super kind, helpful, and friendly staff. Having lived her for so long, I was so happy to have Damion Reid join the team, and ever since he came here, things have been addressed immediately. He has made some amazing positive changes, fixing all the old furniture, putting up signs, just big time cleaning while also personally helping me with so many issues and problems!! I also just am super thankful to Hillary Buck who has been such a hardworking, kind person always patiently helping me with all my questions, and concerns. So grateful for her help! Shout out also to Heath Grundy who has literally helped me step by step as I was going through breast cancer journey which also meant financial loss, and she helped me secure some badly needed financial assistance. Could NOT have done it without her incredible helpf! Finally, Will Rufo is such a pleasant, kind, and helpful guy. He is super friendly and supportive of everyone, I think everyone goes down to talk to him, just when they need someone to talk to. AS I live alone, it's been so nice just seeing his smiling face, he has been such a great friend! Last but not least, shout out also to Glenn Picone, who has been taking such great care of the entire building. He also has such a fun sense of humor, I appreciate you! All in all, it's been an amazing 5 years. The only complaint is that I cannot really afford the rent hike, which seems to just be more of the general market. It has gone up a lot over the years, and I am currently debating whether or not i can stay or not.     The NOISIEST neighborhood we've ever lived…read more We moved from a luxury apartment to this townhouse thinking that we can have some quietness. Now this is what we get: Every Tue & Wed & Thurs you'll hear some loud, distracting and irritating lawn mowers for hours from somewhere. Why? Cause their two neighborhoods are connected and landscape areas are too large. They do different landscape maintenance everyday. Sometimes is the tree cutting, sometimes blowing leaves you name it. Wednesday's the worst, not a single break from 10am to 5pm. The mowers go over each grass for THREE times, that's why it takes a full day to cut the grass, how impressive. How bad is it? With all the windows closed, with your noise cancelling headphones on, you still won't be able to hear the music(why music? Cause I'm trying to focus and work!), your baby can't sleep and is scared, your toddler can't hear the TV/toy sound, your colleague can't hear you clearly in the meeting. The management does not care about resident complaint. They just need the landscape to look good so they can set rental price higher. Besides, there are so many motorcycles in the connected neighborhood. They like to show off their engine so be ready for some 20min-ish horrible motorbike engine showcases.

A nickle-and-dime attitude towards services, the sale of tenant data to brokers, and declining standards mean you should search elsewhere first. Critiques and complaints from other reviews still apply, so I'm only covering new ground in this one for brevity. THIRD-PARTY SERVICES: Rather than actually address the building's needs holistically or listen to the tenants, the building owner (or their agents) continue to sell out tenants to third-parties left, right, and center. A functional (if old) security system was replaced with a Butterfly System that lacks braille on keypads, has built-in cameras everywhere, and requires you to hand over personal data for the service to function. No smartphone? Best remember your PIN, because otherwise you're locked out as a new tenant. When the Butterfly device screen broke at the package room, it took nearly a year for them to finally replace it, blaming Butterfly for taking so long. Speaking of third-party services, they also use PolicyVerify.io for verifying renter's insurance. Except because PolicyVerify uses my data for advertising purposes (outlined in their Privacy Policy), I opted to submit my proof of insurance in person to the landlord with physical paperwork. This has resulted in PolicyVerify silently debiting me for renter's insurance I had, and both the landlord and PolicyVerify pointing fingers at each other to avoid refunding me. Bear in mind I'd submitted my proof of insurance no less than four times this year thus far, and I just got another notice from the landlord to upload it again. I'm out ~$60 because of this mess, and nobody wants to take accountability for a mistake that wasn't my own. Finally, the landlord is introducing two new third-parties to eke out more revenue: their prior rental payment provider (which charged you fees for paying your rent) is being swapped for Bilt (a rewards point scheme that can ding your credit) and Renew AI for lease renewals. You can read up on Bilt elsewhere, but my read of Renew AI is another way to avoid letting tenants negotiate on rent when renewal arrives, and therefore extract more revenue despite sky-high rents. It's worth noting that prior management companies here allegedly used RealPage to effectively do the same thing. RENT: I pay ~$3500 inclusive of a $125/mo parking charge, which is almost half a grand higher than recent market rates despite being on a twelve month lease and the two months free rent they're offering to new tenants (but not renewals). They're not hurting for revenue, just greedy. REPAIRS: The HVAC is still seasonal, and takes days to toggle over; be prepared for sweltering autumns and springs when the AC is off because they won't invest in a proper replacement that can work year-round with the heat. The elevators also break more frequently, with Building 9 seemingly going without both elevators for several days a month of late. There is good news here, in that the current manager sent by Bozzuto does seem to be able to get more improvements pushed through more often: windows are finally being addressed after years of neglect by prior staff, and the garage has seen some minor improvements to security (chainlink fence "windows" and a rolling garage door). VISITORS: Management has made it abundantly clear that if you expect visitors, you should pony up for another parking space. The guest spots are all but gone, and the few that remain are always filled with expensive SUVs. It's so bad that vehicles regularly park overnight in fire lanes, a huge safety hazard. All this despite the garage being less than 50% full on any given night, reflecting ample capacity if the landlord wasn't so obsessed with monetizing every interaction possible. INCIDENTALS: There's now a Flock camera surveilling the neighborhood's sole entrance and exit 24x7 that neither Halstead Burlington nor Kimball Court seems keen to have removed. Don't expect privacy here (see Deflock dot me for info). Additionally, recent lease changes have all but prohibited the use or storage of eBikes and eScooters on the premises unless they have fully removable batteries. Pet rent remains a thing in lieu of an additional security deposit to cover damages, regardless of time in unit (we've been in ours almost a decade, which would equate to thousands of dollars in pet rent if we had one). Overall, you can do better elsewhere. The only reason I renew is because I've been trying to buy a home for years, but between being overcharged on rent compared to the market, charged for parking, and the labyrinth of data brokers they insist on selling or giving my data to in lieu of doing the minimal work required of a landlord, I'm getting quite sick of it.
