The very same day, one of the smoke detectors was beeping to be replaced ... lo & behold, Bruce arrived within the hour! And...they are so personable and accommodating. In terms of Justin and Will both have the maintenance and social/live communication skills that are essential to fulfilling my resident maintenance requests and interacting with me as resident. I trust that they are keenly aware of how to prioritize requests in terms of which may need immediate attention and which are not emergencies. Simultaneously, I feel that they attend to non emergency requests in a timely manner. Given the many, many maintenance requests and other duties that they are required to stay on top of and/or ahead of in a day's work, both Justin and Will have made me feel as though my requests will be competently addressed. To move on to Tania...if Tania were employed by Barnum & Bailey, she would be the juggler as she seems to be in more place than one as she moves through her day. She gets back to me, in a timely manner, when I email her and I love that she is a genuine animal lover. In my experience, I have found that the Resident App (Sight Plan) is finicky....specifically when one has changed their phone number....I have android phones and, at times, even when I've had the same phone number for quite a while and I want to request maintenance, the app asks me for my password; yet, it has never let me create a password....occasionally, it will simply bring me into the app without requiring a password. Other times, it simply will continue to ask for a password that the software itself doesn't allow me to create (even when I select the forgot password option). I've experienced this specific glitch about 15 times since Sight Plan went live. The team (Tania, Justin and Will) has then had to work around the app (which I'm sure is perhaps inefficient for them) so they can fulfill my maintenance request. Props to them for the successful workaround. Thanks for reading the long length of this.

    Okay, where do I begin? I lived at Avalon for a year and realized I was spending so much money on…read morerent - I could buy a home. But that one year I lived there was pretty enjoyable. I'm going to divide my review into sections: APARTMENT, LANDSCAPING, MAINTENANCE/OFFICE, PARKING, DELIVERY, POOL & GYM, PET-FRIENDLY APARTMENT I lived in building 7 which was the perfect location. It was close to the office and trash/recycling. My neighbors in buildings 7-9 were full of wonderful people with the cutest dogs. It's important to know when they give you a tour, they show you a prop apartment. I def recommend looking at the map to see where your actual apartment is located. There are apartments that face the parking lot and others that face the trees which is more private. My apartment faced the parking which I preferred because it made it easy to see my visitors (and deliverymen) - arriving and leaving. I rented a 2 bedroom, 2 bath (1,025 sq ft style). I loved this style because the layout is open and perfect for entertaining. The master bedroom is huge with lots of storage in the closet. The other bedroom is a decent size. Both bathrooms are spacious. I lived on the second floor but it would have been better to be on the first floor because I owned a dog. My neighbors had an easier time taking their dogs out through the sliding doors. My neighbors above me had really loud feet but other than that, the second floor isn't too bad. Also, having a washer and dryer right in the complex is heaven. LANSCAPING It's called Arboretum Way for a reason - the landscaping and trees are gorgeous. It's a big reason why I chose this over other complexes in the area. The grounds of the complex were very well kept. They often fertilize the grass to make sure it's healthy. It was always wonderful to wake up to window filled with trees - I felt like I was living in a treehouse. MAINTENANCE/OFFICE The maintenance/office team at Avalon is incredible. When we first moved in, the central air wasn't working properly and each time I called someone came to my apartment within minutes. They were always quick to bring a window AC unit when the central air broke. There were a few other instances where my closet door fell of it's hinge, the stopper in the sink broke or when my toilet clogged - they fixed these issues within a day. I also locked myself out of the apartment a few times and they were always nice about letting me back in. During the winter, they did a superb job keeping the parking lots and walkways snow-free and safe. PARKING There's a ton of parking at Avalon, when I first moved in - guests can park anywhere. A few months later, they decided to implement parking permits and guest passes. It was an inconvenience but I don't think that rule was very strict. My pass-less guests never got their cars towed ;) DELIVERY This is a HUGE convenience. If you're not home, the deliveryman would leave your package at the office. The office keeps it safe for you and kindly sends an alert email. Also, if your package is too big or heavy, they bring the package to your front door. Major bonus! POOL & GYM The pool feels like one in an upscale hotel. I didn't visit the pool often but when I did, it was always enjoyable. I wish they would allow tenants to use the pool at night because every time I would get home from work in the summer, it would already be closed. The gym is decent with just enough equipment. It was always clean because it wasn't used often. I used it from time to time when the weather was bad and I didn't wanna drive to my gym. It overlooked the pool area which is pretty calming. PET-FRIENDLY So the last part of my review is about pets! They allowed cats and dogs which is amazing. Although the pet fee is annoying - $75 a month for a dog. It was worth it because I got my first dog while living here and it was a great to raise her in this community. She had a lot of dog friends around the complex and it always nice to chat with other dog owners. The amount I paid for rent is cheaper than my current mortgage. But I def recommend Avalon if you are looking to rent. I truly enjoyed my time here.

    We paid $2500 when leaving. Avalon Burlington is entirely…read moredifferent from any other Avalon apartment in Massachusetts. I lived in Avalon Natick for two years and I really enjoyed the experience during that time and that's why we chose another Avalon apartment in Burlington. But things became worse and I had a very bad living experience during last year. 1. 60 Days Vacate Notice When you leave, you have to give them a 60 days notice ahead. Otherwise, they will charge you based on the dates you notify them. We sent them the leaving notice 32 days ahead of the leasing end date. But we were charged (60-32)*rate/day around $1500. As a resident, sometimes we are in tough time to make the decision to renew the lease or not especially in 60 days ahead. The staff told us this rule is based on Massachusetts rental agreement and there is no way to change. 2. Additional charges after your leaving We were charged for $1000 for the carpet "damage". They had an inspection before you leave which is good but still doesn't mean anything. We were just notified about this "issue" after they did the inspection twice. We attached the Internet cable on the carpet and leave a trace on it which is the same when you put a table or a bed on the carpet for a long time. The staff told us it's not fixable under the "professional inspection". Thus we were charged without any other option. We were also told the "damage" evaluation was done by a third party which by no means we can negotiate about the charges price. 3. Dispose of large items by yourself For large items such as mattresses and pieces of furniture are not allowed to be left around the trash area. You have to find another way to dispose of them. Very inconvenient if you're moving in/out. To monitor this, they install a camera to monitor around the trash area. 4. Safety issue Sometimes we are notified that cars get damaged and someone tries to intrude your apartment through the balcony. Probably we need to install the cameras in the right place. Updated: They would throw you to the customer care mentioned below definitely to separate Avalon Burlington from you. I was patient enough to talk with the customer care center twice, after all, it's $2500. Nothing changed. They just repeated their move-out policy to me again and again and described how we broke the rules. I found they're really good at kicking the can.

    What a stunning, amazing apartment!! I have been living here for 5 years since moving here in 2020…read more I was blown away by the luxury hotel like feel and most importantly, the solarium with the waterfall and live moss walls!! Holy cow! That took my breath away, and I was one of the first tenants to move to a beautiful 1 bedroom unit facing the garden and forest. I love waking up every morning enjoying my coffee looking out at the beautiful view. I also love the location!! It's near the Burlington mall, wegmans, everything! Living alone, it was always great that I can just step outside and be close to everything! I also LOVE the super kind, helpful, and friendly staff. Having lived her for so long, I was so happy to have Damion Reid join the team, and ever since he came here, things have been addressed immediately. He has made some amazing positive changes, fixing all the old furniture, putting up signs, just big time cleaning while also personally helping me with so many issues and problems!! I also just am super thankful to Hillary Buck who has been such a hardworking, kind person always patiently helping me with all my questions, and concerns. So grateful for her help! Shout out also to Heath Grundy who has literally helped me step by step as I was going through breast cancer journey which also meant financial loss, and she helped me secure some badly needed financial assistance. Could NOT have done it without her incredible helpf! Finally, Will Rufo is such a pleasant, kind, and helpful guy. He is super friendly and supportive of everyone, I think everyone goes down to talk to him, just when they need someone to talk to. AS I live alone, it's been so nice just seeing his smiling face, he has been such a great friend! Last but not least, shout out also to Glenn Picone, who has been taking such great care of the entire building. He also has such a fun sense of humor, I appreciate you! All in all, it's been an amazing 5 years. The only complaint is that I cannot really afford the rent hike, which seems to just be more of the general market. It has gone up a lot over the years, and I am currently debating whether or not i can stay or not. That being said, if I could Stay, I absolutely would as this apartment has been one of the best places I have ever been!! Thank you everyone! Love Love Love The Reserve!

After that they say the AC will be fixed exactly 30 days after being told by the board of health to fix it within 30 days.

    The NOISIEST neighborhood we've ever lived…read more We moved from a luxury apartment to this townhouse thinking that we can have some quietness. Now this is what we get: Every Tue & Wed & Thurs you'll hear some loud, distracting and irritating lawn mowers for hours from somewhere. Why? Cause their two neighborhoods are connected and landscape areas are too large. They do different landscape maintenance everyday. Sometimes is the tree cutting, sometimes blowing leaves you name it. Wednesday's the worst, not a single break from 10am to 5pm. The mowers go over each grass for THREE times, that's why it takes a full day to cut the grass, how impressive. How bad is it? With all the windows closed, with your noise cancelling headphones on, you still won't be able to hear the music(why music? Cause I'm trying to focus and work!), your baby can't sleep and is scared, your toddler can't hear the TV/toy sound, your colleague can't hear you clearly in the meeting. The management does not care about resident complaint. They just need the landscape to look good so they can set rental price higher. Besides, there are so many motorcycles in the connected neighborhood. They like to show off their engine so be ready for some 20min-ish horrible motorbike engine showcases.
