Review for my entire experience with\at Eaves Avalon, Burlington (apartment 701). Period of stay - 8 months.
Overall -
- Wonderful town, great location and real spacious community.
- Absolute poor experience in money matters. Not at all customer centered. These days more and more organizations are becoming customer centric and flexible, especially when it comes to money. Eaves Avalon, is going back into stone age with their adamant nature and loosing customer focus due to high demand.

Pros -
1. The community is located right at the town center with everything within 5-10 min drive
2. The community layout is beautiful (In fact, entire Burlington town is beautiful and well maintained)
3. Apartments are spacious and have ample light from all sides in all rooms
4. Working with Tania & her team for day to day stuff is such an ease. She takes extra stride each time without need to ask twice (5 stars!!).
5. All complaints pertaining to apartment repairs & fixes are immediately addressed (less than 24 hours in most cases)
6. The units have washer, dryer, dish washer in the unit which is such a great relief
Cons -
1. The rent is super high comparatively. There are many better options within Burlington town and Woburn in 2 mile circle if you spend little time looking around. You will find many options with ease in rent terms as well. I learned that few weeks later.
2. The snow ploughs only clean major community roads. It takes few hours, before ploughs enter the space between buildings where cars are parked. Observed at each instance of ploughing.
3. Money & apartment specific experience read below...
Money matters (my experience):
- I was asked for one month rent as deposit (not negotiable). Ended up agreeing.
- The terms are hard bound for 2 month rent at early termination of lease (not negotiable). Yes! it is a big "ouch" to see 2 month rent going down the drain.
- At early termination, do not expect any assistance for re-renting the apartment; even though demand is high. This would've helped me save some money, if not all.
- For ease, I requested to use my (security deposit + one month rent = 2 month rent) for early termination. Again, no flexibility and absolute adamant. I specifically requested for this as I was leaving country!! Still the answer is plain "NO".
Apartment 701 (my experience):
- There is a serious problem with this apartment lacking significant insulation in the ceiling & walls. The walls & ceiling are paper thin. Like a card board house.
- You can hear the neighbors upstairs walking around, talking, screaming, without a glitch each time. It is like an old age 1800's wooden house.
- When people upstairs walk from one room to other, you can hear each step at every single instance. This is such a nuisance and mental harassment when the family upstairs is running or playing with something (tapping ball on the floor).
- The feeling is like tremors or mini-earthquakes down stairs in this unit.
- Even when people upstairs are walking, there is a significant noise of wooden planks squeaking. So irritating !! Especially when you are trying to catch sleep and paying so much.
- While the neighbors are to be blamed for un-social behavior, in my personal opinion it is also the missing insulation and paper thin ceiling.
- These experiences annoyed to a large extent, and one of many reasons for my family deciding to move back to my original house in India. Brick and mortar houses back home!! wow!! So happy to be back!!
- Overall it is very much depressing. Within few weeks, you will feel waste of money with this unit after paying super high rent. Disagree? Ready to bet my $100 with anyone.
- I haven't noticed this noise in neighboring building apartment.
My recommendation -
- Choose wisely what is best for you given the above pros and cons
- When it comes to money matters it is a battle. Real battle! You will have little choices. Assess them carefully.
