I am about to lose my Earnest money of $7,000. It was contingent on an inspection which the builder/seller must finish repair/fix/replace 2 days before the closing. But Rae Thomas didn't even bother to check the repairs until 3 days before the closing (10/25/21). The builder didn't evern started. I gave them 5 more days to repair/fix/replace. 2nd closing date set up 11/2/21 at 11am. 10/31/21 2days before the closing, Rae Thomas didn't want me to come to inspect the 1710B Nassau St., Rae Thomas says; she is there at the house, she saw cleaning people doing deep cleaning and refrigerator was about to install by the worker. BUT it was all fabricated by Rae Thomas. 24 hours before the closing (11/1/21), refrigerator wasn't even in the kitchen. No one was at the house to deep clean. Special Stipulation listed; Contingent on an inspection and Bilders Warrant within a 5 businese days from binding contract(10/8/21). I've never received a builders warrant! Who's fault is that!!!! Rae Thomas not answered the phone nor returned text/email since I cancel the purchsing the house! The contract wasn't breached by me.

We couldn't leave fast enough. My partner and I rented from them beginning October 2025. After a week of living in the apartment, it became clear the unit they rented to us was not livable. Bugs, broken AC unit, and non-working pumping. Plumping - The dishwasher was broken when we moved in. We could not shower or use the kitchen sink without worrying that we were going to flood one of the neighboring units. We had 4 separate occurrences of neighbors banging on our door yelling at us that we were flooding their bathroom. Thankfully, we never got around to buying a washer/dyer, otherwise it would've been unusable. In one occurrence our toilet was clogged from the previous tenant. GF did have a plumber come out. However, that plumber left the clog's contents in our trashcan with a giant mess of who-knows-what all over the bathroom floor and walls for us to clean up. Bugs - The apartment unit had so so so many bugs; both inside and outside the unit. There was a giant hornets nest outside on the patio that was there when we moved in. Flys, stinkbugs, and cockroaches. The most that they did was have someone come in and lay down some sticky traps. GF would not let us out of our lease, even though we made it known on multiple occasions, with documented evidence, that the unit was not livable. The only way they would agree to let us out of the lease was if we paid one month's rent + $400. However, we were still expected to still pay rent + utilities every month until they 'found' a new tenant to take over. After going back and forth with them about renting us an unlivable unit, they agreed to us paying 6 months to get out of our lease agreement. Yes, 6 months. However, this was over a month going back and forth with them before they sent us the paperwork to end our lease. It would've taken them much longer if we didn't threaten that we would file a report with the Better Business Bureau. We begrudgingly paid 6 months to get away from these people. Both John and Priscilla McVoy of GF have been without a doubt the worst people I've ever rented from. John would not respond to calls/texts/emails unless he was threatened legal action. Priscilla is deeply passive-aggressive and would down-play all our issues. GF still owes us 2 days of rent for not letting us in the apartment when our lease started due to a clerical error on their end. GF has never provided us with keys to our mailbox. I'm sure we still have mail there. Do not rent from this company.
