We have worked with several inspectors over the years with our homes, and he is by far the easiest to do business with, and the most thorough. Cody takes the time to carefully look over your entire home, and document/report any and all items you may want to address. He is very easy to work with, is quick with communications, and very detailed in his reports. We loved how easy it was to navigate his website on our phones, as well as our computers. His site is super user friendly, and so easy to navigate. Cody's reports are very in depth and very easy to follow. We appreciated having the full report tab, and the alternative view of just the issues we needed to address. Super slick site, and the payment link was a breeze. You will find Cody is very trustworthy and honest, and an incredible local resource as well. 10/10 for Genuine Home Inspections!

We had purchased a house and had it inspected. the inspection passed, but unfortunately the roof…read morehad not been replaced correctly 3 years earlier. We ended up with 2 issues. Insurance that would not cover us due to poor quality workmanship, and leaks. This was a real problem. We contacted John Cotton Roofing and were surprised to be told that he would be out within 2 days to have a look at the property. John was very forthcoming with an honest, and clear explanation of the issues surrounding our roof and a solid run down of the options we had to correct the problems. We came to an agreement with John on what options we were wanting (For us it was a completely new roof including underlay panels). John and his crew were very good with communication, and available when I called to confirm any details. The roof was stripped and rebuilt the very same day. His workers were diligent and respectful, and above all else hard working. Now after the workers had left and my wife and I did the applicable 360 of the house, to admire our new roof we agreed that we would now need to paint our vent pipes to match the high standard of our new roof. This was not in our agreement with John as we were happy to do this ourselves. I planned to do this the next weekend after work. I went to work the next day and when I arrived home I was surprised to see that all of the vents and chimney on the roof had their flashing upgraded and the pipes painted. I contacted John and he informed me that he had been reviewing the photos of the work that his crew had done and just felt that the job was unfinished. He took it upon himself to ensure that the finishing touches that made my roof complete were completed. This is something John Cotton Roofing did without being asked and without cost to me. So, a huge shout out to John, his family, and his team. Thank you for the fantastic job.

The communication was the first thing to note - phone calls, text messages to confirm the appointment. Then the morning of a phone call to let us know the men were about 45 minutes away. They arrived as stated, noticed a broken baffle and firebrick which were obvious to see, quoted us a price, had those supplies on their truck, and all was repaired and in good order in 45-50 minutes. They looked at the inside of the flue, checked the structural integrity, cleaned up after themselves and made it cleaner than before actually....great job all the way around. By comparison, we had tried earlier in the season to go with a Miami/Grove fireplace shop, but it was horrible and we never did see them. That group had made if for a day, 1-3pm. When I called the office they didn't know where the crew was. I called again at 4 and the office lady said she would call the crew. About 4:20 I got a call from the tech and said he would be about 25 minutes. That came and went and about 6:15 he said he would be there about 7:45-7pm - by that time after wasting a whole day inconveniencing us, our work and much more, we said forget it...and called who we should have in the first place, The Fireplace Shop in Joplin - tried to buy local to Grand Lake area, but learned our lesson well.
