Most complete, understandable, well documented and timely report we have had in purchasing over 10 properties. The format is is well designed and the photographic and video clips supporting findings clearly demonstrates the issues identified. Sewer and mold inspections were clear with detailed explanations of what was conman verse hazardous. Not inexpensive, but when you are looking at a major investment go with the best. The folks at IOC were so accommodating. The inspection went well with minor findings and one major that would be covered by the HOA. Dan was very detailed. I had missed meeting up with him for the walk thru but the report was very well put together and even included videos which I really appreciated. We even got a radon test completed and got the results back before we submitted our letter to the Sellers. Highly recommend, esp if you want add-ons their price per service is outmatched. read more

Inspections over Coffee missed that the boiler was not functioning at all. I mean wouldn't even turn the heat on. I reported it to them, waited weeks for their legal team to respond, mind you it was the middle of the winter and I had no heat, only for them to say they would do nothing to make it right. I wrote a review on Google, but I think it's gone now. They don't stand by their work and told me I should have had it checked by a specialist. It cost me over $10,000 to get a new boiler after moving in. Shame on this company.​​ read more

My wife and I recently requested an inspection, and added a sewer scope, mold and air quality testing, and radon testing. Matt was able to give us a detailed inspection report the same day as the inspection. He walked us through the house and made sure we understood what was a concern, why it was a concern, and a rough estimate of what it might take to get the problem remediated. We had water in our basement after the last storm and Inspections over Coffee was recommended to us to check for mold. We called and Bryan Zenner came out right away. He spent a lot of time explaining exactly what he was doing and testing for. He located some water damage that we hadn't realized had happened in a second room in our finished basement. He noticed that the drain system in our window well was clogged and that the sump pump might be broken. He also checked outside and recommended that we have an engineering service and possibly our builder come out. He is extremely knowledgeable and thorough. Highly recommend! read more

Don't hire this clown, I have now lived here for almost four months and discovered so many important cracks and problems that were not found during this one thousand dollar rip off so called an"INSPECTION" structural cracks in walls all over the house that are not visible to laypersons like my wife and I . One million dollars for the home and it was labeled by this company as very good and sound,but not so . What a joke. A FEEBLE ATTEMPT THAT COST WAY TOO MUCH FOR WAY TOO LITTLE . This guy makes a fortune and is a flat out rip-off Cracks in walls over doors beams and in complete walls. In and out in two hours and no consequential information ordered . Hired this company for pre purchase inspection last year. The technician (Drew) spent a lot of time here and there but missed two major issues: cracked foundation wall and a hump right at the center of the house. The foundation issue was serious (had to hire a foundation repair company). I am aware that the inspector was not a structural engineer but how could he fail to even notice these? Just disrespectful! Try another place. The inspector turned the heat up to 88° then when seeing the heater was fine just left it running! After turning on every single light and leaving them on as well as every appliance, our home was uncomfortably hot he turned on the A/C and left it running till the place was too cold. This was in the spring which is one of the only moderate times of year here so both weren't needed. Then after going outside to inspect the outside he came back in and shut off the furnace completely with the thermostat off line. Why??! I was busy getting ready to move and had to go arround turning appliances and lights off everywhere, twice. Then when trying to adjust the thermostat it wouldn't come back on because he decided to shut off the thermostat it self! I completely understand checking everything thoroughly however this is not OK to do to people. He of course had left the house after shutting off everything so I had to figure out what he had done and how to correct it after making the place so uncomfortable for us. Sadly I have autonomic disregulation so this was a lot for me to take but even the others there for the inspection were very uncomfortable as well. We passed inspection with flying colors however this isn't OK. read more

As far as the inspection went - I feel they were very thorough. We chose this company due to the warranty. They were more expensive than other vendors but felt the warranty made up for the difference in price. However the warranty process was very limited. We had an issue that arose, the warranty claim was denied. So if a warranty is important to you - you may want to look elsewhere or inquire what the warranty will and will not cover. read more

We had Hero do our home buyer inspection which they did a good inspection. Our problem is that the inspector disclosed to the seller some findings on some items that his discription to the sellers did not match what was in the report possible costing us some inspection findings repairs or compensation. I responded to Kurt about our displeasure via email to get a confused reply back? I guess he doesn't understand the inspector works for us not the seller and any questions from the sellers should of gotten a reply of.... my inspection will be in my report I will give to sellers you have a nice home. Period Hero was paid for by us for a inspection not the sellers. I Recommend for your inspection needs to use another company. I will not refer Hero but will tell everyone about our displeasure with Hero you can count on that. read more

So I need to pay you to cover the job you did... makes sense right... how about do good work and when you miss something be accountable for it. Greg did our inspection and he was PHENOMENAL! He is incredibly friendly and professional and was very helpful in explaining the different things he noticed about the house. He showed up to the inspection on time and (even I was a few minutes late) but had gotten started on the exterior of the home and was happy to walk me through what he had already done which was super nice of him. After he completed the inspection, he went through the different items he had noticed, explained why they are a problem or may be a problem in the future as well as some tips for dealing with those issues should we choose to tackle them ourselves. Scheduling the inspection was a breeze and I can not recommend Greg highly enough! He is fantastic and we'll be recommending HERO to anyone with inspection needs! read more

Um...these guys are the BEST! I decided to buy a house earlier than planned with a very fast escrow and needed an inspections ASAP. I called Greg full business mode saying I bought a house, needed an inspection, etc. His first sentence was "well first of all, congratulations on your first house!" Totally got me off guard, it was really sweet. He called me back with a quote and time for the day I needed the inspection. Flash forward to today. Very dissatisfied with our inspection. We moved in two weeks after our inspection to find our dishwasher had a foul smell and did not drain after running a cycle. We troubleshooted ourselves and it didn't appear as anything was clogged. I called Hero to ask their suggestion and was told to run another cycle with bleach. I was hesitant because I knew it would just fill up with more water. It did just that. I sent a note to Hero asking what can be done as we believe this issue should have been discovered by the inspector. We recall the dishwasher running during our inspection walk through but do not recall the inspector checking the end cycle as he walked out with us. We asked for a resolution and were told the dishwasher was clearly being used by the sellers (did not seem as if anyone was living there; the cabinets were empty and the home was filled with staging furniture) and that it worked during time of inspection. Well it did run, that's correct but it doesn't drain. We were then told to look on Craigslist to buy a replacement ourselves (really). I asked if the inspection was considered complete despite not seeing the end cycle through. I also asked if they knew for sure the sellers were using the dishwasher between inspection and closing. I did not receive a response. Hero took no responsibility for missing this issue and made no effort to seek resolution. We were aware the appliances were older upon the home purchase, but we were also told they were all in working condition. Now we will be out a few hundred dollars. read more
