He came out quickly, was extremely thorough while trying to keep cost low, and is familiar with biotoxin illness, which was super refreshing! He even recommended a few doctors I could see. I told him I'd be recommending him to at least 2 other people!

He entertained all of my extraneous questions as well. I highly recommend attending the home inspection with Tim! His previous construction expertise, combined with his home inspection experience and friendly demeanor, made for an extremely smooth and enjoyable process. I received his inspection report quickly and while certainly comprehensive, it was still very easy for a lay person to follow. I feel much more confident in my home purchase having hired O'Leary Home Inspections. (I did elect to have the radon & pest inspections done at the same time).

Well, here's one more because Tim is a rockstar. My wife and I are first time homebuyers and the process of finding a quality inspector was daunting to say the least. I found Tim as a recommendation on a Pittsburgh Reddit post. Having worked in sales for over 20 years, his website was what sold me initially. "When - and if - you speak to my competitors, you'll notice some of them practice the "High Pressure Sales Pitch." They'll dance around your original question: "HOW MUCH DO YOU CHARGE." They don't want to let you off the phone until they've made a sale. I don't believe in that: I'll answer ALL of your questions, and if you want to call me back later, that's fine with me." Tim was very communicative about the process, offered discounts for bundling inspections and paying cash. The day of he explained everything thoroughly as neither of us know anything about the structure and quality of a house. His report was color coded and very detailed. We knew what was urgent, what needed to be fixed in the future, and what would be normal upkeep. He answered every one of my questions and was patient with me. It is beyond evident that Tim loves what he does and that shows in his work. He didn't scare us but rather prepared us. He also recommended Joe Blume for a sewer and drain inspection and we trusted recommendation. They are a great team and we're so glad we trusted them to help us with this process. We're glad we could support a small business owner and if we ever buy another house, Tim will definitely be our go-to inspector. Don't think twice, Tim is THE inspector you want. THANK YOU, TIM!!

We took time to read through…read morethe report and examine the photos in it and then spoke to him the next day with questions we had. Randy took time to answer all our questions and give us the benefit of his expertise. I felt his report was not biased or alarmist but rather, in an even-handed manner, highlighted areas to note in the home we were considering buying. This enabled us to proceed in the manner that was right for us. I would highly recommend his services should you need a home inspector.

Randy Payne was known for his thoroughness and the accuracy of his reports, and we were buying a house remotely and needed an honest and thorough eval. We let him know that there was a tight timeline toward closing on the house, and he jumped right on it, which was appreciated. We could tell that by the report we got, which made us very comfortable, knowing what parts of the house needed addressing, but also which parts we didn't have to worry about at all. That paved the way for the purchase with a lot less anxiety. So we'd highly recommend Randy Payne and his inspection service.

On Saturday 9/28/24, we had a roofer come out to provide an estimate on recommended repairs per the home inspection report, during this inspection, the attic was found to be wet with many rotting or rotten boards, wet insulation, etc., necessitating a new roof ASAP. Wednesday 10/2/24, our new roof was installed, this was an unforeseen expense, as we thought we'd have at least a year or two to save and prepare for that purchase. Additionally, I asked Tony Lupinacci for recommendations on a plumber, electrician and roofer, all of these recommendations aside from Poillucci Plumbing have been a bust. We had an appointment with Bronson roofing for 9/25/24, they no call no showed on us 9/25/24 and have failed to return any of my calls to date. Electrician Rob Sumpman came out and looked at the issues 9/25/24. I had not heard from him until 10/4/24 when he informed me I would receive an email estimate from him tonight, as of now, I finally received an estimate from him 10/7/24, however we went with someone else because he took so long to get back to us. I emailed this information to Tony Lupinacci 10/4/24 with no response. 100% WOULD NOT RECOMMEND

As we had been living in the house (an old house in Bloomfield) for some time, he offered us a fresh perspective, which we valued immensely. He informed us of some issues that we were unaware of (such as an old electrical line coming into our meter from the street, loose roof shingles, etc.) that should be addressed. This provided us with a helpful starting point for setting up a schedule of necessary home improvements. Andy took his time to answer all of our first-time home buyer questions and impressed me with his knowledge of the construction, electrical, and plumbing trades. He walked our house during the Covid pandemic, and followed all proper safety procedures. We added on a pest check sub-contracted through Griffin that was fast and thorough (and luckily revealed no termites). We were able to schedule an appointment within a week, despite a crowded schedule, at a very reasonable rate, and received the inspection report within a few days. Andy was professional, friendly, and efficient. I would highly recommend him for your home inspection needs.
