My wife and I hired Andy Griffin to inspect our home, which we were planning to buy after renting it for a few years. As we had been living in the house (an old house in Bloomfield) for some time, he offered us a fresh perspective, which we valued immensely. He informed us of some issues that we were unaware of (such as an old electrical line coming into our meter from the street, loose roof shingles, etc.) that should be addressed. This provided us with a helpful starting point for setting up a schedule of necessary home improvements. Andy took his time to answer all of our first-time home buyer questions and impressed me with his knowledge of the construction, electrical, and plumbing trades. He walked our house during the Covid pandemic, and followed all proper safety procedures. We added on a pest check sub-contracted through Griffin that was fast and thorough (and luckily revealed no termites). We were able to schedule an appointment within a week, despite a crowded schedule, at a very reasonable rate, and received the inspection report within a few days. He is knowledgeable about Pittsburgh-area homes and what to look for based on the time period in which a home was built. Our home was built in the early 1900's and he talked us through how our basement and home structure was a product of that era and what we could do to best maintain it. I want to start out by saying I have absolutely no complaints!! Andy showed up on time and explained everything thoroughly. Right away he said I could either follow him around or take an extra look around the place to see if I noticed anything. Asked what my main concerns were before he got started and kinda got a background of the house. Performed a home inspection for a home I purchased in 2014. Noted knob and tube wiring in the attic and stated that it was dead after checking it. Selling the house 6 years later, low and behold, live portions of knob and tube wiring. Other live portions in the basement, which were completely visible. Most here have given a review based upon their experience as a buyer. Buyers are always looking for an inspector to "nit-pick" a house beyond reasonableness. Example: Andy inspected my house that was built by a higher end builder 15(ish) years ago. The house was built using the highest end and over engineered products, no corners cut and always using top professionals within each area that went above and beyond. At some point, we experienced a bathroom related exhaust fan venting tube failure. It created excessive moisture at the outside of the interior attic roof just prior to the eave. A very small area (24"x24") became mildly moldy and was then remediated by a reputable company that specializes in this type of remediation. Everything, including the fan system was replaced, re-routed and improved to ensure there would be no future issues. Andy, without additional explanation stated within his report that there was the appearance of mold and that it had been "covered".... yep, it was in fact "covered". What Andy apparently did not understand since he is not an expert in that field was that the mold was remediated using a sanding and removal technique that is finished by applying a mold inhibitor and encapsulation sealant to prevent spread or re-growth. Andy's report did not state that because he apparently had no understanding of that, nor did he ask us or an expert. He simply made a non-informed statement with no explanation that ultimately frightened the buyers (under contract) and they then withdrew their offer due to that particular "finding". This is an area where inspectors should be liable but will never be. They are permitted to make statements that are offered without complete facts. The remediation company provided proper documentation stating that the issue had been remediated, we offered additional testing at our cost, but the buyers had already been "scared off" by this misinformation. There were other very minor issues where Andy took technical information out of context and presented it as fact when it was not. Buyers are not experts and are usually overwhelmed when they review these overzealous reports but of course they feel great that the inspector when "above and beyond", even though the information may be misleading. Though the house passed the inspection with flying colors, there is really no pass or fail overall unless it is something egregious or a hard stop for safety purposes. Everything else is conjecture that changes every other year and therefore cannot be maintained reasonably. When the buyer reads the report, it is often read without any interpretation and that is the disingenuous part of these inspections. Additionally, Andy and professionals within this inspection field are very rarely experts in any of the areas in which they inspect. If one is to review the testing procedure for a home inspector, speak with a certified electrician, roofer or plumber, it will become very evident that the inspectors are often shooting from the hip with just enough information to be "dangerous". We had a different inspector state that our house was better than vast majority of the brand new homes he has inspected and that any inspector that found fault with our home is simply "looking for issues where issues are not" and may be posturing for home buyers. As he stated, it's difficult to justify a $400 plus inspection without finding issues and without enough context and photos to fill 40 pages. Good luck as a seller with this inspector. read more

Not at all happy with this home inspector. There were a few minimal things wrong with the house that he found. He seemed more concerned with senseless things rather then more important things. Upon moving in I had noticed and found two things that were more major and should have been on the report. Worst service I ever received. I used Griffin based off of a referral from my real estate agent. I called off and was there for the entire inspection. I told him I knew the roof was older but I would not be able to afford a new one immediately and wanted to make sure it had a few years left. He told me it did. His report stated it needed a few flashing boot repairs to PREVENT leaking and he had a few pictures of the roof showing the cracks around the flashing. Of course he did not go up on the roof and therefor missed the 9 holes in the roof! 13 days after I move and during the first rain since I moved in water began coming through a light fixture in my bedroom ceiling. In the attic right below the light fixture was black mold. Above the wet, black mold, was a broken board that was NOT hidden by insulation. But the inspector didn't go into my attic even though there is a rafter he just mounted a camera and told me the structure was fine. Needless to say I had to buy a new roof and would NOT have purchased the house had I know there were 9 holes in the roof. I paid $500 for him to inspect my house and he did a lousy job. Literally the bare minimum. If thats not bad enough in the report he told me to get my AC and furnace services as they were 'very dirty' I paid a company $95 to come in, showed them the inspectors report and had them clean it. EXCEPT---- It wasn't dirty and they said had been cleaned recently!!!! I found a receipt from the previous owner in a stack of paper. It was dated Aug 2017, The inspector came Sept 18th 2017 and the company I paid to service it came in Oct 2017. I wasted $95 paying for a service I didn't need and paid $15,000 for a new roof because he was ineffective. read more
