My experience with Tim far exceeded my expectations. As a first-time homebuyer, Tim put my mind at ease. He was extremely thorough and ensured that I understood his assessment at each step. He entertained all of my extraneous questions as well. I highly recommend attending the home inspection with Tim! His previous construction expertise, combined with his home inspection experience and friendly demeanor, made for an extremely smooth and enjoyable process. I received his inspection report quickly and while certainly comprehensive, it was still very easy for a lay person to follow. I feel much more confident in my home purchase having hired O'Leary Home Inspections. (I did elect to have the radon & pest inspections done at the same time). read more

We would give Tim 10 stars if we could! I have never in my life seen a business with no negative reviews. I told Tim that I was shocked, and there are SO many. Well, here's one more because Tim is a rockstar. My wife and I are first time homebuyers and the process of finding a quality inspector was daunting to say the least. I found Tim as a recommendation on a Pittsburgh Reddit post. Having worked in sales for over 20 years, his website was what sold me initially. "When - and if - you speak to my competitors, you'll notice some of them practice the "High Pressure Sales Pitch." They'll dance around your original question: "HOW MUCH DO YOU CHARGE." They don't want to let you off the phone until they've made a sale. I don't believe in that: I'll answer ALL of your questions, and if you want to call me back later, that's fine with me." Tim was very communicative about the process, offered discounts for bundling inspections and paying cash. The day of he explained everything thoroughly as neither of us know anything about the structure and quality of a house. His report was color coded and very detailed. We knew what was urgent, what needed to be fixed in the future, and what would be normal upkeep. He answered every one of my questions and was patient with me. It is beyond evident that Tim loves what he does and that shows in his work. He didn't scare us but rather prepared us. He also recommended Joe Blume for a sewer and drain inspection and we trusted recommendation. They are a great team and we're so glad we trusted them to help us with this process. We're glad we could support a small business owner and if we ever buy another house, Tim will definitely be our go-to inspector. Don't think twice, Tim is THE inspector you want. Tim O'Leary was recommended by my realtor and was a great choice. He is exactly the kind of home inspector you want, especially if you're a first time home-buyer who is nervous about the process! Really pleasant guy who answered all my questions without making me feel like a nuisance. Allowed me to follow him throughout the inspection and pointed out things that were problems but easy to fix, as well as what would need more attention (even giving me pointers about how much work would be involved). He also showed me how to operate certain appliances and where to find the main shutoffs for water and gas. Very thorough and easy to talk to. Highly recommended! read more

Mr. OLeary did a great job inspecting a house I'm considering purchasing. He took his time, is methodical, and very thorough in finding the good things about the house as well as issues while explaining their significance. He takes pictures and shares them in the report, and color codes his findings as to their relevance. I got me report the next day as promised. He also coordinated the radon and pest inspections. Very personable as well. If I ever need another inspection, he'll be the go to guy. read more

Tim O'Leary can be contacted through the link below... http://homeinspectionbyoleary.com/contact.php He has a physical address listed, but it is best to contact him by phone, email, or through Facebook... https://www.facebook.com/olearyhomeinspection I used Tim O'Leary earlier in the year for the previous house I tried to buy (the deal fell through due to liens the seller had against her and because the house failed a dye test), and I found him to be thorough (photos and extensive documentation were provided) as well as professional. Tim is also a very personable fellow with an eccentric sense of humor and a down-home demeanour. who will give you 100% of what you pay him. I strongly recommend either him or Keystone Building Inspectors when you choose to buy a home. read more

I had Tim inspect a home and feel strongly that anyone looking for a home inspector should consider using O'Leary Home Inspection. Tim was early to the job and apparently this is typical. He has extensive experience, but his main talent is being able to communicate complex information to the rest of us in a way that is maximally useful during the home purchasing process. Tim is an advocate for you the buyer and able to get you all the information you need to purchase the home (or to not purchase the home as the case may be). The final report is easy to read and understand. I highly recommend O'Lea Home Inspection. read more
