He spent over allotted time mostly talking on his cellphone. He put wrong electric panel information on report. The sewer line inspection was only 9 feet because he couldn't make it go farther. I have had it inspected recently and the other company had no issues running a camera through the entire line. The inspector left all lights and fans on and changed the settings on dishwasher . He also scraped paint off the attic cover when he inspected the attic. He couldn't find anything wrong so made stuff up and said to consult a trade professional for possible problems that don't exist.No respect for the home being inspected. I think he stepped on Sheetrock in the attic because now that is dropping on ceiling of the garage rather than staying on rafters in the attic. I think this is a bad company to perform anything that has to do with letting them in your home. read more

I have bad experience with this company, they cost a lot than any other inspection, at the same time they have missed many issues which is very disappointing. A few days after moving in, we found out that our toilet is not flushing, there was no cold water coming out of the faucet in the sink, bathtub flow was not good, foundation had water damage, and many more. With the price they charged, you think you have peace of mind before closing the house. If I knew these problems and was in the inspection report I would not buy the house or I could have put in the closing negotiations. It seems their inspector was just walking around, take pictures and then put it together as an inspection report. When I called them, and complain about the issues, and owner saw the severity of the problems, he referred me to their insurance as a new claim. I have been dealing with their insurance since then and now I am to the point to involve my lawyer since their insurance company just giving you lecture about rule and regulations that has nothing to do with your claim/problems. Stay away from this company, and if you complain and they refer you to their insurance, just get your lawyer involve from the first day. Guy that did my home inspection helped himself to a soda (left dirty stuff on refrigerator door handle). Went in pantry got some candy. Left soda can and candy wrappers in trash can. Then his little red car had no ladder on it used my breakfast bar to stand on to reach a ceiling outlet plate. An inspector without a ladder weird and he was supposed to check the roof, which he said was too steep. Did he do damage to breakfast bar YES a little. Hope you do not get this guy to inspect your house. Did a/c wrong also. Cost me $$ to have a/c company come out nothing wrong with a/c's inspector used heat sensor gun probably which are 5 degrees off. Professional a/c checked ac correctly. Again retink getting this company especially one that came here. read more

SAVE YOURSELF AND RUN AWAY FROM INSPECT360! If I could give negative stars, I would do that. My home inspection in Farmers Branch was completed by Inspect360 in November. I moved into my house, and have repaired: the water heater, the garbage disposal, and the electrical outlets. The electrical outlets were installed upside down, but the inspector did not catch that. They also said the garbage disposal was brand new, and it was not. There were parts that were disintegrating. There was no hot water when I moved in because the water heater was failing. Inspect360 did not catch that either. I also now have a massive line break in the water line. Instead of water properly draining to the outside lines, I have a swimming pool under my house that is a grotto from hell with a private entrance. But, wait...it gets better! Inspect360 never checked the sewer lines because they "could not find the cleanouts" so it is not their problem. The cleanouts were outside next to the AC unit. Apparently, the cleanout units needed to be dancing around with arrows pointing towards them order for them to be seen. It gets even better!! Because Inspect360 was completely negligent in their ability to inspect anything in the house, the burst pipe was not detected...and it severely damaged the drywall and the wood studs. So, I now have soaked wood in my home, damaged drywall, the lone bathroom is unusable, and a restoration company drying out the damage. But it does not end there! Because Inspect360 did not bother to locate the cleanout valves, they did not notice that the plumbing was pitched incorrectly. So, there is now a trench akin to a WWI European Front in my backyard because the pipes need to be addressed so water does not continue to collect under the house. But, wait, there is more!! I talked to Ed, who manages the inspectors (or owns the company, not really sure). He had ZERO intention of assisting me or even listening to the situation. He talked over me, told me how I was wrong and "all of this was in the report" (that is not correct), and then hung up on me. I am not sure if this is how he talks to everyone, or women, or just people that suggest his inspectors might be human and make mistakes. Just know that if anything is listed in the report, the response will be to have a licensed professional follow up (or something to that effect). That tiny phrase is their get out of jail free card. And, if something is not in their report (like the missed electrical issues where the inspector photographed the new outlets being tested but none of the old outlets that needed fixing), Ed will tell you that it was covered because he spoke to the inspector. So, the report works when it benefits them and is ignored when it does not. I have lived in this house for three months. I have no idea what these people inspected, but it was apparently none of the items that actually break. I contacted Inspect360 to use the 90 day coverage for the first round of plumbing and the electrical and they said they could not help. So, not their problem after paying them to inspect the house. I contacted them again this past week and submitted all of the paperwork again. It has been four days and...crickets. They should be embarrassed. Do not use this company if you value your sanity, your money, and your investment. Call a plumber, an electrician, a foundation person, the HVAC person, and a roofer to get actual information on your house. read more

Do not have these people inspect your house or anything on your property. I was recommended i have my plumbing inspected via sewer scope just to see the conditions of my pipes due to it being an older home and them being cast iron. I called inspect 360 and they were available to come the following day which I was glad. They told me nobody needed to be present and they would come at 4pm and once completed they would upload my report online. Next day arrived and was told inspector would be there at 4pm for inspection. My realtor called me at 3:20pm and told me that she recieved a text saying that the inspection was complete.I go online and sure enough it said my report was ready and had to pay $250 to recieve it which I did. Once recieved the report stated that inspector was unable to remove the sewer plug on the clean out access in front of the house and recommended i get a "professional" to do so. No sewer scope was performed and was out $250 dollars. I called them and asked to speak to the inspector personally so I can get more details cause I was really confused and couldn't understand if I was reading his report correctly. Inspector called me and said he couldn't remove the clean out cap and unable to do the scope inspection. He couldn't go through the toilet because he said that would involve removing the toilet and he's not a plumber. He said he doesn't have a ladder to get on the roof so he can't drop the scope down the sewer vent, but yet they claim to be an inspection company which if I'm not mistaken the roof is one of the main things to check when buying a home. I called the company several times and requested a refund and each time was told they would pass along to the higher ups and will call me back. It's been 4 days and still no call. Since then I hired an actual plumber and took the day off of work cause I had to be there for this one. Plumber showed up and I told him about the previous inspector the day before and warned him that he may have his work cut out for him today. He and I went to the clean out acces and he had the cap off in less than 10 seconds. I couldn't believe it and at this point I knew I was scammed by inspect 360 and was furious. If they put this much effort in removing a cap I can assume they don't put any effort in home inspections at all. Stay away from these scammers. I mean they don't even carry a ladder with them but claim to be an inspection company. I'm not done with these scammers. Oh yea the plumber cost was only $97 compared to their $250!!! I'm not done with these scammers. Stay away from these lazy inspectors!! Update: i called the company again and was finally taken care of after multiple attempts and was refunded in full. I would still be weary of their inspection process and recommend you be on-site during inspection process to ensure they are doing all that you request. Still in disbelief that inspector doesn't carry a ladder with him while going to job sites. read more

I reveiwed far too soon. After moving in I found more than one discrepancy. There was a leak in the master bath that cost me an immediate repair. The inspector stated everything was in working order however, the sewage system was not connected to the main line causing a leak. This cost me several hundred dollars on a Friday afternoon. I would not recommend this company to anyone. They do not return calls and avoid any responsibility or accountability. There are more reputable companies available to assist when investing in such a large investment as a home. read more

We had them do a pre-drywall inspection on a new house being built in Dallas, since we live in a different state. They responded promptly to communications and were very accommodating to rescheduling the inspection as our house construction experienced delays that moved the completion date for wall work. However, their report noted items that were not actually problems and done to code, but missed other items that we found ourselves when walking the site during a visit to Dallas two days later - like pinched ductwork and torn exterior insulation board. Also a piece of the concrete curb in the garage was busted out for the sewer line when we were there, but might have happened in the day between the inspection and our visit - can't tell from the report photos if it was there then. In the email that contained their report, half of it was devoted to promoting "PORCH Home Assistant" repair and handyman services. Then, I started getting emails from PORCH promoting their services. When I unsubscribed from those, I got voice mails from PORCH, and this kind of diminished my overall experience. read more
