Because he works with a network of equally professional specialty inspectors, he was able to coordinate a home, WDO, and pool inspection in an extremely short turn-around time. The reporting provided is top notch and Kris found items that had been missed previously by others, saving us from some significant expenses down the road. With his recommendations in hand, the homeowners were able to quickly see to the remediations and the sale stayed on track. In addition to being a licensed contractor and home inspector, Kris is also certified in mold inspection so I felt like I got a professional overview of any mold issues as a free bonus. Thank goodness he didn't find any, mold is the state flower of Florida you know, but he looked. Kris does a great job. Every house has little issues but that should not stand in the way of buying a house. If you stressed about the "to-do-list" on a house, you would never buy one. I'm not saying he overlooks anything but he doesn't make a mountain out of a molehill which is important. You want to know about the items in the house but you don't want your inspector to make such a big deal about little things that you feel bad about your new home purchase or get freaked out about something that is found in every home inspection. Home ownership is about knowing about the house from a good inspection and accepting that every home has a "honey-do-list". I am not doing this review for myself nor am I looking forward to the backlash/responses from Mr. Militano...I am only leaving this review to let others know what you are getting with this company. Kris sent a crew of people to inspect the home we pruchased in April 2017. He arrived to the inspection over an hour late. As we went throught the inspection findings, I pointed out numerous conditions he missed, like a burlap sack stuffed around wiring coming out of the electrical panel and questioned his explanation of a large drywall crack in the ceiling. When I asked about the burlap sack around the wiring he was unsure if it was a fire hazard and the Selling Realtor Agent had to call her electrician to confirm, and YES it was infact deemed a fire hazard. Kris determined that the large drywall crack in the living room was caused by use of different plaster materials being used during construction however we have since learned that the home experienced a major fault in the foundation that was repaired with unpermitted work that needs to be redone to bring it up to basic safety standards and code which will cost at least $10k to repair. He miss diagnosed cracks in the pool deck to be "typical settling cracks" but I found out later there was a gap of at least 5 inches between the slab and dirt that had washed out from a corner of the slab that was broken and also omitted from the reports. The quote for this repair was $3,200. The guest bathroom tub had a bath matt in the bottom of the tub during the inspection that concealed significant damaged to the tub surface which was omitted from the report since they didn't pull up the bath mat. Our home also has a crawl space the he and the pest inspector entered and inspected. He missed significant water damage and wood rot under the AC handler that will cost at least $40k to repair. Kris revisited the home and admitted to missing the damage under the AC handler but is attempting to defraud us by saying it dioesn't need to be repaired. I have had another inspection company and 3 general contracts all confirm that it need to be repaired with estimates $40k. During this follow-up visit to the home to review all the omitted conditions, he asked about some mildew in the top of the AC handler closet. I reminded him that it was already noted in his report as mold and that I had to hire a secondary mold remediation company to test it and they determined it to be mildew. Kris said that he wished he had noticed it the first time but that someone else on his crew must have added it to the report without him knowing. Prior to closing on the home, the garage roof was resurfaced but has been leaking significantly ever since we moved in. The company that did the work went out of business after their personal home burned down so we are also left to re-do that repair on as well. Our washer, air conditioner, and hot water heater all failed within 4 months of being in the home. The horror story picked up again when our home insurance was cancelled after he failed to updated our 4-point report to document installation of a ground rod that had been completed prior to ever moving into the home. The insurance company and I both requested the updated report numerous times prior to the policy ultimatly being cancelled due his negligence. After seeking legal counsel, it was recommended to attempt to avoid a costly court case and simply ask Kris for his help to correct the omitted conditions. As expected, he refused to help us, denied all responsibility, but did refund the entire inspection fee. read more
