The first was figuring out how to realign a very complicated roofline so that rainwater would channel properly. The house has been built and added onto in stages over roughly 100 years, so every addition and alteration made the roofline more complicated and less cohesive. I had literally spent hours sitting on the roof trying to figure out a workable solution. Eugene looked at the situation, thought it through for about 10 minutes, and sketched out an option that simply would never have occurred to me. It was practical, elegant, and made immediate sense. The consultation was some of the best $400 I've spent. The second issue was understanding how well the house is braced for earthquakes and how the existing foundation works structurally. Again, Eugene combined a strong engineering mind with real-world practical experience and explained everything in a way that I could actually understand. The city of Gardena's plan checker passes and fails permit revisions based on the whim of his…read moreemotions that day. For months, he was failing our revisions to window permitting we found out were unpermitted during the purchase of my house. He kept telling us we needed an architect and/or engineer to sign-off on our headers after updating the windows to meet egress requirements. Then, after actually paying for and submitting engineering calculations, the plan checker says they weren't necessary as he could do the calculations in his head. WTF? None of that was Jeremy's fault but he was able to work with us on pricing since at this point, we were tens of thousands over budget on our single-family home rehabilitation budget already. He was even willing to do a sliding scale of doing 90% of the work and only paying a small portion of the overall fee, in case the engineering calculations didn't work out, which would mean that we'd have to spend the $10K+ that GC's were telling us they needed to replace the window frame headers (excluding the new window costs). Jeremy has reasonable pricing and is willing to work with small projects because of a city plan checker having a bad day along with the big commercial projects. He saved me from an excessive amount of rework that the city plan checker was asking us to do that wasn't necessary. I would have had to throw away completely new windows! Don't be afraid to call him to discuss your project.
