We have used Mike Biechler Home Inspection several times over the years. We have used his services…read moreprior to purchasing homes and found him to be very thorough and detail-oriented. He provides a detailed report in writing as well as explains his findings in a way that anyone can understand. He has found problems that we as lay-people would have never thought to check or consider. We have also used him to inspect our home during the building process to detect problems and issues along the way. Most recently we have used him to act as an independent voice on whether or not a major repair was warranted. Never ask the person trying to sell you something if you need it. If you are not an expert- hire one!

When I was looking for a house, I hired this company twice for inspections. The main reason I went…read morewith them is because they have great prices for performing a home inspection, radon test, and termite inspection. I had used a more expensive inspector before and I have learned that you generally get what you pay for. The inspections were not bad. The inspector was very friendly, answered my questions, and identified many issues with the houses that needed correction. I also received my inspection report the same day. However, after I bought the second house and moved in, I found out that my house had many code violations that were expensive to fix. When I called the Inspection Center to ask why these violations were not noted in my report, I was told they do not identify code violations and this is explained in the documents I signed AFTER the inspection was completed. Shame on me for not reading it carefully the first time I used them. Also, some of the water valves leaked when I turned them and my dryer gas valve was so rusted it couldn't be turned. I had to pay $200 to have the valve replaced. I wish the inspection had included turning all valves in the house on and off. If you are buying a newer house (especially if still under warranty), I would recommend this company to save some money. If the house is older and may have code violations, rusted valves, etc....I would encourage you to shop around and ask for sample inspection reports to make sure you get your money's worth,

We hired Wayne from Tri-M to inspect a property we had an offer on in Lancaster. The property is…read moreover 100 years old, and Wayne was a real pro for our older property. Not everyone knows what to look for in an old house - and he certainly did. He gave us tips about the foundation, pipes, etc..and was really knowledgeable. If you accompany him through the inspection (and I followed him around with a notebook), you learned all sorts of things about your home - he gave suggestions for future repairs, and pointed out things that were big fixes vs. things that we could remedy ourself. He was able to make an appointment quickly for our timeline, and got the report back to us very quickly. He also did a fantastic job with our radon inspection. For an inspector in the area, he did a great job, and I'd definitely use him in the future. The only thing I would love is if he had more referrals of reliable local businesses who could do the work on things that require repairs...but all and all, that's really not his role. What I particularly liked about him, is that he doesn't focus at all on the cosmetic things - which too many people do....instead, he focused on the big things - structural integrity, electrical systems, heating system, roofing, etc..the things that could really sink your budget. He actually take a ladder and goes up to your roof to look at it - and we had a 3 story place. For a thorough, reliable inspector who will go through both the internal systems and external integrity...Wayne does a great job. As you'll see from my other Yelp reviews, I don't always give positive reviews - but this guy deserves it. Solid integrity and inspection.

Not only was he able to show me some major problems, but also give great advice on some smaller problems including DIY projects that he believes I can do to increase the property value of the building. I really appreciate how quickly I was able to schedule the inspection, and also how helpful Anna was with the logistics and follow up. Thank You Tri-M!

I think this location may be closed now since I cannot find them on google maps. However my…read moreinspection was in November 2019. I have found two issues that were seen but not mentioned in the home inspection report. The one was improper drafting of the water heater. They did not mention melted plastic rings near the inlet and outlet valves, nor did they mention a lack of proper ventilation for the gas water heater. They also failed to notice a double tap in the electrical box. Neither of these things I changed since moving in. But I have since been informed that the bottom of my sealed water heater was scorched and posed a fire risk all these years.

We've been in our home about two and a half years now, and there have been innumerable issues. Let…read moreme say, before I continue - that I respect the things that a home inspector can and can't see. First - the positives. The inspector was on time and professional in person. He was kind. He found that we had a radon problem. Obviously though, years after using them, I am not happy. The things I don't blame them for at all: A drain on one of the bathtubs had a significant leak within two weeks of moving in. Obviously there's no way they could've really known that. Not their fault. Our hot water heater went bad within six months of moving in. No way they could've predicted that. There's other examples, but the bottom line of my review to start, is that I'm willing to respect (although I disagree with the value to an extent) what a home inspector sets out to do and what they can and can't "see". That being said, There have been several major issues that cropped up both immediately and with a short period of time of moving in that I believe should've been detected to some extent. For one, one of our side sections of roof is rotting and leaking. For years it has obviously been leaking down into our wall which had rotted wood and obvious evidence of water damage on visual inspection. There's bubbling and evidence of water damage in several locations . A simple visual inspection of the roof after settlement revealed cracked shingles with rotting underneath etc. etc. Underneath one of our decks - The old owners, we found shortly after moving in, had placed plywood, which was rotting already, against some crawlspaces to block them off a little bit from the outside world. A simple comment about this rotting wood would've led to more inspection underneath (plenty of holes in the wood to look through) - to see that some of the structural beams under the House were also rotting. In addition there was masonry work that needed to be done. The wood siding on one section of the house was rotting. No comment on it. There was no insulation in several sections of basement (literally open areas to the outside world). Obviously - if I wasn't a first time home buyer with no help - I would've navigated these things better and found them myself. Buyer beware. Always.
