Mike Horvath failed to identify an oil seep on the surface of the oil tank that could have and should have been detected simply by looking at the underside of the tank. Seemingly, no advanced tools or cameras used to help detect seepage. Buyer beware - it may make sense to hire another inspector to double check Mike's work. Housemaster was very unhelpful in resolving the issue. They wasted time and were dismissive of my issues, admitting no blame. Do not trust this business! read more

I really enjoyed working with Dino Kaoukakis. He scheduled an immediate inspection when I was down to the wire on a house purchase. He said some people don't go the the inspection and some people are "hands on". I am the latter and went with him on the whole inspection except for the roof. The WORST. Not only completely useless but dangerous. I'll start with the least of our Housemaster nightmare first before getting to the most devastating of it. (1.) 4 months after our inspection ConEd shut down our power for weeks saying it was too dangerous due to "failure of our electrical equipment". It cost us thousands. (2) Bob told us to use draino on stubborn drains.... we ended up having to rip out floors and ceilings and replace pipes entirely...costing thousands. But the worst if it... About a year after our inspection we found a great deal of asbestos all over the house - in 7 rooms, including the nursery, childrens bedrooms, playroom, dining room, living room, etc. It was in plain site attached to the sides of some wood doors and radiator covers, not hidden behind walls. In fact we looked at it everyday thinking it was cardboard that we would slowly peal away at during renovations. My father identified it during a Christmas visit in about 30 seconds. It had never occurred to us that it was asbestos because the housemasters inspection report appeared to include an asbestos assessment - identifying an asbestos covered pipe in our garage and recommended abatement...which we did immediately before moving into the house. Forget about the thousands of dollars we lost from not being able to deduct the abatement expenses from our closing costs. Our family has been eating, sleeping, playing and breathing next to deteriorating asbestos for just over a year. Our infants crib was inches away from it. We even let our children color on it believing it was just old cardboard that we would eventually scrape off. We are absolutely devastated by the potential health effects for our family. We had 3 abatement companies come to our home for estimates all saying that they couldn't believe our home inspection missed this. When we contacted Housemasters they 1st responded that asbestos presented a "low risk for any ill health effects". After pushing they eventually asked me submit a claim with our lab reports and abatement estimates, which they promptly denied citing the fine print in their contract that their inspections don't include identifying asbestos or radon or lead or any environmental hazards. (why did they even have me submit all the claim paperwork at all?...wasting my time) Their denial of our claim went further callously telling me in so many words that I shouldn't worry about my children being exposed to it. I lived in lower manhattan during 911 and am very well aware that is not the case as right now thousands of fellow residents are at risk and suffering. Our family is devastated. While we're still exploring our options, all we can do is try to spare as many other families as we can from the devastating consequences of a home inspection that failed us by sharing our experience everywhere we can. My inspection report came good on new our house, no mention of any electrical issues. One month later we're doing electrical work and the electricians let us know there's a leak from the ocoming into the fuse box in the garage. They said there is no way the inspector looked in there because they would have easily seen all of the corrosion. We had to pay $5,000 to get a new box. Not to mention it could have been an electrical fire. I would recommend using a different company Update: M is the last initial of my maiden name. My married name starts with a B. It was in Rye, NY in July. I was not present due to Covid restrictions. There is no way the electrical panel was removed and looked at because your inspector would have seen. I have pictures of the old box to show how bad of shape it was in. If you don't want a bad review online, do a more thorough job. read more

Do not use this company for a home inspection. It was a waste of money. The inspector did things I could have done by myself. Turn on sinks. Flush toilets. However he missed the big stuff like not one window could open. Almost every sink needs new valves. And the list goes on and on. I have tried to reason with Matt. He's a terrible businessman and does not care about you or the home you are buying. Find someone else. Trust me. I learned the hard way. Would have given zero stars if allowed. read more

Unfortunately, I need to edit my original review, which is below this one. During our inspection, we were confident we were moving into a safe home with a solid foundation and no major issues. Bob Horvath explained everything to us patiently and we were excited to have chosen a home where everything was in seemingly such good shape. Unfortunately, just 3 weeks into living in said home, we found MAJOR, MAJOR issues we could NOT have found ourselves and would of course rely on a home inspector to catch. These include: -Termites in basement -Rotted window frames (with termites in them) -MAJOR amounts of water leaking behind walls in basement and upstairs -During our first rainstorm, water started POURING into our house via the tops of our windows. Upon closer inspection, we realized we could actually easily stick a finger into our damp walls and that there is a major issue with water coming into the walls of our home. This is obviously a concern for many reasons, of course a huge one is the cost of fixing all of these extensive issues. During our inspection with Bob, my husband pointed out he was concerned about the look of some "wiggly" wall paneling in the basement. Bob specifically and directly said that they are not an issue and perhaps the result of changing temperature, not of moisture. We trusted him. Little did we know how much water and how many termites were hiding behind that wall. I can say with confidence we would NOT have taken this house if these issues would have been pointed out to us. We now have to deal with hiring a contractor, taking out a loan and keeping our house safe for our kids while we figure this out. I used Housemaster today for a home inspection on a new house in Bedford. Despite calling to schedule an appointment last night at 7 pm, I was greeted with a friendly voice and someone who was not only eager to help, but very helpful. They were able to get me scheduled for the next morning at 9 am. When I showed up at the property to meet the inspector, I found a professional who was already hard at work and had been for quite some time. He started with taking me around the whole property going over every detail and recommendations for continued care. When we would come to something that wasn't familiar to me, time was taken to ensure I knew how it worked and was comfortable. We then spent hours combing over the inside of the house and were very detailed. Lastly, we were able to get a debrief and the report on the spot. I walked away confident about the information I was armed with and that I know what we are getting into. Highly recommended and shout out to Gino who was a true professional. Save your time, money, and aggravation by avoiding this terrible company. We hired this company based on the recommendation of our real estate agent. Days after moving in, we found a leaking roof, a handful of plumbing leaks, leaking gutters, a rotting wall due to water damage, and a number of code violations that will need to be addressed. The estimated cost of fixing all of it will be well over $20,000. None of these issues were raised in the inspection. I understand that inspectors do not need to point code violations, but not finding a wall which is rotted down to the studs is gross incompetence. Their claim process is a joke, we never got anywhere and it took two follow-ups to get a response weeks after submitting our claim form. read more

He was incredibly thorough and detailed in helping us find what we needed to have fixed prior to purchase and what we needed to worry about with up keeping the home. Our second experience was led by Karl M. and was much similar to the first. We even needed an affirmation of the septic being in good standing and this company didn't waste any time getting us the necessary documentation. I've had the absolute worst experience with HouseMaster. I had an inspection on 10/19/2017 when purchasing my home. My home supposedly passed with flying colors. The inspector said it was a "great" house, and much better than another home we were looking to buy and had inspected by HouseMaster. So, we felt we had the green light to move forward. We didn't ask for any concessions from the seller based on the inspection report. We moved in December 15th. Soon after, we began noticing unevenness and bulging of the siding. After further inspection of the siding, we realized that there was warped boards, rot, and nails sticking out of the siding. I figured I'd take advantage of the "guarantee" that HouseMaster touted when we initially called to inquire about having a home inspection done. I submitted a quote that included repairing the damaged clap board siding, painting the siding and a quote for some roof repairs that weren't noted on the inspection. There really was no expectation, maybe a formal apology. Fast forward about three weeks, and I received a very abrupt denial letter. The letter stated that whatever pictures of damage and rot I included were probably done by me. It also claimed that I was submitting inflated quotes and a fraudulent claims. I'm not sure why they found it necessary to attack my character or disparage me, especially since I really never asked for anything, not even for them to reimburse the inspection fee. So, I'm currently consulting with my attorney. He said before I can proceed with any litigation to get an inspection by someone who teaches people how to be home inspectors. So, that's exactly what I did. Probably some of the best money I spent so far. Not only is the siding in marginal condition and should be repaired, the trim on the house is rotted, and there were areas that were repaired with an unknown material prior to me purchasing the home, not wood. Lastly, the roof is in poor condition, it's 20+ years old, and needs to be replaced. The inspector said these were all conspicuous issues that would've been pick up by any qualified inspector. In HouseMaster's inspection, it indicated the siding, trim and roof were in good condition, and estimated that the roof was 8-10 years old with an estimated life of 25. Let this be a warning to anyone considering HouseMaster for a home inspection. I've bought and sold a number of homes, and never encountered something quite like this. Buyer beware! read more

Home inspection report came back pretty good and was told a lot of things were good in the house and that it just need a little love and attention. There's a bunch of things that aren't up to code. In addition the 2nd floor was sagging and needed to be jacked up. Back deck was poorly built and barely sits on a concrete foundation like it should. Basically this house is a nightmare with many things that should have been caught or given the realistic answer to instead of sugar coating it saying "oh it just needs love" it's a freaking house, an object, material. What needs love is my family that's going to be living in this piece of shit. Will never ever be using this company again. For future advise to anybody who's going to get a home inspection in the future. Get a contractor to go with you or get 2 different inspections and if you can leave the realtor at home. We have now lived in our new home for 3 months. Since moving in we have had several basement leaks and two roof leaks. These were both inspected by housemaster. Both leaks were accompanied by mold and changes suggesting that they have been there for a while per expert opinion. I believe our inspector meant well and did the best he could. He just didn't have the expertise necessary to recognize these obvious issues. Buying a house is an expensive investment. Do yourself a favor and find an expert that actually knows what they are looking for. read more

Our Real Estate agent, Kim Arenas, recommended Yani Tsakos and he is a gem. He inspected the property that we wanted to buy on the same day (04/08/19) he was contacted. The report was completed and printed on-site immediately after inspections and was followed by a soft copy by email the next day. We subsequently received radon screening results, lead screening results and flood analysis by email as well. He suggested what repairs we may want to do right away as well as any additional documentation we should request to protect our interests (e.g., confirmation of oil tank removal). He went through the entire house with my husband, showing him how to maintain it properly. As this is the first house that we're buying (previously, we lived in apartments), we were both a little intimidated by the prospect of looking after a house, but he was so patient and reassuring. We'll be taking possession of the house next month. Wish we can keep Yani like a genie to advise us from time to time! read more

We called this main number looking for an inspection in the Eastchester area of Westchester county. The inspector who showed up was named Yani Tsakos. He was friendly enough, but rushed the inspection while assuring us all was well. We were particularly focused on the roof, which he said was in splendid shape. The roof was a major concern, and we asked him several times because we felt he was blowing us off. We forced him to look again, and again he said it was perfect. We made the purchase, and based on the rating, you can guess the story. Our first week in the house, the roof began to leak in multiple places (ruining a quality paint job and requiring more money on roof work that we can afford - and should have forced the buyers to fix). I don't know if this guy was in someone's pocket, had a hot piece of business after hours, or is just bad at his job. Unfortunately, my understanding is that a law suite is out of the question. So, all I can do is ask my fellow shoppers to consider by story before climbing into bed with HouseMaster in general, and this Tsakos character in particular. They are only for people who really hate their money. read more

This guy and his company Housemaster are a joke. He inspected the house we bought back in early '07. It was our first home purchase after living in apartments in the city. The guest house turned out to be completely eaten away by termites and beetles and needed to be COMPLETELY re-built. Very early on, much of the clapboarding on the main house ended up needing to be replaced and the whole place painted. The a/c failed shortly after moving in. And the list goes on and on. (Don't get me started on how badly the basement walls leak when it rains or snows.) I'm writing at this late date because I just came across his report on my computer and was laughing at all things he checked off as satisfactory. He was supposed to be working for us as the home purchaser, NOT the realtor to get the deal done. Considering the froth in the market at the time, it would have helped if we could have negotiated a lower price based on all the issues that needed major repairs. read more

All I can is money well spent. We were looking into buying a house and hired HouseMaster who was highly reccomended by our realtor. Since this house was for my mom, we got all the additional inspection packages to go with the basic inspection (Radon, wood insects, mold, and well water testing). Kevin, our inspector, was there for HOURS, going over everything thorughly and noting everything down. After the inspection was done, he sat down with us and breifly walked us through the report, answering our questions and giving advice as well. He was able to spot more deficiencies than the other inspections that were done on the house and was able to create a very detailed report on what needed to be done. The report was very clear and easy to read and we were highly satisfied with the serviced provided. It helped us make a decision on the house (we sadly had to pass on it) and the next time we need an inspection done, we will be calling for them to do an inspection again for sure. read more

I wish I had done more research and gone with different referrals. First red flag - scheduled the inspection for 2:00 pm - was told I couldn't come because of the virus but I could meet them after to go over what they found. 2:20 rolls around and I got a call they were done! I was told it would take 2-3 hours so I was not expecting 20 minutes later they would be done. They said they "got there early" - how early? Day 1 of moving in - there was a rainstorm and the basement started leaking. We called several basement waterproofing companies to come look as every rain it keeps getting worse and worse. After multiple assessments - each asked if the inspector even came to the basement and looked. They said it was clear that the basement was a cover up job due to the waterproof paint and multiple clear patching's done on the walls and tons of MOLD on the beams in clear sight. During the walk through my mom even made a comment and I said well the inspector will tell us if this looks bad. Clearly, should have listened to her! We called Housemasters and they said the inspector would be in touch. At least a week went by - nothing. Finally, went to the realtor that referred him and we finally got a call back. After he told our realtor "basements get water and mold". The inspector agreed to meet our contractor at the house and after the contractor called him out for taking advantage of us marking it all satisfactory and he stormed out of the house. Then shortly after we had Petro out to the house to get it filled as we were told the oil tank had maybe 2-5 years left - and they said this tank is clearly not good - and we can't fill it. To top it off then we had our washer/dryer delivered and it couldn't be hooked up because the piping/drainage which was also satisfactory - wasn't able to work - another $2k down. If I knew I had to put $20k into a house immediately I wouldn't have bought it. Really disappointed in the whole process/how things are being handled. These were just the big things. I was told I was getting a GREAT house but instead I got a straight up money-pit with tons of issues. Someone I know is buying a house and she asked who I used and I told her find someone else! read more

We bought our house after having it inspected by HouseMasters who also was the most expensive inspection company, but we were pressured for time and they're the only ones who were available on the day we needed. Our first night in our new home on June 23 we realize the AC doesn't not work. I called HouseMasters and the same inspector that inspected my home called to basically say that it was too cold at the time.e of the inspection to turn it on and check it. The AC repair company that serviced our AC after we realized that it wasn't working said that had the inspector even looked in the attic he would have obviously seen that it was not working... I told the inspector this and he said sorry but you should have booked us again to go back out when the weather warmed- he never recommended this. He had no response as to why he didn't check the attic. I paid $575 for an inspection that could have saved me thousands of dollars so now I'll be out a lot more money. I would NEVER recommend HouseMasters and I will be sure all my contacts on all my social media sites and all my affiliated organizations know about my experience. read more
