Modern luxury high-rise with fantastic amenities. The rooftop has a great view of the Empire State building in Long Island city. Great for hosting parties as well as a great place for children. The building host parties periodically, where you can connect with your neighbors. They have foster real sense of community between the activities director, doorman, and maintenance staff. Update: Yes obviously the amenity fee isn't mandatory but it blocks you from accessing the gym and the roof (which I would say are the two main features we are paying over $3,500+ a month to live here for) also the photos I took I took in OCTOBER so the summer replacement (if it happened) need to happen more than once a season. There's 4 chaises it's not that big of a cost for a major leasing management company. The gym has not had a single large renovation or new equipment brought - it I'm there multiple times a week and there is nothing new beyond 4 new colorful mats. They did finally plug the gaping hole in the floor and recently repainted the wall with the holes in them as well so I'll give them that. The hot tub has still only been open 3 days in the 4 years I lived there. Sad sad sad. Jaiyla if you care to chat you can actually contact me directly vs leaving a pointless comment trying to cover your company's very messy tracks. read more

HORRIBLE MANAGEMENT. Terrible response times and they are con artists. They tried to give me an EXTRA full months penalty to extend my lease for 11 days until my new apartment became available. I tried to negotiate fair terms and offered to pay for the extra days to stay and they would not even budge. They do not care about you they only care about the money in their own pockets. Like many others, I unfortunately have to agree that management of this building is nearly nonexistent. They ignore inquiries, comments, and issues. The building's smoke, including both cigarettes and marijuana, and noise problem is extremely bad. When I repeatedly reached out to management about this, they ignored me for a very long time. Only after emailing them and calling them for many months did they respond and basically say something close to, "too bad," and they probably only responded because, as I later found out, many others have been making the same complaints. The redeeming factor here is the good staff (front desk and cleaning/maintenance team). They're solid. The 1 star is for poor management. read more

This posh building directly in the heart of Manhattan has one of the best amenities that Murray Hill can offer. Their rooftop section which is reserved for residents only is the perfect outdoor hosting spot with an incomparable view. Most of the units come wrapped in floor to ceiling glass in the living area to fully soak in the bright lights of the Big Apple. It's definitely a pricey spot to live but for those who can afford it, the list of benefits seem to never end. It's walking distance to plenty of bars, restaurants, and shopping all in the heart of the city. The furnishings are high end and you'll find that this is one of the nicer buildings in the area. read more

tldr: my lease ended on 5/31/2020. More than two months later House39 still has not fully returned my deposit due to the management's incompetency and total lack of professionalism. I am now seeking legal actions and you should avoid this place to save yourself a serious pain in the rear. Pay attention to how long it took them to respond to any of my emails. Also I could only email because whenever I called, either no one picked up or it was just some guy saying he's not responsible. I had stayed in House39 since December 2018 and moved out in March 2020 due to COVID. I had to end the lease early and agreed to pay a $1500 cancellation fee according to the contract. My account was immediately charged this amount in March, and I paid it along with the rent then. After my lease officially ended on 5/31/2020, I didn't hear anything about my deposit for two weeks and emailed them about it. Two days later, they told me the refund amount, which was $1500 short because they charged me again the cancellation fee I already paid for. I immediately corrected them and attached screenshot of payment history in March as proof. Another two days later on 6/19, they apologized for the mistake and sent me a document detailing full amount owed to me. After not hearing from them for two more weeks and not receiving the payment, I emailed to follow up on 7/3. Three days later on 7/6, they claimed without proof that they mailed a check on 6/19, which I guess magically didn't reach me, and said they will send another check. After another week of no news, I followed up on 7/13 and was told on 7/16 the same exact response that "a check was mailed on 6/19, do you want the check sent again" as if our earlier conversation never happened. Note this is all with the same person so it's either unbelievale incompetency or flat-out playing dumb to deflect. Another week later on 7/24, I did receive a check mailed on 7/16, but with the $1500 cancellation fee deducted... I emailed immediately and they didn't respond to me until 7/28 when I brought up pursuing legal action (they ignored my other civil follow-up emails before this), but simply stalled me again saying "looking into it". On 7/29 they asked again for my address that I already sent to them three times in the same email thread. After not hearing from them again for four days, I sent an email on 8/3 letting them know I will be pursuing legal action if they don't give me a response, to which they *surprisingly* replied immediately and told me a "check is being sent". On 8/6, I sent my last email to them them saying that I am filing a complaint to the New York State Attorney General's Office, to which they have ignored. So here I am, after wasting so much time communicating with them for over two months, now trying to pursue legal actions for a god damn $1500. If you are looking to live here, know that the management only cares about you until the moment you sign the lease. After that, they would not bother showing common courtesy and professionalism, and will only do the bare minimum to not get into legal trouble. No one should ever be dealing with a pathetic management team like this when you are paying this much for the rent. read more

So time for an update. I'll list what I like first! The amenities: I am an absolute fan of the sauna in the pool area. Omg a total saver when you cannot make it to the spa and also a little reading spot for me. The indoor hot tub is a plus as well. The new event coordinator has been very spot on with the new events around here! I've only been to a few tbh but pretty cool imo! I will forever be grateful for the package receiving perk since I online shop quite a bit! The fresh flowers at the front desk and the current Christmas decorations... yass!!! So pretty! The bath house is convenient (although I wish the steam is eucalyptus mint scented like aire bath house, my new fav) Maintenance is better! My washer had a problem and was fixed the next day! In house dry cleaning yay!!! Overall I find it quite convenient to live here esp now that winter is coming and I feel myself more attracted to the hibernation mode where I don't really wanna leave my apt as much! I see myself using the gym downstairs more as well as other amenities in next coming months! What could be better: Idk who but someone on my floor smokes indoor at night and makes the entire hall reeks sometimes (very strong and suffocating). seriously get a dyson or something or go outside! So freaking rude! Maid service is convenient but subpar sometimes; quality is so inconsistent and they don't even mop the floor a lot of time! Elevators are slow sometimes. Pool area is too bright at night so not relaxing and you can't see the city view as well (I have to admit this might be influenced by my love of the dim lighting from all the candles at aire ancient baths as well) The lifeguard or whoever at pool was FaceTiming and talking so loudly on phone right by the pool last time I was in sauna trying to relax and read... it was sooooo distracting and irritating. He did lower his voice after I politely asked him to.. but still -_- Overall, this place can improve but still gets a nod from me for convenience, which is huge for me! read more

I recently moved out and the process was not easy nor was it efficient. While at House 39 I enjoyed the first part of my stay. However, toward the end House 39 was in rapid decline. So yes, the property does has its issues: Air conditioning worked well in the main room while there is no circulation of air into the bedroom. Always hot in the bedrooms in the summer. Also, the first month living at House 39 they had to change out the Air Conditioning unit TWICE due to it not working properly. Heat had the same issues as the A/C. HOT in the main room and freezing in the bedroom. My neighbors all had the same issues and when House 39 was asked to fix this they would come in, review the settings on the controller, scold us for xyz, then check the filter and be gone although the problem never went away. It's not a control issue it's a circulation issue! Fire Alarms in the units go off constantly when operating the oven. There is no way around this and House 39 could never fix it. They advised that the alarms were new and very sensitive which would go away after sometime. Flooding from the appliances happened a few times in my unit. House 39 replaced the floors and upon move out tried to assess me for floor damages. NO way jose, that was your issue! Counters in the kitchen have issues. Careful of placing anything on them as they stain easily. Kitchen cabinets are extremely cheap. They were falling apart from the beginning and had to be repaired several times. Flooding from the unit above from the bathroom. Unsure why but it happened a few times. House39 repainted. Amenities. There is a fee for use of the major items. What I never understood is why there was an upcharge to use various items you had paid for. For example a conference room reservation yielded a charge. Use of a cabana on the roof yielded a charge. The fitness center was shut down for private events. Unsure why House 39 reduced access to paid services. Lease renewals are on an annual basis. So if you thought that you would stay an additional month or six then think again. They only write one and two year leases. In regards to the two year lease option. I chose a one year lease and renewed. The only incentive to sign a two year lease was an additional two months of free rent but the rent was higher for a two year vs one year lease. Unsure how they figured this out but I opted to do one year. There was a small increase on my rent which wasn't bad at all. However, House 39 charges a premium to live there. Yes, its an expensive place compared to other properties. Views - Well my unit had a view of the office across the way which made me keep my blinds closed 24/7. I wish I had noticed this before I chose this unit as I would have picked another location. The concierge and cleaning staff were all excellent. The management changed towards the end of my stay and I will just say that I didn't really care for the new management, sigh. read more

Do NOT under any circumstances sign a lease for an apartment here. The building is unsafe and management sucks. Prior to covid I had a terrible incident where another (perhaps drunk or on drugs) neighbor tried to barge into my apartment. The person kept on knocking on my door repeatedly, I opened the door slightly and the girl tried to shove her way into my apartment. I managed to close the door behind me and not let her enter my apartment. I called the front desk once explaining the situation and nobody came upstairs. I called the second time after a few minutes and finally somebody came up from security. I was really freaked out, calling for the second time. Finally security came to escort this person away from my apartment. Meanwhile this person was still outside my door jiggling the door handle and scratching at the door. Management did call me to apologize, I think two days later. I never felt safe from that point going forward. Now post move out, I am further dealing with management's lack of professionalism and numerous email exchanges with no solution. The pool water is super murky. It is as if you are swimming in milk. You will not be able to see to the bottom of the pool. To add to this common areas, elevators and hallways smell like marijuana all the time. One and only asset of the building is the front desk staff. This place is not worth the thousands of dollars in rent!!!! read more

Spectacular building!! Beautiful inside and out. Love the spiral staircase in the lobby that leads to the residents lounge. Amazing rooftops as well, although the pool is just a dipping pool, can't really swim in it unless you're a child. The place has two fire pits (one indoor and one on the roof), 2 hot tubs (one indoor and one outside), and a game room. They also have pretty good management unlike a lot of places. read more

I lived in another building managed by Rose Associates for over 3 years and it was great - I thought this would be an upgrade since its a newer building and I was WRONG. I moved during the pandemic thinking it would be convenient to live in an amenity building that is resort-like, but they actually abide by the same restrictions commercial buildings abide by. Meaning, the gym was closed for a period much longer than any other residential building in the area and they are too lazy to extend the hours past 8pm. They have so many restrictions for the amenity spaces like the rooftop and lounge, that it makes no sense to pay a premium to live in a building like this. I would have been much better off if I had just stayed in my old building. I moved in May at the height of the pandemic and they totally dropped the ball on cleaning my apartment between tenants. When I complained, they tried to shrug it off as no big deal until I told them I would just move out. Then, they offered me valid options. The worst thing they did was mislead me with false information about the building. The broker who showed me apartments told me that people are not visible in the units due to the "mirrored" exterior of the building. I believed this and it wasn't really an issue until recently. Thanks to covid, the commercial building directly across the street from me has been vacant all of these months...until they came back to work...and now....people are waving to me from their desks. So, clearly they can see right into my unit. This is so incredibly intrusive and soooo insulting to the intelligence of any tenant...not sure why they think they can just outright LIE to tenants and have it be ok. I reached out the the building manager this week for resolution/options given that I do not have any privacy in my very expensive unit. He pretended to listen and be considerate, but told me today that my options are to keep the curtains closed on my floor to ceiling windows for privacy. Anyone looking for privacy, a well-managed building, a building that will consider your requests, DO NOT move into House39. You will pay premium prices to be treated like a tenant in a subsidized building and like they are doing you a favor when we all know there is no shortage of vacant luxury units in Manhattan these days. read more
