I felt like I was living in the heart of Pisa while staying at this hotel. :) The facilities fit nicely with the older houses around downtown Pisa, so don't expect a modern hotel. That said, Verdi has charm, personality, a friendly staff and clean rooms. You're also within walking distance of some of the best restaurants in town.
The tricky bit:
You're in central Pisa, which means you'll be within a few minutes of the tower & other attractions, but you'll also be on the winding streets of Pisa where cars aren't typically allowed. Getting to the hotel can be a bit tricky. I recommend coming from the river side and taking a small passage street called Via Delle Belle Torri (it's about the width of two people, definitely not meant for a car). From there, you take the first right, a few meters away and you're there. If you try to get through the back and you're jetlagged, it may take you a while to sort out the location.
