Tim's experience and knowledge in negotiating a home purchase is the only reason we got an amazing deal, or the house for that matter at all. Buying a home is stressful, however my wife and I both agree that Tim took as much of the stress away possible in any purchase. We were always informed verbally and in writing of every step of the process. We never felt like customers, it felt like having a great friend making sure your getting taken care of. Recently the housing needs of our family changed and we decided to sell the same home. We were dreading the process of getting the home ready for sale while also preparing to move. During this time Tim was also marketing the property and calling prospective buyers while setting up for the listing date. During the process we would receive a call or email daily letting us know what was going on. My wife and I were mentally prepared for the actual process to take 1-3 months and to either accept less then asking or make concessions at closing. We had no idea what kind of frenzy Tim had created! Unknowingly, we were in for one heck of a fun day on listing day. The house went on the market and within a few hours we received a notification that our house was the most likely home to sell in Linwood. A few min later Tim called saying the house was packed with buyers and two offers were already coming in. Tim handled the negotiations and worked us into a higher then asking price. We were thrilled and wanted to pull the trigger. Tim advised us to be patient and use the time in the offers to see if anything developed. Sure enough, a third buyer came in a few hours later. It's always inspiring to watch a professional at the top of their game in action. Tim handled the three buyers and drove the price up to about 14k over asking price and got the inspection waived. As a professional salesman myself I can only say that after observing Tim negotiating the purchase and later the sale of a home, I would not want anyone beside him to negotiate a property on my behalf. The house closed on time and as smooth as possible. The service we received during and after the sale was top shelf. Working with Louis, I just closed on my first home purchase. It was a positive experience the…read morewhole way. In my case, because I had a pretty clear idea in advance of what I was after in terms of neighborhood, price and style, we focused on houses I found on my own and went with his hourly pricing model. The hourly pricing model did affect the process, I think ultimately for the better. First, it meant that I had to be willing to assume some risk at the outset. When the first house we went after (last spring) got bid up past what it was really worth to me, I had to be willing to walk away, pay Louis, and go off and enjoy my summer around $900 poorer and still in my apartment. Better $900 poorer than almost half a million poorer, though. The first house was probably great for the couple that got it, but would have been wrong for me. Because Louis (partly because he had no commission incentive, and partly because he's Louis) never pushed me into a bidding game on the first house, I feel like he had a big part in saving me that half million and letting me get on with summer. Then, a month ago, I stumbled on the place which I would end up buying. I called Louis back up, and we ran with it. Every step of the way, he was able to steer me though the process, providing outstanding recommendations and advice. Because Louis had no financial incentive to close the deal, I never had to worry about the inherent conflicts of interest that come into play with the commission-based model. So we worked though it all and I bought the place. And, with all said and done, it was pretty cheap. The house itself was 50K less than the one we first went for, and, even with the initial $900 I spent last spring, I ended up saving over $7000 on commissions. If you are prepared to buy, have a clear sense of what you want, and are prepared to treat your agent as a professional and not a chauffeur, I would strongly recommend talking to Louis. -Eric
