THANKS BRANDON AND HOMETIVA FOR AN INCREDIBLE REAL ESTATE EXPERIENCE AND SAVING US OVER $20,000 IN THE PROCESS! A huge thank you to Brandon Carrington and team at Hometiva. In February 2020, we decided to sell our home in Frisco. Homes in our neighborhood had started selling for prices that priced our home less than our purchase price in 2017. We interviewed several realtors who wanted to charge 3% ($23,000) to list our house. After paying the traditional 6% in buyer and seller agent commissions, we were looking at paying $46,000 to real estate agents and their brokers which meant we'd write a check at closing instead of getting a check at closing...in one of the hottest markets in the country. Hometiva had a house listed in our neighborhood that was under contract at a listing price higher per square footage than we'd seen in months. The catch was Hometiva only charged $3000 to list our house. We were skeptical to say the least. Would he list at the higher price we wanted? What would the pictures look like? Would other realtors even show a Hometiva listing? What kind of service would we get? We interviewed Brandon, and we were thoroughly impressed with his professionalism and his vision for selling our house. He told us that the appraisal process would be difficult at the price we wanted, but he had managed to work with the appraiser at his other listing in Country Club Ridge to get other comps considered and would do the same with us if needed. He showed us photograph samples that were as good or better than the ones from other agents we interviewed. During our talk with Brandon, most of our misgivings went away, and we decided to list with Hometiva at the price we wanted. Our listing went active on a Thursday. We had 15 showings the first weekend; we had 5 offers (4 at or above asking) by Monday. By Tuesday, we had a contract for $11,000 over asking. Other realtors show Hometiva listings because those listings are on the MLS and hit realtor.com and Zillow almost immediately. Showings were definitely not a problem. Covid-19 hit hard the week after our house went pending. The contract fell through because our buyers lost financing. This is where Brandon and his Hometiva team worked true miracles for us. Brandon was able to calm our fears about continuing with our current buyers and work with their agent to come up with a new desirable contract that allowed the transaction to continue while protecting us financially. He continued to give us exceptional service during the entire closing process and was always available to answer questions or calm our fears. We've sold 6 homes over the years. This was the first time we've used a flat-fee realtor. We received outstanding service from a professional, extremely knowledgeable, full-service realtor. We lost nothing on the service end while saving over $20,000 in the process. We will always use Hometiva in any future real estate transactions in the Metroplex and highly recommend that you do to. read more

I selected Brandon to assist in the sale of my home based on the recommendation of a friend, and I couldn't be more pleased with him and his Hometiva staff. Brandon's presentation of my property resulted in multiple, above-asking-price offers within days of listing. During those whirlwind 3 days, I felt like Brandon's sole client as he stayed in constant communication with me while each offer came in. Additionally, Brandon was instrumental in helping me sort through those offers (I learned that it's not just about accepting the highest offer). When the sales contract was drafted, Brandon ensured that all of the verbal promises made by the buyer were included. This turned out to be critical, as the buyer attempted to change several elements of our contract just days before closing. What appeared to be disastrous turned out to be a successful closing thanks to Brandon's preparation of the contract and his earnest discourse with the buyer's agent. I can't think of any reason not to use Hometiva when selling a house. You receive a very experienced, knowledgeable agent who treats the sale of your home like it's his own. Hometiva's flat listing fee is only $2995, but Brandon and his team will make you feel like they're working for ten times that amount. read more

Brandon was absolutely fantastic to work with. He was very attentive and his knowledge of the entire market, as well as our specific neighborhood, allowed for us to have a successful sales process. This was our first time selling a house and we couldn't have asked for a better person to walk us through the entire cycle/provide us helpful hints. Our home was under contract less than a week after being on the market and we sold for quite a bit more than we ever expected to which, again, shows the value he brought to us in this process. On top of selling for more than we anticipated, we saved a lot of our sales funds due to the set price by Brandon compared to it being a full 3% for a typical realtor. It could not have worked out better for us. One final thing that I feel says a lot about Brandon......the buyer's realtor spoke with us during the final walk through and said they really enjoyed working with Brandon throughout the process as well. I would absolutely recommend Brandon to any and all of my family and closest friends if they were ever going through the home buying/selling process. read more

"Our experience with Innovative Realty and Brandon was so easy and positive! We wanted to sell our home and buy a new one with land, which was a hurdle based on our price range. Brandon took us through the process, step by step. Not once did we ever feel rushed or concerned about the process. Brandon is very skilled in the realty market and understands how to get the best deal possible for his clients. He saved us money on both the sale and purchase of our homes, to the tune of over $7500!! After we moved in to our new home, we had a water leak from roof repair and Brandon drove over and hour and a half to bring us drying fans and help get the problem fixed. We have never met someone with such a willing heart to help his customers! We are so pleased with his dedication and love the Innovative Realty concept that we have recommended him to everyone we know looking to purchase or sell a home. If we could give 10 stars we would!!" read more

I found Brandon Carrington at Hometiva by searching for flat-fee realty services online - I was totally unfamiliar with this model, but after speaking with Brandon early in the process, my uncertainties soon subsided. Throughout the entire process, I felt like I was his only client even though I knew he had others. We never met in person, and it was not necessary! His capacity to manage all of the details of the transaction from a distance, while maintaining close and consistent communication, made me feel at ease every step of the way. One of his many strengths is his personal approach to serving his clients. He stays two steps ahead, always providing updates, recaps and reassurances. His patience and lovely disposition set the stage for open communication and a true partnership. Brandon exceeded my expectations, and I am happy to give him my highest recommendation. read more

We have sold homes in the past and experienced working with good agents. Going with Hometiva was a different experience. Yes, cost was the initiator, but over the course of the process, Hometiva team (we worked with Robert LeBlanc) made us wonder why we didn't thought of this option before. Robert guided us through the process from staging, setting the right price, listing, understanding specifics about the offers to get us the best deal, inspection, and finally closing. At no point, we felt that he was in a rush to get it done. He was always available to talk to us, and patiently answered any questions. Being a property inspector, Robert's insights on repairs were invaluable. We got our first offer within two days, and winning contract was signed within a couple of days. Thanks Team Hometiva! Definitely recommended! read more

I had misgivings about using a flat rate realtor, however, the reviews for Hometiva were excellent so decided to give them a try. Brandon, the owner, was absolutely amazing from start to finish. The excellence started with his photographer who was there for an hour and a half. He did HDR photography which made our house shine. Brandon was always available and kept me in the loop on all activity. He spent a lot of time reviewing our 6 offers, going back and forth with the realtors with questions of financing, etc. to help us determine the best offer. I have bought and sold many homes and would have to say he is one of the best! I highly recommend Hometiva. We over $10K and still got service above and beyond our expectations. Thank you, Brandon! read more

Brandon Carrington at Innovative flat fee Realty provided outstanding service to my wife and I when we recently sold our home. The level of service he provided far exceeded that of any other realtors we have worked with in the past. Services that were particularly helpful included keeping in constant communication on various aspects of the sale including providing common sense suggestions to prepare the house to be listed, when to lower the price, and dealing with all aspects of the sale once an offer was accepted. The 6% standard realtor fee just seemed to be unreasonable so we decided to try something different and I am very glad we did because we saved money and made no compromises on the level of service we received. We had a wonderful experience with Hometiva. We received absolutely full service with Brandon with tons of communication. Brandon was accessible any time we needed to discuss anything. We never were pressured to make any decisions, adjust any pricing, or anything like that. We felt like we had a partner helping us weigh the pros and cons of any decisions, and we were confident we were making the best decisions with all the relevant information. In the end, we had a great outcome in a good amount of time (especially with a downward market), and we saved a lot of money. We are already referring others to Hometiva and would definitely use them again. read more

Brandon went above and beyond our expectations! Will use him again! His negotiations w/ the seller agent was above anything I would have thought to ask for. Another instance, during our last walk-through before closing, I wanted to make sure mechanical items in attic were in proper order/fixed per home inspection report. I was amazed that not only did Brandon go up into the attic, but his knowledge of how to intercept inspection items/findings but helped verify fixes were made accordingly -- was very helpful and provided peace of mind. This was one of the many, many things that Brandon did for us. Thank You Brandon! read more

Brandon is absolutely incredible! If I could give him more than 5 stars I would. Professional, timely, treats you more as a friend than a client, takes care of the home sale as if it were his own home. Not to mention the significant cost savings versus a traditional realtor given that he charges a flat fee only. My wife and I had to relocate to another city during the home sale process and I think the process was much smoother because Brandon was involved. He really is that good. Highly, highly recommended! read more

Brandon is excellent at what he does! Brandon's expertise in real estate and his professional client service skills made the sale of my house a great experience from start to finish. His method is like a well-oiled machine so much so that I received an offer in less than a week once Brandon listed my property for a very good price. Brandon also saved me thousands of dollars when compared to an agent charging a full 6% fee. I am extremely pleased that Brandon was my realtor/broker. Thank you, Brandon! read more
