Jim did two different home inspections for us in 2019, one for a property we didn't buy, and one for our new home. He took the time to do a careful inspection and create a full report, and then he walked us through every item and invited questions. His inspection report becomes a tool for the buyer in negotiating the sale as well as a game plan for repairs and upgrades. Every corner, appliance, under eave, rooftop line, garage rafter, under sink pipe, conduit, plug and wire is checked out (except as weather prohibits - he does not check the A/C in winter). He will also conduct a Radon test.
I felt tremendous confidence in Jim's experience and opinion as expressed through the report -- a feeling that has been sustained by the respect we felt from contractors brought in to make repairs. I liked that Jim differentiates between items that are marginal and could be addressed later, and items that are definite hazards needing immediate attention. This really helped in budgeting repair funds. One small thing - Jim speaks in a booming voice that is helpful when several people are walking through but can be a bit overwhelming in small spaces for those of us on the ASD spectrum.
