The inspector missed many obvious important issues and we would not ever recommend this company. Yanis the inspector was obviously in a rush when reporting back to us and the two items pointed out to him by my husband were never even mentioned in his report. There are a handful of places to go to get a house inspection in Kalamazoo area, and ProTek inspection did a satisfactory job for a house inspection for a first-time-home-buyer. They cost a bit extra than other places I have seen, but they are thorough with their reports. I found a lot of (possibly extra) things that they noted in their inspection weren't all that vital for buying the house or repairs, but they did go through but they did mark a lot of the major things. They missed quite a few other things that I won't really ding them hard for because I can understand why they missed them in a simple home inspection, such as the termite damage in the floor joists, dying refrigerator (because they don't inspect appliances), and the weak and air conditioner (because they just check to see if it works, not if it cools the house). Overall, I say they did a good job and are accurate and thorough, but perhaps a little more than what I personally needed. read more

I'm updating my previous review due to a broken window and asbestos found after I moved in that I feel should have been pointed out by the inspector. A ground-level window at the side of the front porch was broken and just propped against the house by a brick. Anyone doing a walk around the house would have seen this. This is not a big deal considering issues that could arise from a home purchase, but it would have been good to know prior to purchasing the house so I could have negotiated the expense of fixing it with the seller. More concerning than the window was when I learned about the asbestos. The Pro-Tek inspection report mentioned a small amount of asbestos around a supply duct so I was aware of that. I contacted heating and cooling companies a couple of months after moving in the house to price the installation of a new furnace. The first contractor noticed immediately that the wall next to the furnace was lined with asbestos, which was never mentioned by ProTek or included in the inspection report. The asbestos was immediately noticed by all other contractors who quoted the job. This asbestos was in full view and should have been noted in the report (see the blue circled area in the photo), unless, of course, the Pro-Tek inspector didn't know it was asbestos, which is possibly more concerning. I had to pay an asbestos removal company $800 to get this removed, which I would have used to negotiate the sale price had I known prior to the purchase. I understand that a home inspection can't find every single issue, but these two issues were in plain sight. All I can do now is hope that no other issues are found. read more

I used these guys 3 times for homes I've purchased. The first 2 were excellent but my latest inspection has been a disaster. After I moved in I discovered that many of my outlets are ungrounded (two prong). When I brought it to their attention I was told that it was discussed with me at the outbrief. This never happened and it's not in the report. I was also told I failed to inform them in a timely manner although I had only moved in 3 days prior. An electrician will cost several hundred dollars to correct the problem. Pro Tek offered me $75.00. A few days later we discovered a significant leak at the base of a door and noticed where the paint was peeling from the wall. The carpet was wet and the subfloor was rotted and literally caving in. I informed them of this issue as well and did not get a response for over a week. Their reply was quite rude. The inspector pointed out a leak in the basement at this spot but said he believed it was from gutter runoff. Had he gone upstairs and inspected he would surely have found this significant problem. We discovered issues with the flashing, shingles and a poor attempt to caulk a hole previously. I understand that things can be missed but these are significant issues. Their response was not timely, they accept no responsibility and have been extremely unhelpful. DO NOT USE THIS COMPANY!! read more

Lack of attention and professionalism ended up costing me thousands in repairs that I could not negotiate and will now have to cover myself. It took a week from the time the inspection was scheduled with Janis to when it was done. The home inspection report was promised to arrive in a timely manor (walk through was done Friday and the report was promised by Tuesday). I had till noon Tuesday to renegotiate the items found during the inspection. The report was needed to validate my claims. The report didn't show up in time. In fact, it didn't show up till the following Saturday night!!!! The $400 I spent on the their services, ended up costing me so much more. Jains cited a office computer problem and didn't offer any other assistance other than he "...regret the delay". If you value your money and getting your home inspection and report done professionally, don't look to pro tek for help. read more
