I wish I had read these reviews before buying the house built by Westbay. For a $700-800k home in the gated Hawkstone community, the build quality is shockingly poor. The workmanship throughout feels like a budget motel rather than a premium residence, and the builder's warranty support has been essentially nonexistent. Most alarming of all, multiple homes that are only about two years old have already suffered severe termite damage. It raises serious questions about how (or whether) the wood was properly treated during construction. Don't be fooled by the model home--it's beautifully finished because they clearly used their most skilled crews on it. The production homes, unfortunately, appear to have been built by far less experienced (and far cheaper) labor. Highly regret this purchase and strongly advise others to look for houses built by other builders. read more

Just like most of the builders in the area, they are garbage. Well, probably 1 step above that. The warranty department for this company is complete junk. Good luck getting anything fixed in a timely manner. They will delay, stall, lie, make excuses, and etc. to fix anything. They goal is simple, delay as much as possible so that you just give up and pay for the repairs yourself. Don't fall for it. Email them daily, weekly etc. Read your policy and quote from it at every encounter. Their "custom" homes are "fair" quality at best. Not worth what you pay. The problem is, most of these builders in the area are the same way. I own a business, I understand about making profit. So we had a pre approval for up to 500,000 on a VA loan. My husband is an executive and retired Air Force and I'm just a med surg RN, but we are good for every cent of this. We were all set to put our earnest money down and guess what? They don't like our lender because they don't have a local office and they wanted us to use their local lenders. Absolutely not. They declined our offer based on our lender, and I wasn't willing to go through all of the nonsense with another lender specifically because they want us to use the people they get incentives to use. Anyways I am not a spontaneous girl but we went with another builder that same day and now our new home is almost finished. I really wanted my Westbay home but it's just not going to happen. I don't care if I get five million dollars, I'll never buy a Westbay home just due to the way they treated us. The homes are beautiful, your management isn't, and that's sad. read more

Wish I could give a better rating, but Homes By Westbay is like most builders today. Most construction labor are illegals in this Country. That is a fact. The skill of many of those, are below average when comparing them to a real professional of their trade. With that said, good luck getting them to warranty anything. Read the warranty and documents for the 2-10 Home warranty company. Unless the walls are collapsing like a major structural issue, they won't fix or repair anything when it comes to actual defects that arise. We had a flooring, LVP, which was insanely priced, more than real wood floors, with defects. Westbay says it is damaged after the fact when it is clearly a flaw in the product. 2-10 warranty company they offer as the purchase?!?! Well, read that document, they want a $250 investigation fee just to consider your claim and have someone maybe come look at it. Appliances, A/C, Major electrical or Plumbing issues, those the contractor/manufacturer need to deal with and you are lucky to get a 1yr warranty from them or their supplier/brands they use. Everything else, you are on your own to repair/fix/replace etc..at your cost. Insane. $975K+ home...and they just deny deny deny anything. 7 yrs ago, they were building some pretty descent quality homes. Today, wow...the quality, workmanship etc..has gone literally down the toilet. Sadly, this applies to most builders today. So know what you are getting into when you build a new home. We need a new house! I am an actual homeowner. I don't know about others but we've been having so many major issues like LVP whole flooring peaking, separating, and 90% of plank edges hollowed. Found even moisture on the entire house's concrete slab. The inside of the kitchen drawers were cracked and broken. We signed for level 2 but it is the lowest quality level, worse than Home Depot's. We are suspicious of the contract breach. The carpet they said upgraded, no way. It's already trashed flat & such thin foam under it! We've been living on bare concrete for several months due to moisture seeping from the under the slab which is suspicious of the lack or missing vapor barrier under the slab. All windows are below grades and so many drafts through windows with heavy condensation and daylight coming through the frame damaging the drywall surrounding. Hired an Independent inspector and they told us that we were living in an unsafe environment. It's like we are living without windows. We've been fighting against this builder who is not doing the right repairs for these defects with an accurate inspection to find the true source. All they are doing is to repair it on the surface level. We have been waiting for about a year and nothing for these got taken care of yet, and they just want to patch them up. It has been such a trauma for us to deal with these major issues and even put us in anxiety attacks. Now we even found entire house sewer drainage is done wrongly with sewer water sitting under the entire house risking flooding & sewer backup in the future. We haven't had true life since we moved in last year. This isn't right. It has been already more than a year. They are trying to find a way out to save expenses from their pocket. Also, for this community, they advertised walking trails and our community swimming pool with other amenities soon but we all homeowners found out it's not even certain if it will be done in a couple of years. Then where has our CDD money been used? I've built a couple of homes before this house in my life. This builder is the worst one that I have ever had. Even tiles and grouts are not industrial standards which have chunks, missing and different size grouts between lines with even cracks in every single corner of the shower and already chipped in three months after we moved in. They had to fire their old flooring vendor which is also Westbay's fault but we are the victim waiting for the right repair for about a year due to the battle between them and now don't have even flooring since moisture was found on the house's entire slab! It's been more stressful with fabricating true cause in my opinion and callous warranty. You'd better wish your luck not to have issues. Otherwise, warranty after move-in takes major pain for major issues, not sure if they will take care of them right. They wrote on the flyer after moving in it's not the end with warranty. Yeah, you are right, we are still waiting so desperately to have our house back to normal even after a year! Do you want to buy a home from this builder? The exterior looks good but don't fool yourself especially if you live out of state, better make sure at every stage to hire an inspector. It's been horrible. Just hope no more issues in our house even after the warranty. Where's your integrity and the price we paid for the normal house? We are living like a camper nowhere to sit down in the living room currently and all the boxes are still waiting in the garage, no way to have guests over and even breathe in dust off the bare concrete. We closed in our home 12/20/22 in Riverview. The broker we worked with, Jim Mourant was very helpful with getting started. Once things were underway we did not have much communication with him. Our construction manager was Jim Lippincott and Merrill (do't know his last name). They were excellent in maintaining contact and identifying repairs that were needed and answering questions we had. During our walk through Jim was friendly, attentive and often identified repairs before we noticed them. We had our own building inspector. Once the inspection report was received Jim Lippincott was professional in working with them and us to address any concerns. We still have a few repairs that are needed but overall thus far we are pleased with Westbay and love our new home. read more

I am not happy at all... next time when I sign up any document I will consult with lawyer before I sign. What a disappointment my Westbay experience has been; and it all starts with the Sales Office. First, they knew the lender (one of their choice or you might not get the home) and I were not seeing eye-to-eye, but rather than give me the time to go with a different lender, the Sales Office just kept threatening to keep my earnest deposit. So, we closed. Now, here it is a month later and the microwave is still not installed, the hood vent over the cook top is still not completed, the door between my laundry room and garage won't close or lock. Also, I've literally spent hours sitting on the tile floor getting up tape residue, paint drops, caulking, and grout drops. I've also fixed all the kitchen and bath cabinets that wouldn't close correctly. Furthermore, the construction workers around this house who are building new homes have little regard for their trash, so they just throw it on the ground, or into overflowing bins, which means trash blows into the yard and street on almost a daily basis. Then the irrigation company who installed the watering panel had no clue how to work it. All of this leaving us with a $3000 water bill. When we built with WestBay we knew there would be some trials and tribulations, but we were not prepared for the number we had. I'll outline a few below: 1. Our closing was pushed back four times, even after the third time having sent an email to the President and getting a response from the area manager that they were sure that was it. The President responded with one line, and brushed us off, the email was not pointed, it was not rude, it wasnt asking for any monetary compensation, even though we had to extend our lease twice and paid more. 2. The construction manager NEVER contacted us when he said he would every single Friday, any communication that occurred started because we initiated it. We also called this out on the email sent to the president, and were promised it would change, it didnt, unsurprisingly. 3. The construction manager at one point had our sales person call and tell us it was delayed again, he never liked to answer questions about why it was delayed. You can only use COVID so many times; especially when other builders building right next door started 60 days after our house, and were ahead of us. WestBay sold too many houses at once and didnt have enough contractors to handle all the contracts. As this was the case, they shouldnt have said it would take 7 months to build, repeatedly. 4. It took over one month post closing to have our microwave installed. The cabinet company was called, one month later they show up and say the cabinet doesn't need to be modified at all, in fact, and he could install it right there, but he's not allowed to plug in the plug from the microwave to the wall and put four screws in or it will void the warranty. So, we waited two more days for the electrician to come and plug it in and put in four screws. 5. Our construction manager was incredibly rude and unprofessional, but we kept it to ourselves, because well, he was constructing our house and we didn't want any reprisals. I wasn't even going to say anything about him calling one of his co-workers in another subdivision a homophobic slang term constantly, or about how when we were doing one of the walk throughs he said he wanted to get out of this field, and get a work from home job (shows a lot of care for building our house), and he had no concern for personal space, especially during COVID. He seemed to enjoy gossiping, he really liked to tell us personal information about why neighbors closings were delayed, and who was a loud mouth, etc. The gentleman cussed like a sailor and broke almost every promise he made to us, he did move two ceiling outlets and add some insulation to a water heater, I must credit him with that. At one point he pressured us to close by threatening to push back the closing if we didn't trust him and sign off on everything at final walk through. Given what we had gone through, and the fact that our second extension on our lease was up we did it under duress. 6. The construction manager all but pressured us both for closing as noted above, but also to give him all fives at closing, because if we didn't he wouldn't get his full bonus. He seemed to care very much more about his bonus than how we were, because he mentioned it several times on calls which we initiated about the status of the house and him having to wait for it. I didnt do their survey at closing because my mother taught me if you have nothing nice to say, say nothing at all. The only reason I am writing this survey is because the construction manager broke another promise that if anything happened in the first few weeks of owning the house and we called him, he would take care of it. That happened, we did, and he disappointed again. 7. The company itself says they care about COVID protocols (not passing judgement if you do or don't), but they don't. They wouldn't let our realtor walk through at all, but had no problem with us going there and doing the walk throughs while every contractor is stacked on top of each other working and no masks, it made no sense. 8. We were originally going to build in Riverview, but once lots were opened, we wanted to switch to Land O Lakes. They wanted to keep our whole deposit, only issue was, we were within three days of signing, and could have backed out. We made a deal with them allow them to keep some of the money because they claimed they pulled permits. Found out later, they lied again, I checked with the county after I had a sneaking suspicion and low and behold nothing was submitted. You'd think the transfer wouldnt be an issue since we were going to be paying substantially more in the new neighborhood, wrong. I will give a few positive points here, because the house is beautiful, even if the contractors took a couple of corner cuts. We have either repaired the issues found, or the warranty department has been very responsive and has done a great job post sale. 9/19/2020. We love our WestBay home regardless of the issues with our sales agent. Thankfully the issues we have had with construction were fixable. Sales agent was very dishonest and is a poor representative for WestBay. Be aware that you can have frosted bathroom windows in all bathrooms!! Sales agent told us we could only have it in the master bath even after questioning her repeatedly as it just did not make sense to us. After our home was built we could see the other new homes had frosted windows in all bathrooms if they chose and confirmed this with another construction manager. He could not imagine why she'd tell us that. We now have had to pay to have frost added to two bathroom windows. Also, be sure you know where your property line is before you buy. Pay attention to those very faint dotted lines on your plot plan and survey. They had us sign a Boundary Survey that did not show the dotted lines on one side of the house. Only later when we requested the Plot Plan were the dotted lines on one side of the home added. Do not accept her explanation or assume your property line is 5' from your house as it normally is. Sales agent told us that choosing the easement lot meant 40' between us and the other home. That would include the normal 5' and the 15' easement for each home. WestBay eliminated the 5' easement on both sides of our home as you move to the back of the house. This results in making our property line right on the wall of the house and a 30' easement on one side. They allow a 5' easement on the other side of the house but it is not your property so there are limitations. These are not a big deal unless you plan on building a lanai or moving an air conditioner to the side of your home. When we discovered the 30'/40' discrepancy Sales agent denied saying it. Only when we had our pool and lanai designed did we find out how this would impact us. Our lanai will now need to be brought in 1' on both sides of the house because it cannot be built on the property line. read more

Although they build a beautiful home: we are now finding out things we should have been told while buying the home, sales, design center and construction do not talk and they don't read plans and much less know anything; there is no flexibility; absolutely no communication with upper management; we even had a sales supervisor emotional while arguing with us about the down payment. Wtf? I have a list that I am compiling and will release to social media and with a registered letter to the owner of WB homes about everything we have gone through with them. My wife and I began shopping for a new home in February of 2022. We walked into a Westbay's Belmar model and fell in love with the design, the quality and layout of the home. After speaking with several sells persons, we quickly realized being Veterans that prequalified for a VA mortgage we didn't receive the same welcome as conventional buyers. We spent several months visiting Westbay models throughout Hillsborough County. We also participate in Westbay's unfair bidding process. Westbay did an excellent job promoting their own mortgage company, emphasizing how important it was to use their approved lenders in lieu of taking out a VA mortgage. It was obvious that Westbay wanted to avoid any dealings with the Veterans that qualified for a VA secured loan. Westbay was price padding their homes so high they knew the VA would never appraise the home to match the selling price. We had to sacrifice our VA qualification and accept a conventional lender thereby forcing us to pay thousands of dollars over the actual value of the house. Florida's State Attorney should investigate Westbay for violating the Fair Housing Act of 1968 that prohibits discrimination concerning the sale, rental, and financing based on race, religion, national origin, sex (and as amended) handicap and family status i.e., Disabled Veterans, respectively. read more

I live in Waterset community, Apollo beach FL. While driving thru my neighborhood, puddles of paint from equipment being cleaned are in front of a freshly painted home. At the time I didn't know that this was paint just figured it was mud from construction. Now my new truck is covered in paint that will not come off. After calling with my concerns, Homes by west bay told me to file it to my insurance company, nothing they can do. After me explaining the hazards of paint being left in the road and unsafe for children that play in the neighborhood, all they simply said is good luck trying to prove it sir have a great day. I will now take further legal action, and will contact the local news to report Homes by west bay for the carelessness and unsafe practices. read more

Community the reserve. Very big house, we'll design, poor poor finished. Attention to details was omitted. This is my fourth new house, by far the poorest finishes. From broken windows, strips falling from double pained window, to broken floor tiles,cabinets with broken doors, unsanded side panels. Stuckle with patches of dips and uneven variations. Very noticeable patches in sheet rock in ceiling that was delivered in a new house. Driveway with pavers loose, not fully sanded, large opening in side and back of pavers. The residue from the growth was present all throught the almost 2500 sq ft of tile in house. That was the condition of my new house that was presented to me. Just a list of rough poor finishes. Our family decided to build with Homes By Westbay after visiting the community in Wesley Chapel they are building in. This is our second home building from start to finish in the Tampa area but first with Westbay. The process from start to finish was by far better than the previous builder, we had some bumps along the way but that is common for any builder. The thing I liked best about our experience was the way they handled any issues we had even after moving in. Our home is incredibly well built and we love the community. I would highly recommend building with Westbay if you are looking for quality construction with a company that can back it up and be there for you even after the construction is complete. I cannot recommend Homes by Westbay. The quality that is seen in the model homes is impeccable. The quality you get when you build a Home by Westbay, is not the same as the model. I paid $650,000 for my home, and I am very disappointed with the quality and more disappointed with the lack of concern from Management and Customer Service. I purchased a lanai with a swimming pool. The lanai deck is not functional, as the slope of the deck prohibits placing any furniture on it, as it is not level. While it may meet code, there is a noticeable angle to the table and chairs. I have doors that are out of alignment, ceramic floor tiles that are popping from poor workmanship, pool tiles that are cracked, and other numerous deficiencies. I sent a certified letter to the President, Willy Nunn, along with pictures of these deficiencies, and never received a response. This is indicative of the lack of professionalism and lack of concern for their customers. My advice, No Way Westbay... Stay away. read more
