After touring several of his projects, we decided to move forward and provided him with a scaled sketch, a list of finishes, and a target budget of $1.15M. A few weeks later, Hank presented a preliminary estimate of $1.2M and stated that any upgrades beyond the allowances would be added at cost, without additional markup. Over the next six months, we worked with an architect and met with Hank multiple times to review progress. No concerns were raised about the budget during this period, and the final architectural plans were nearly identical in size and layout to our original sketch. Once plans were complete, we obtained quotes for cabinets, countertops, appliances, flooring, tile, plumbing fixtures, and lighting, and submitted them for final pricing. We expected an increase because our selections were approximately $175k above the original allowances. We also added several structural changes, including taller ceilings, a cathedral ceiling in the screened porch, and a double wall for pocket sliding doors. In October, we met to finalize selections. Hank mentioned he would have updated pricing the following week. After two weeks without an update, we reached out, and he provided a revised price of $1.849M. This was nearly $650k higher than the initial estimate. We were confused for two reasons: 1. We understood the builder fee was already included in the initial pricing. 2. Adding the flat cost of our upgrades ($175k) to the initial estimate ($1.2M) brings the total to roughly $1.375M. The new quote was still $474k higher than that amount. To better understand the discrepancy, we obtained an independent appraisal, which came back at $1.43M. When we shared this information, Hank acknowledged that he had mistakenly applied markup to the upgrades despite previously stating he would not. We asked for clarification on his fee structure, but he declined to provide it. Three weeks later, revised pricing came back at $1.63M. Instead of removing the markup that had been applied in error, several of our allowances were reduced by a total of $125k to lower the overall number. Requests such as replacing a deck with a concrete patio were not reflected in the updated cost sheet. This left us uncertain about how pricing decisions were being made. Throughout the process, communication was slow and inconsistent, often taking two to three weeks for responses. We were also asked multiple times to make a decision on moving forward, even though we were waiting on pricing. Itemized breakdowns and subcontractor bids were not provided despite repeated requests, making it difficult to understand how costs were being calculated. The final price remained $200k above the appraisal, and we were unable to get a clear explanation for the difference. Hank builds a quality home, and that was a major reason we stayed in the process as long as we did. However, the lack of transparency and the communication challenges made it difficult for us to feel confident moving forward. We ultimately decided to walk away and pursue another builder. We learned a great deal during this 10‑month process. For anyone beginning a custom build, we highly recommend asking detailed questions upfront about pricing structure, allowances, markup, and communication expectations. Having this clarity early on can save significant time and prevent misunderstandings later.

We searched high and low trying to find a true custom home builder that could build a home based on…read morea picture we liked. What we found along the way were a lot builders that said they were custom - as long as "custom" meant using one of their existing models, or give them an existing home plan. Then we talked to Battlefield and they were truly a custom builder. They looked at our picture, discussed our budget and location and helped us create a custom home plan that met our unique needs and lot. They were upfront, explaining home building standards and setting reasonable allowances for items we knew we wanted to use that were outside of their base package. They offered great advice to make the house flow better and enhance our living experience. Throughout the process, Battlefield remained on time, everyone we met with was friendly and helpful and the work site was always clean and organized. They welcomed us to visit the worksite as much as we liked. At key walkthroughs they suggested possible changes and even late in the game when we wanted to add or modify something, they were always very open and continued to price fairly. Starting with Mike and then continuing to work with Allen, Bernie, Frank and Wallace, they all knew what the other was doing with regard to our house and they worked together and with us seamlessly. They always went above what was expected and always very pleasant to deal with. Once we moved in, we only called them to address a few things and each time, they were quick to send someone out to help. Battlefield just recently randomly contacted just to check in to see how we were doing. We have built homes in the past and have done major renovations compared to the other builders and contractors we worked with, Battlefield homes topped them all in quality, price and professionalism and made it a fun experience. We are past most warranty issues and we are completely happy and totally in love with our home. We have spent more time at home than we ever thought we would and have loved every minute of it. We designed this house exactly the way we needed it with 4 kids and 2 dogs. The very best decision we made was having Westbrooke build our dream home. The quality of materials and workmanship is outstanding. What really excels is Allen's communication. After dealing with 2 other builders first, the communication with Westbrooke was the defining measure. Another defining measure was the contract. I didn't want to sign until I had a contract attorney familiar with home building take a look after a bad experience with a different builder. The attorney told me that the Westbrooke Contract was a good contract to sign and looked after the interests of both the builder and the homeowner if things were to ever have to go to court.  We had the very best experience building with Westbrooke. Every idea we had Allen gave thoughtful consideration, and even when he knew it wasn't a good idea, he held our hand to show us how it could work or explained why it's not going to work. We trusted them to be the experts and their trust was well earned. Building a house is hard. We went through many ups and downs over a 3 year period. When we finally found Westbrooke, the process went smoother than we could have imagined. They were even able to get us into our home a month earlier than expected when we had lease issues where we were living. It's an issue specific to our situation and yet Allen and his crew were able to make it work. Thanks again to Allen and his crew. Our dream home is here and we couldn't be happier.

We will…read morenever forget the first day we walked into the Open House of his Verona Model and were blown away by it. With the many selections to choose from, we decided on the Franklin Model and were able to make a few modifications to fit our needs. Allen West and his team of folks were absolutely some of the nicest people we've met and were very knowledgeable when it came to building and customizing our new home. Allen took the time to explain everything and make sure we were extremely satisfied throughout the entire process. During our build, there was a personal family issue that arose; however, Allen was very accommodating and worked with us to ensure our dream became a reality without any delays in the schedule. We are still so in love with our new home and would recommend Westbrooke Homes to anyone building their own "dream home".
