The owner is Brandon Smith. We had an extremely unpleasant, fear filled year renting from Brandon. I would be very cautious doing business with this man, who conjures up words such as unctuous and irreverent. Our biggest complaint was we simply did not feel our privacy and space were respected; therefore, we never felt safe in the home. Smith had some work done on the yard when we moved in and, without notice the workers would remove the fence, for example, and we would have strangers coming in the yard. I realize this sounds strange, but it happened with some frequency. It was bizarre as I think people's backyards are rather private and off limits without an invitation. During the same project they dropped a tree on the home while we were in it so from then until the project was finished we stayed out of the home if the workers were there, which was complicated because they never showed up when we were told they would. A promised week-two week project turned into several months. Another day with the same project Smith had his colleague, a person we had never met, come to the house without notification and I came home to him watering the lawn in my backyard!! Another day months later we heard sounds and realized there was a worker on our roof who came into the yard and climbed on up-again, no notice. We also had health concern issues. When we moved in I was finding maggots in our kitchen and dining room. My reading/research indicated this meant something dead or rotting was attracting them-??? The powder room reeked of urine. I kept wiping the floors down with a urine odor eliminator thinking perhaps a little boy had missed several times with a previous tenant and finally noticed streaks in the paint and my best guess was someone had urinated all over the walls! So gross. We had a leaking toilet upstairs that we believed began over time to go through the ceiling, water coming into window casings and over a threshold into the home, slugs all over our kitchen and living room when it rained, and finally, a positive mold test which we sought after seeing all the water issues and slugs. We had a wasp infestation as well. I don't care for people wearing shoes in my homes, but I couldn't stand the idea of our family unknowingly walking over slugs, wasps, and creatures in my carpets so that rule had to go by the wayside. The issues started the day we moved in and continued, so over time we talked to people in town about what to do to get out and also protect ourselves. We learned some rather unpleasant things about Smith's character and treatment of people. We tried to get an attorney to help us so that he couldn't put another tenant into the home without addressing the problems, but were told there was nothing we could do to help others. I am not sure if that's a TN thing, but I hope this information protects others from going through what we did. Things could certainly have been worse, but we had a pretty unpleasant and uncomfortable year.

Most of what she states is a lie and everything else is twisted. I own many properties and have very happy tenants. I take very good care of my homes and bend over backwards to make sure they're well maintained and that tenants are happy in the home they live in. That being said, there's always going to be someone that has unrealistic expectations. In this case, after moving in, the tenant demanded that I either lower the rent, or replace the kitchen cabinets and/or put hardwood in the home. They complained of dog odor - yet they were the first tenants in the home to have ever had a dog - go figure. If the home was truly a hazard, and she went to such great lengths to reach out for legal guidance, the health department would've gladly stepped in and taken action. I'm sorry your kids played with slugs and brought them into the home. I'm sorry your children left doors open and flies got into the home. I'm sorry there were mosquitos in the yard. I'm sorry that the cleaning lady didn't disconnect the dishwasher and pull it out to clean the floor underneath it before you moved in (I can't make this stuff up :) No need to rehash the saga I went through with someone that's every landlord's nightmare. It's unfortunate that she's so unhappy with life and always has something/someone to complain about.

He carefully explained each step of the process, made recommendations, and pointed out things with each property that I should be aware of, or might need to address before there was even an inspection. We both knew when I had found the home for me, and he walked me through the process of purchasing it with very little stress. However, it was as a seller's agent that he really went above and beyond. I sold the house in 2010 when the market collapse was in full swing. Obviously Randall had no control over that, but he went above and beyond to help a first-time seller with limited means figure out how to cope. He helped me rearrange furniture to make the house look its most attractive. He helped me arrange repairs for the items that came up in the inspection, and even taught me how to make some of them myself, carefully pointing out the correct way to do them that would last. He did not want the buyers after me to have any problems either; when I was going to stabilize a shower head in one way I had seen online, he told me it would not be effective or last for the new buyer, and showed me the proper way to do it. At the time, I had no basis for comparison. Since that time, I have purchased another house myself, and been involved in the purchase and sale of two for my parents, and those transactions have taught me just how lucky I was to have Randall for my first home purchase and sale, and just how much he did for me that was extraordinary and far beyond what the average realtor provides. I realize now that Randall did more for me than most people expect and far more than he was obligated to by his profession. Randall has my heartfelt thanks, and my glowing recommendation.
