If you are military, it becomes less and less of a good deal the higher your pay grade and number of dependents you have. My wife and I have lived in The Woods neighborhood for about 2 years in a 3 bed 2.5 bath townhouse (Collopy Court), and I was a fresh O-1 military pay grade at the time. At first, and at face value, it was an excellent deal for us. Proximity to the base for work, proximity to all stores and activities around the Dayton metro, a decent size yard for our energetic dog, around 1600 sq ft of house with an attached garage, the free amenities and no security deposit required--it was a great deal, especially considering my BAH at the time was only about $1300. However, we gradually changed our opinion of the place as time went on. Here are some key incidents/situations that degraded what would otherwise be a good rating. *It must be noted that we can identify some of the below incidents were not in the staff's control, and some of it can be viewed as being in their control.* Our first incident occurred in the first week that we moved in. We had our brand new washer and dryer set delivered and professionally installed, and after running the washer on its first cycle it happened to flood the utility room and surrounding area. The result of this was a week-long repair of the drainage system in which they blocked off the main entrance and staircase area through most of the kitchen. Management initially did not align any form of alternate living situation for us, but we ended up getting them to secure temporary lodging on base for us at no cost. Over the course of 2 years we have had several minor repairs from the garage door not closing to an unsecured toilet, most of them so minor that they had no impact on our day-to-day lives. The maintenance staff (including the admin crew) have always been incredible, and from our experience remain very friendly and professional regardless of the situation. The maintenance crew must have a frustrating job tending to older housing that is slowly falling apart. To quote someone on the crew from when we first moved in, it's "like putting lipstick on a pig." Something that has definitely made us unhappy is the constant repair and construction that has ensued for almost our entire stay so far. Water line repair/replacement, gas line work, and the drilling into the streets and front yards have become a literal headache (an app on our phone was reading 90 decibels from inside the house). The constant water line repair has left us without any water for around 6-8 hours at a time, probably averaging twice a month during the warmer months. We make sure to be extra friendly to the workers, we know they feel terrible for our situation! I'm not sure if management is able to do anything about this to ease the inconvenience. We recently had a storm door that was damaged during tornado weather and we ended up being charged the price of the new door, installation, and glass screen cleanup. I understand this one is a bit of a gray area as to who is responsible for the cost of the repair, however, I was never directed to any tangible verbiage or clause indicating that an unsecured door latch (if that's even provable) is the fault of the tenant. I could not find that in the lease agreement I was initially given, either. We were mildly upset about the ~$350 charge, but we figured it wasn't worth the headache to pursue it further. Our USAA insurance conveniently didn't cover the damage, either. Maybe make a note of that when shopping around for renters insurance! Overall, I probably would not recommend this place to anyone unless they are single, and if military, of a lower rank. We feel the maintenance crew unnecessarily gets a bad reputation, while the front office/management is professional but leaves a bit of a sour taste.

    For a community that claims to welcome military members, I shudder to think someone would move…read moretheir family here. The building materials and appliances are cheap and left to deteriorate. We had 2 living room sewage floods in 8 months. Maintenance blamed the plumbing throughout the whole neighborhood and reluctantly replaced our carpet after a week's worth of investigation. Water leaks come up through the streets, and hydrants are left running, both ceaselessly for days/weeks. Sidewalks go mossy and slippery as a result. Two roads down, the whole street and a couple lawns are torn up repeatedly; I feel for those residents. The whole neighborhood is built on a landfill (https://www.atsdr.cdc.gov/HAC/landfill/PDFs/Landfill_2001_appd.pdf). Roads have car-eating potholes, big even by Midwest/Ohio standards. Internet service goes out repeatedly, which they may not be responsible for, but is good to know before considering them. The renovations are not worth it; I live in the older model and checked out the new versions. They just changed the color of the cabinets, updated the windows, and bought newer (but bottom quality) appliances. Construction/maintenance visits will happen without warning or notice, and the office takes no responsibility, making it seem that the maintenance office is an entirely separate entity. Don't trust them on safety and security. The units being worked on have back/front doors left wide open with no one inside, tools and new appliances left vulnerable. It's questionable practice for Air Force base housing. If you live in the Woods, expect heavy traffic from the base since there's only a two-lane road. The "amenities", like the dog park, are rarely mowed and have never turned the water fountain on in the years I've been here. The tennis court has never had a net and broken vehicles are left in the parking lot. It is not worth the price for the square footage and terrible layout. The only reliable features are regular rent hikes and pull-overs from anal MPs. But there's still car break-ins? For the same cost, go somewhere just as close to WPAFB with better schools, like Beavercreek.
