If you need an inspection done when buying a house/condo, or wish to have your existing home inspected, call this company and a hot guy (but already taken - sorry) shows up to do it!
To be serious, I highly recommend Home Pro Miami. In our case, I was considering buying a property. Rather than using inspectors recommended by the realtors involved, I decided to turn to someone we knew in the construction business, who recommended I call Tracy at Home Pro Miami.
Tracy answered the first time I called, and the quote he gave was cheaper than what my realtor told me I might pay for an inspection. Additionally, the price Tracy quoted included the 4 point and wind mitigation inspections required by most (possibly all) insurance carriers.
For the initial visit, the home inspector was Josel. The guy looked and dressed like a model, he showed up on time, came outfitted with everything required to carry out all parts of the inspection (telescoping ladder to reach the roof and attic, electrical testers, tools, markers, etc.), was knowledgeable when I had questions and he was wearing a modern looking, athletic-style uniform with the Home Pro logo on it. He took lots of photos, including pictures with heat imaging to show areas that were hotter than others, that illustrated possible leaks or electrical issues, areas where hot air was penetrating into air conditioned spaces, etc. When he did find something of note during the inspection, he called me over, gave me his flashlight and let me look for myself so I'd understand what he'd seen and would be reporting on.
His report that arrived to me within a day was very detailed and thorough, and several pages thick with lots of pictures (actually, my realtor made a somewhat sarcastic comment about the length and amount of pages in the report, but I was impressed and thankful as a potential buyer that it was this detailed!)
I had to have a re-inspection done once some additional items were installed or made ready. Tracy (TJ), the owner of the company showed up himself this time. I had the same general impression; Professional, neatly groomed, in uniform, very knowledgeable and he answered some questions for us that didn't actually involve items he was inspecting on this particular day, etc. He was also thorough, used a gauge to test the water pressure to the home and updated the original report with his findings. Again, I had his updated report within a day.
My only slight criticisms of Home Pro were: 1) If something wasn't connected or working or accessible to them at the time of their visit, they mentioned that in their report, but didn't really press to have it working or accessible so they could carry out a complete and thorough inspection. During this company's initial visit I had to unscrew the cover from an old electrical panel myself, as it had previously been painted shut. The inspector said something akin to "I'm glad you opened that, because now I've found xxxx" and it was what I'd consider a major item. 2) It's my opinion that a few of the cost estimates they listed in their report to fix some of the issues they found were low vs. what one would actually pay to have them corrected.
In all, I'd recommend this company. Professional, certified, knowledgeable and well equipped and outfitted, with reports that are thorough. read more
