As the daughter-in-law involved in this transaction, I can honestly say hiring Lee was one of the…read morebest decisions our family made. I was actually the one who found Lee after searching through countless attorneys on Google and Yelp. I spent a lot of time reviewing profiles, reading feedback, and carefully comparing options because we knew this was not going to be a straightforward sale. We wanted to make absolutely sure everything was secure and that our family's interests were fully protected -- especially since this was a private sale and we were heavily involved in helping manage the entire transaction. This was not a simple situation. My husband and I were renting the home, the landlord decided to sell, and my parents-in-law -- who live in Southern California -- stepped in to purchase it so we could remain in the property. The home includes a detached ADU on a single parcel, which added additional complexity. The seller was difficult and often unpredictable -- the type who believed he knew more than everyone else and frequently changed positions. Lee navigated that dynamic with steady professionalism and quiet confidence. He protected our interests without escalating matters unnecessarily and stayed focused on ensuring everything was handled correctly. My father-in-law is extremely meticulous and reviews every document line by line -- sometimes multiple times over (a bit too much at times). Lee was incredibly patient throughout the entire process. Even when we went over documents ten times, he remained calm, thorough, and respectful. That level of patience meant a great deal to me personally. He carefully reviewed the PSA, disclosures, and escrow documents and was in full communication with the escrow company throughout the transaction to ensure nothing slipped through the cracks. Knowing he was overseeing and coordinating every detail behind the scenes gave us tremendous peace of mind. What stood out most was how personal it felt. He wasn't just processing paperwork -- he genuinely cared about protecting our family. It truly felt like he was looking out for us the way a trusted advisor would. If you are looking for an attorney who genuinely has your best interests at heart, do not hesitate to call Lee. We will absolutely go to him again without hesitation for any future real estate needs. Thank you Lee for everything!

I originally called a different law firm, (because I googled bankruptcy and called the first one that popped up), and something did not feel right with them, it was like a sales call almost... I am so glad I trusted my gut and called Symmes Law Group after seeing their amazing reviews on google and yelp. I highly recommend Symmes Law Group for anyone who might be at a loss like I was and felt like there was nothing else to do with their debt. In brief: 1) Takes cash via Zelle: $350 to do a Pay & Vacate, $1500 to for commercial eviction case to proceed (questionable?) 2) Voicemail states he does not listen to or return voicemails 3) Picks up no calls after receiving payment with 2 exceptions: You call with a different number or you threaten to file a complaint with the Washington State Bar. 4) Despite the threat of filing a complaint, six days afterwards, he still was too busy to provide evidence that a Pay & Vacate Notice has been even delivered. 5) Creative line of excuses: migraines, sister was in town, holidays, a blown tire. Since working with Mr. Dabling, our tenant has stayed in our commercial property continuing business and using utilities for an additional 4 months because we still haven't achieved the legal right to lock them out. I found him on Avvo, and yes, I did confirm his active business license first. Our household has worked with NUMEROUS attorneys over the years in various specialties. We are reasonable and know what to expect, how payment works, how long evictions or other cases usually take, and Mr. Dabling is the worst we have ever come across. We would not have worked with him if our previous eviction attorney that we stayed with for 20 years hadn't retired. Mr. Dabling is unprofessional, unreliable, and everything that is concerning about working with an attorney. My goal for this review is to protect others from his lack of services.

I understand current eviction cases volume are very high and takes time. However, we were passed on to 3 different lawyers in the firm within 6 months and have to constantly resend them information when everything is already annotated sequentially. 3. They DO NOT get back to you. They sometimes get back to your email if you send them a follow up email a week after. If you don't follow up with email, they will not even get back to you. Calls are a hit and miss. Sometimes they will answer you and sometimes they will tell you they'll call you later. They do not call you. You'll need to call them.
