There was a time my family wanted to see a house but everyone was working with other clients so the Realtor gave us the key so we could see it our own. This was my first time renting a home, first time ever living in a house on my own. The fact that my family and I were in the military, that is hard enough, Holtzman Real Estate was never friendly, helpful or even nice. Every time I called the front desk, mind you I lived in that house for TWO YEARS, they were never nice, always very mono toned, always quick to cut me off and to " direct the call". Maintenance was always a trouble for them, I got charged 500 dollars for two STRAY cats that were stuck in my sun room. I got charged a maintenance fee for something that was supposed to be covered by the company but it wasn't and we didn't get the notice THREE months later when we were about to leave the state. If I could give no stars, I would. Like the vast majority of folks have said...RUN!!! From day one, there was a broken ceiling fan that wobbled, dirty stove, with a glued on panel, dirty rugs, and the house smelled like there was a dog in it. Needless to say, the house wasn't that clean to begin with. So, moving out we cleaned the house, bought new blinds, air filters, toilet seats, cut the grass, paid for a professional carpet cleaner and had a signed Vacate notice for the 1st of the month. I asked about the security deposit but first had to do the Out Inspection. Well, they found at least 10,000 things wrong. So for 2 dings on a wall, a $15 doorbell and a stove recleaning, charged 4 days extra of which we had already moved out on the 1st of the month. Almost 1 month later, I got $300 of my $900 back. I was livid. But I didn't make a scene, I said thank you and left. If you can find a place without having to use this company... you should run in the other direction. They will find a way not to give you your security deposit back. You've been warned! read more

When my expecting daughter and and son in law were being transferred to Fort Stewart I went with my daughter to locate a place for them to live. My daughter was a high risk pregnancy so she had to get established right away in order to be followed by a specialist. I lent them the deposit and first month's rent. They lived in this house almost a year before they finally were qualified to get housing on base. They now had a nine month old baby. I flew in from California to help my daughter clean the house from ceiling to stove. This house was spotless. The realty told my hard working, young solider son in law that he had to go out in the pouring rain to mow the grass. They were unbending even though it had been raining for several days. He mowed the lawn in the pouring rain, but did not do the edging as the rain was coming down so hard. When they came to inspect the house for the final time my son in law was on base and my daughter was standing in the empty house with the baby in her arms. She had never opened the windows since renting the house as the AC was on. The man inspecting said that the window sills were dirty and he would wait if my daughter wanted to wash them. Everything was gone from the house. There was nothing whatsoever to wipe down the window sills with and no where she could have put the baby down to do it. These young people, who are sacrificing their young lives for the protection of our nation, were charged for cleaning the window sills and edging the lawn. Who does that? Holtzman realty. Please, military families, don't deal with this realty. I wrote previously that I worried about what would happen to the deposit when they left. I see my fears were realized. I've never had a bad experience with a rental company until now. A busted pipe in the apartment I rented caused one of the bedrooms to flood halfway through the room and mainly in the closet area. The flooded room caused stains in the carpet from a Nike shoebox that was sitting on the floor. During my out-inspection and during the process of getting my deposit back, I was told that I would be charged for the stain because it "looked like orange paint, crayon, or spray paint". I definitely will not rent with this company ever again. The charge is only $45 but the fact that I explained in my work order for the flooded room that it caused damages to carpet and they're still not willing to refund my money is simply ridiculous. This company is simply every dollar that it can scheme out of a customer and if I honestly could give this company a negative 5 stars I definitely would. Don't rent with this company they try to rip you off. For the inspection they use old pictures that were taken when the house was in great condition. When I moved in the house was not at all prepared for move in. There were roaches the painting was unpatched spot painting some walls were even painted and the doors were filthy. Also the carpet needs to be replaced. My friend stayed there prior to me and I have a list of the things they tried to charge her for to compare what was still there. Everything they charged her for was still not fixed when I moved in so I'm sure they will try to charge me for the same things. I put in the same work orders because the issues I had were never fixed. They tried to charge my friend $180.00 for some damn crispers that go in the bottom of the refrigerator that they never replaced. The floor tile has to be replaced for the ice maker that never worked and they still did not fix the ice maker which caused more leaks and when I moved out the same tile that has to be replaced under the fridge is now rusted once again and the ice maker still does not work. As a military service member it is hard to find someone to treat your property like their own. The Property Management Department at Holtzman Real Estate Services is top notch. They answer their email and return phone calls in a timely manner. They take care of problems before they get out of control. They have also been helpful in making key decisions and providing sound advice. Special kudo's to Sandy Duggan who helped me find additional rental property. They even worked with my insurance agency when tenants trashed my property (punched holes in walls and had large pets in violation of the lease agreement). The fee for quarterly inspections is reasonable and worth the cost. read more

We moved in with documentation of the damage (they took pictures but we never got a copy) the home owners caused and upon move out, we were charged our security deposit without prior notice for natural wear and tear as well as painting (which upon move in was written down). We filed with BBB and all these people did was sent the paperwork showing they gave us no notice, that the damage was documented upon move in, and that they took our security deposit without any estimates or care that we were not responsible for the damage. Horrible property management. I've used them reluctantly for 4 years now. I live out of state. My property has been rented the whole time by the same family otherwise I would have ditched holtzman a while back. I signed up for (during contract) occasional walk throughs of the property, again four years and not one done. They consistently do maintenance on the home with out contacting me. They mess up my direct deposit for rental income so often I'm about to seek legal action, not to mention my tax forms. No one is ever in office and of course not just anyone can fix problems only one poor sole who apparently has a roving desk because she's never there. You would think over time they would give long standing customers just a little service since that is in fact what I'm paying for, management of my property... But every time I call I still get sorry Ms.Phillips... I've been Mrs.Swanson for almost five years and every call I remind them my name has changed, no note has been made. I must not matter enough to log a note. My notes are well maintained holtzman, you will be losing a customer soon. read more

I would give this place zero stars if I could. Our place had a break-in with most of our items stolen. Rather than talk to the homeowner to get the place repaired, they left our property unsecured resulting in multiple additional break-ins. We made a deal to allow us to find a new, secure, place, and would pay each month until they found someone new to rent it, but they went back on their word and refused to put it back up for rent until I made an appointment with the owner. However, they put a charge on my credit report we discovered later. They never attempted to contact us despite having pur forwarding address, emails, and phone number. This was a couple of years ago so I hope things have improved. Yes, we were military. read more

The staff was friendly and helpful when we started the rental process. My husband and I had done most of the leg work on line and knew which house we wanted to see. We had to schedule a viewing a week out, however the home was still occupied. We loved the home and proceeded with the application and deposit process. Our move in date got pushed back a week which was a bit of an inconvenience but we were able to make it work. The real issues did not start until after we moved in. First, I would HIGHLY recommend requesting to do the initial walk through with the agent. Ours had already been completed when we picked up the keys on move in day. They indicated that there was nothing wrong with anything in any of the rooms. This was inaccurate! There are several sets of blinds which are broken (one set laying in the middle of the floor in one room). The blinds in master bedroom cannot be lowered because they are broken in 2 places. This is pretty aggravating as I work nights and cannot close the blinds at all. There is a poorly installed valance rod that we have (very gingerly) hung curtains from for now. Fingers crossed they replace the blinds eventually. The garage door was broken. The first week we didn't even have any remotes to operate it, but once we finally got them we couldn't even use the garage. Thankfully this was repaired recently and we now have access to the garage. Next, I recommend asking about plumbing as our home is on a septic tank. When we moved in, none of the toilets flushed and the drains would bubble any time water was being ran. There would often be back wash from the pipes in the floor of the shower in the master suite. After doing some research, we learned we were on a septic tank and looked up the special care/treatment required. In my opinion, this should have been included with our move in paperwork as you need to treat the system monthly, cannot use certain cleaning products on drains or toilets, and should use recommended toilet paper to help prevent issues. Finally after a month of not being able to flush our toilets, they came and pumped the tank. We have not had any problems the plumbing since. Lastly, if they advertise on the listing and confirm in the office, prior to moving in, that certain services are included with your lease... GET IT IN WRITING! Our home is supposed to include lawn care. It was listed on all of the advertising for this home, on Zillow, on the Holtzman website, and on Trulia. When we signed all of our paperwork, they confirmed again that lawn care was indeed included with the lease. We have not had anyone come cut the grass since we moved in. They did come trim the bushes and pull some weeds in the flower bed on the front of the house, but never cut the grass. After a month of calling, emailing, leaving message after message... they told us they would have someone out to take care of it. A week later, nobody ever showed up and the grass was embarrassingly high. We called again and were finally told lawn care was not included in our lease and it is our responsibility to manage the lawn. Furious, we looked through our leasing contract and it did not specify if lawn care was included, only saying "lawn care is not included unless stated otherwise by your agent"....the agent who refuses to call us back??? So basically it's our word against theirs. Very unprofessional. I love our house but I would definitely NOT recommend Holtzman to anyone. Very sketchy organization. read more

My husband and myself seen a house to rent from this company, didn't even have to look at the house we had already seen the floor plan. We were looking for a long term lease of two years or more. Called this morning to put in applications and paid application fee plus pet application fees. Sent the office a list of bills and amounts plus all the information they asked for. Told them who would be living in the house with us. They wanted to run an application on my oldest daughter and her boyfriend plus get a list of their bills, they have nothing to do with the lease. They would not be on the lease or have any responsibilities for the house. We understand that they are over the age of 18 but if they aren't going on the lease or responsible for the rent we shouldn't have to put them on there. They are children living with parents nothing more. It's cheaper for them to live at home than on their own. My husband and I make 6 times the rent a month and we're ready to pay the deposit today to hold the property. We've seen the house on the market for a while I guess it will sit until they sucker someone else to pay all that unnecessary money. Home owners are blind to what rental companies pass over. This is why so many home owners have issues with renters and tenants lying. We could have lied about who was moving in and just done it, once the lease was signed it would of been to late. BUT trying to be honest these days just gets good people screwed out of things. Karma will help the rental company in the end to get some half ass tenants when they could have had people that would have paid on time and taken care of them home like it was our own!!!! Can't WAIT to be gone! Rented us a place with the paint not done, huge white patches, and then let the owner tell us we could pay to have it painted properly ourselves after promising it would be done (basic thing) before we moved in. Our stove shorted out and it took 10 DAYS for them to get it fixed ( that's illegal- it's an 'emergency' by definition). Washer broken since we moved in. The air conditioning does not physically work- ran if for 72hrs straight at 75 degree marker and put an indoor thermometer on the wall- never dipped below 81. When I called they told me they were sorry, but the home owner wouldn't fix it, so we spent the entire summer without any AC. I'm on the lease, yet our contact only calls my husband (it's 2014????), even when I left messages saying he was in the field without a phone for several days/weeks. I became so annoyed I actually recorded myself leaving 7 different voicemails they were never returned. Show up for inspection without notice and let themselves in, you here or not. They will cancel the day before, never call back with a reschedule, and just show up out of the blue! Icing on the cake. They sent us a notice saying our landlord is going to sell, so our lease cannot be extended. So we decided to go ahead an buy a new place in Savannah. Went to turn in our 30 day (even though they give you one, you must also give your own?) and the secretary tried to convince us not to move! She said "ohhhhh, usually they don't sell and extend the lease, please stay!" Have gotten a call every few days (funny they couldn't do this over broken appliances) asking us to stay after we already told them they kicked us out, so we found another place. Would NEVER recommend this agency! My husband had to move in quick and leave to the field and I moved out from WA a few weeks later. I have rented with them before and I came down on deployment orders, so upon my return I came back. I then was relocated to Hunter Army Airfield after coming back to the states 6 months into my lease. The house I rented was infested with roaches and even while living there were hardly taken care of unless I ASKED. They repainted the house which was needed but the carpet was in horrible shape and not replaced and when the cleaners came to clean it prior to moving in I was told the water was BLACK! So when I moved out I was charged with everything prior to my move in. Thinking they were military friendly they would be understanding about the carpet (there were holes in it not caused by Us the lady we move in with told us to put an area rug to cover it) and would want to replace it. No I was charged for damage. Being a prior customer I was treated horribly and if I ever relocate to this area I will NOT go through Holtzman Realty. I had some disputes about what I was being charged (yes they took my entire security deposit) and the lady was very unprofessional and rude. I asked to speak to the supervisor and he finally called me a week later but left a message. Even when I asked to speak to him she was very rude and stated," Well he's not here!" Whoever reads this review. Please, do not waste your time! They always put me on hold on the phone all the time. I'm not even surprised when I call them. When I was checking out my place last November, the property manager assistant didn't show up on time. She showed up like 30mins later. When I was getting to my place, there were strangers right next to my door. I can't give my personal information. Anyway, I had to call cops immediately, and I had to wait until Monday because it happened on Friday night. When I went there with my neighbor, I spoke with one of the agent and explained what had happened. She addressed the problem to higher manager than her. He was absolutely rude! I wasn't expecting them to install fence because it costs money, but I was gonna ask to send a letter to all residents of the apartment. So, at least they will be aware of it. I believe because I'm a young chick. He was throwing a question like 'So, do you have the case report with you?' It shouldn't matter whether I have it at the moment or not. You should have asked if I was okay first! I was really upset with his reaction. His name is Toby? Just really rude. I had a couple issues with the place such as AC and toilets, they show up a few days later. I know Hinesville is for military people most likely. But if you can, try to look for places on base or independence places in Hinesville or find a places in Richnmond Hill which is even better. This place is terrible, do not go through them for renting a place. There move in inspection is completely different from their out inspection and they don't even bother telling you what you will need to do to move out. I ended up paying hundreds of dollars to move out and they still charged me for things that were not part of the initial inspections. Further more they also treat you great at first but then you are ignored after you move in. There also was a storage shed on our property that we thought we could use when we first checked the place out, which was part of the reason we picked the place. Turns out that we weren't able to use it because the owner of the house used it, who also frequently came to the house, invading our privacy to use it. You also will have inspections done on your house while you live there so be aware of that. Once you put in your notice to move they also start showing your house while you still are living there so make sure to schedule yourself around them. Throughout the time we lived there we put in work orders very frequently and only about half ever got fixed as well. Bottom line this place is ran by criminals only out for money and that is it and don't care about the tenant only how they can cut corners and get money. Scaring me and my son started screaming thinking someone broke into the house. That is only one of the things I and many other military wives have been through from this company. Everyone I know who rented from them took their all of their deposits at the end of the lease. After PCSing we had to wait 30 after we moved out to get a letter saying that they took our 1,395 deposit and are charging us $993 dollars on top of our deposit. Today I viewed a rental property, I was pleased with home and informed the associate that I viewed the property with that I wanted to rent the property I fallowed the representative to the office and was given an application. My wife completed the application and returned with it when she attempted to pay the application fee she was informed that the office would be unable to brake a fifty dollar bill and she was directed to proceed across the street to a store and retrieve correct change for the forty dollar fee. The front office staff is really nice and friendly. I would of highly recommend this rental company prior to moving out. When I moved out the move out inspector wrote dirty on just about every line through out the house. She even indicated ceiling fans were dirty although she didn't have a ladder and the ceilings were 10 feet high. I knew she didn't check because I had obtained a ladder and wiped down ever blade the day before. I thoroughly cleaned the home and was extremely surprised when $375 was taken out of my deposit for house cleaning. The initial letter that stated what I would be charged for didn't mention the lawn, however I was charged $115 for lawn service. The grass was cut and edged two days before I moved out. I was charged that amount for cutting some rose bushes down which were trimmed down much shorter then they were the year before when I moved in. I feel as though the realtor company used my deposit to cut the grass and do lawn maintenance weeks after I moved out to attract potential renters. Also $375 is a ridiculous amount to clean a home in which I had the carpet professionally cleaned, floors were mopped, stove and refrigerator were cleaned and bath rooms as well. I strongly advise taking pictures before you move in and after. Also be present for the move out inspection. read more

Tons of stains etc. Upon move out we hired someone to professionally clean and then we personally cleaned the house ourselves. Spotless. But they said the house was filthy. They charged us for things on move in inspection that were there when we moved in. We begged them to come out due to the BLACK MOLD in the bathroom when we moved in. They only get one star because I can't give 0 or negative stars. They are literally THE WORST real estate agency I've ever dealt with. The move out process is ridiculous to the point that they wait to do anything or contact you until you leave the area so you can't fix any issues. All they want is your security deposit. My wife and I cleaned our property for two weeks and got charged for having one spot of two tone paint on a door when the annual inspector told us a month prior two tone paint isn't an issue. We went out of pocket and painted all the walls as well even though that wasn't required. AND we got charged for not seeding a spot on our lawn which had been seeded according to the out inspection paperwork they give you. I tried to contact Brittany Mason countless times and left multiple voice messages without a return call. I eventually called and asked to speak to a manager or supervisor because Brittany Mason was either "too busy" or not at her desk. Surprise the manager/supervisor never returned my calls either. By far this business is the absolute worst I have ever experienced and treats their customers awfully. Disgusted with their customer service! Our air conditioner has been out for four days now, and it's almost 90* in my house. I've called the office multiple times just to be put on hold listening to a recording about their "superior customer service," to be told again and again there is nothing they can do. Apparently, once a work order has been submitted, that allows them to continuously say "Oh too bad, it's out of our hands." The girl told me over the phone they have had numerous calls about AC for the last couple of months so the fix it people are just backed up. Ok, I get that. However, this is southeast Georgia (which explains enough about the heat) if you obviously have multiple families paying rent for too many days without air, get another fix it company! Take some initiative to keep your people happy or at least make an effort to provide "superior customer service." Yes, renting from them was painless. However, trying to leave (with a deposit) was a nightmare. As an attempted to avoid any discrepancies in the condition of the house, I hired a cleaning company, that came highly recommended. Thankfully, the cleaners informed me ahead of time regarding the "tricks" Holtzman had up their sleeve for me at the final walk through, and guaranteed they would take care of everything. But of course, it was too good to be true. I received an email from a random employee at Holtzman three days after my inspection, which I initially overlooked as it had no mention of Hotlzman in the address or subject. When went through my email again, this time a little more carefully, I discovered that the "random employee" email from Holtzman, stated I had three days to dispute the charges they assessed during my final walk through. Of course, today is day four. Thanks for the call. It's obvious they were trying to pull a fast one on me. It's unfortunate that companies like this make their profits based on unscrupulous tactics.
