This management company is unethical. The company kept our $1,000 security deposit and then sent us an additional $2,200 bill to collection company to trash our credit. We paid every rent payment on time over two years. We never received an email or letter of deficiency. We left the property in FAR better condition than we moved in. So, I made a mistake and shipped a package to my old address. I called the office to find out if the current tenants could just put the package outside the door for someone to get it. I asked the person to give me a call back to confirm. There was no follow up so I called back. The person I spoke to was insulting. As if I would deliberately ship something I want to my old address. We rented a house with them for almost four years. I could write a book about all of the issues I've had with them. I wrote a review before, but at the time I was still living in a SouthCoast owned property, and one of their managers messaged me on here and made it very uncomfortable for me to keep my review published, and I deleted it. So now that I have moved out and received my deposit, I am ready to post a new one. The contractor they use is terrible. Every time you have a maintenance issue, someone new comes out, so they won't be familiar with the property or with any previous issues you have had. The guy they use for pressure washing is rude and will call you at all hours - we had calls from him from 6am until 10 at night. One time I told him that I would have to call South Coast to verify the work order, because they had scheduled it without notifying me and I didn't want to get charged for something unnecessary, and he told me that he was going to come do the work order anyway and said "whether you like it or not!" Um, I don't think so, buddy. When we moved in, the home's walls were all very dirty. The entire home needed to be painted. We said that we didn't mind painting (we were very pressed for time when we moved in), and asked if they could provide the paint. They agreed. However, AFTER move-in, we received 2 gallons of paint and were told it was for touch ups only, despite the fact that there were whole walls that were destroyed with black marks and animal stains. Gross. We ended up using our own money, to the tune of $200, to paint the worst of the walls, just so that we could enjoy living there. They will do home inspections in your home every six months whether you like it or not and whether you are even home or not. Part of that inspection is taking pictures. Everywhere. Your bedroom, your bathroom, even your kids' bedrooms. It's a disgusting invasion of privacy and extremely inappropriate to take pictures of your personal property like that. They told me that they send the pictures to the property owner - so some rando out there knows where your kids sleep in the house, and knows about your expensive new tv, and everything. If you ask them they won't take pictures, but they make it very awkward and act so inconvenienced by it. I think it's traumatic, honestly. I can understand needing to inspect the property to make sure it is clean and well maintained, but South Coast takes it to a whole new level of inappropriateness. There are so many more issues that we had, too. These are just some of them. Don't even get me started on how they handle HOA issues. The one good thing I can say is after all that time with South Coast, I finally decided that I wanted to own my own home. I would first like to say that the house and property were fine for us. Working with Tamara on the move in went smooth. We enjoyed the neighborhood and the amenities. Maintenance was always taken care of quickly. I was a bit concerned when we moved in two years ago and was not happy with the way the house was "cleaned". This was stated on move in paperwork. The lady came back out to clean again but all of our stuff had already been moved in and was all over in boxes. The trash cans were also all full when we moved in. We were told that on move out the cans had to be empty. We also had to have receipts for cleaning that was done for the carpets as well as the house. It defiantly wasn't "professionally" cleaned before our move in. During our move out I showed her the damage to the LINOLEUM FLOORING. Our entertainment center tore two spots during the move. I will try to post pics of the damage. They are telling me that it cost 460$ to fix LINOLEUM FLOORING. I believe that they have something going with these people. Gouging renters on repairs. I hired my own cleaner as well as carpet people. When I spoke to the company that had done the repairs, they had repaired flooring that was not on my forms. When I brought this up to Jessica she said she would look into it. This company did repairs that weren't needed. When I brought this up Jessica was reacting as if she had missed some of the damage. NOOOOOO they are taking you for a ride my friend. They wasn't any other damage. I am very disappointed in the way this situation has turned out. I am willing to pay for repairs; however 460$ for them to glue down some more LINOLEUM is over the top. I know that they just glue down some more pieces because while living there we had some of the already previously glued down spots start to come up and called for them to repair them. The amount they charged to fix these spots is just disgusting!!! We rent a house out in Charleston so I know what repairs cost. I had an entire master bath floor done for less than 460$. This was the absolute worst experience with a property management company. WASTE OF MONEY. In short: The manager failed to put a "For Rent" sign in the yard or windows, after being asked and told twice. Manager failed to let us know the TENANT MOVED OUT and on that same weekend the manager failed to let us know she would be ON VACATION. We scrambled to find another manager at South Coast to take over our house while the manager was on vacation to show the house to a few prospective renters that found us on Craigslist. Between the untimely replies from the RUDE receptionist and other property managers, we lost both prospective clients as the found other houses in the area that day they liked.....and never even came to look at ours. TOTAL INCOMPETENCY!!!!!! Had to fire them, and quickly find another property manager to show the house. Horrible experience. read more

If I could I would leave 0 stars. ABSOLUTE WORST PLACE TO LIVE! The apartment itself is cute and very safe/quiet. However the management company that runs the apartment complex is HORRIBLE. They are extremely lazy individuals who do not want to help the tenants out with anything. I have a hole in my floor and my carpet is coming off the ground in my apartment and they claimed it is "normal wear and tear" and that they will not be fixing it. On top of that I had to put in various work orders because my walls were crack, my apartment wasn't cleaned like I was promised before I moved in, so I had to call them to come fix that. All my appliances have dents in them. The walls it self look like an unprofessional speckled the wall. EVERYTHING IS SO MESSED UP and no one will come fix it. Terrible company with dishonest people who just do their best to rip you off once you move out. Had things clearly stated in a move in inspection that they are refusing to acknowledge on move out inspection. They completed inspections twice a year with zero problems ever yet after I move out they seriously damaged out ever single item in their move out inspection and flat out make excuses for every item I disputed and ignore me when I point out the move in inspection and request the original. We were very interested in a property and I immediately sent in an e-mail to schedule a showing. Tamara Bailey messaged me back on Monday telling me that she'd be happy to assist me and would schedule a showing. I called on Tuesday, left two messages to which she never responded. They were not left on her voicemail but taken by the receptionist because Tamara's mailbox was full. Then I called on Wednesday in the morning and finally got to her voicemail. She did call me back around 11 but I was away from my phone. However I called back immediately, not even 10 minutes later, and got the same "she's on the other line." Around 3, I hadn't heard back and was told she had left the office meaning she left for the day without returning my call. So, my husband finally called, extremely frustrated, and Cathy Fairchild handled it accordingly and finally set us up an appointment. Yay!!! That's great, right? Wrong. An hour before our scheduled appointment, Cathy called to inform us that the property had just been rented. After all the attempts trying to get Tamara and how interested we were in this property, it is pretty aggravating and downright disappointing. We understand that property can be rented that quickly, but I tried to get Tamara Bailey several times beginning on Tuesday, who said she'd help set up an appointment, and if she had simply returned my calls we may have gotten there sooner. Looking at my phone, I called about 9 times to which Tamara only called back once. That is absolutely unacceptable. Cathy Fairchild was very nice to my husband and I think Tamara Bailey needs to take a lesson from that. If she would have simply taken the time out to return my messages, it would've saved us a lot of stress. DON'T RENT FROM THESE PEOPLE!!! Lets start with the walk through of the property I was interested in. I paid the holding fee (which was several hundred dollars) and was NOT told it was nonrefundable. Tamara Bailey told me I had a few days to think it over and let her know. Later in the week I told her that I found another one of their properties and would like to look at it. When I decided to go with the second property, I asked if the holding fee from the first place could be put towards the security depoit. Her response, "No, it is nonrefundable." That's nice to know AFTER THE FACT. Then, while reviewing the lease on the day of signing, Tamara couldn't answer half of the questions we had. "I'm not sure. I will find out and let you know." Since renting from them, it has been nothing but aggravation. Kathy Fairchild has emailed me being VERY RUDE several times about something that was her mistake. Once, she even called YELLING at me like I was a child the second I got off work. She has threatened evictions, demanded money that she says was late, however the lease says otherwise and then wouldn't accept my federal currency because only check or money order was appropriate (again, was not specified in the lease). So, unless you want an earful of nonsense and enjoy being harassed, DO NOT RENT FROM SOUTHCOAST PROPERTIES. read more

I do not even want to give 1 star! We rented a property through South Coast August 2017 and moved out May 2018 because we purchased a home elsewhere, still paying rent until our lease was up. They require a professional cleaner and carpet cleaning in which we did both in May. They received copies of receipts for both as well. Once they did the move out inspection, they sent it over to us and it had quite a few ridiculous things on there with even more ridiculous pricing. For example, they said it was not cleaned properly. Which was a LIE. I had went there multiple times to check and see if the house was kept and it was except for a spider web in the bathtub from sitting and some water stains from hard water sitting as well. The yard wasnt perfect, it had been cut a week prior to inspection. They did allow us to go over and clean up the small mess and cut the yard once again. We fixed everything they had asked except for a few lightbulbs we forgot and 1 set of blinds that were ruined. I couldnt find any so we let them charge us. $380 for fixing lightbulbs and blinds???? Outrageous. The blinds were just normal, cheap blinds! And lightbulbs are inexpensive as well. Mind you, this is a small house built in the 70s with absolutely no updates! We never received a revised inspection until we received our refund in the mail. We got a refund of $35 out of $1100. They are also charging us for yard maintenance for a tiny area we didnt know our yard man didnt do, $180 for that. Multiple other things. Tamar is the one who does the inspections I suppose. I wish i would have read these reviews before renting through them. Other reviews say Tamar Bailey does this often. We've had plenty of issues regarding not having returned phone calls after emails and voicemails have been left over a weeks time. At one point my husband had to go to their office in order to speak with someone. We rented for 3 1/2 years no problems, no late payments and sure as heck took great care out of that house. We had inspections twice a year passed with flying colors. We took good care of that property and they were always notified when a situation arose. I know it's going to be a fight for my security deposit!!! They charged us $475.00 for one pane of glass that was cracked. You read that right one half of the window. It literally took less than three minutes to pop it out and back in. If both windows had to been repaired at that price it would have been $1900.00 for two entire windows. Are at that rate $10,000.00 for all the windows in the home. We even told them about the broke pane even though we never knew what happened and told them since it was on our watch we would pay. Heck, we could have blamed it on the hurricane, but I play the honesty game that's my personality. That one got taken real advantage of. We payed it and didn't say anything. RUN FAR AND RUN FAST!!!! We are going to get royally screwed with that deposit of almost $2100.00 and the gouging of renters when they leave with their ridiculous fines. Paint that is so thick from at least 6-8 paint jobs that chips off, but guess what that's our fault. You can't keep these khaki walls clean no matter what you do. Forget about using a magic eraser because the paint comes off to guess what another layer of paint. Wood rot on the pantry door frame on the bottom from a three time leaking fridge. That was documented and fixed three different times. Linoleum that was damaged from the fridge moving to be fixed. Guess what? We have to pay for it. We have to pay for it. I could go on all day about this move out inspection crap and gouging. They are charging me up to $700.00 for new carpet. They want to charge another $400.00 for a cleaning that we already paid for and receipt submitted. I called the cleaning lady and says this happens all the time in reference to gouging. The house has been vacant for three months and guess what dust settles, spider webs, and water stains toilets. Now remember this place is 11 years old and has never had carpet replaced and was damaged in several spots when we moved in. In most states after the carpet is over 5-7-10 years old the owner has to eat that. Our neighbors told us when we moved in that they hoped we would stay awhile, since we were the 4th renter in 5 years. A previous renter had a dog that ate the corners of the window sill in the front room. Guess what since it wasn't on our move in we have to pay for it. I've NEVER OWNED A DOG! I told them to go back and look at the rental history. We had a few things that we knew needed fixed and just minor and we let them know. We were honest with them, but you sure don't get honesty back when leaving!!! God help anyone who rents and good riddance and this girl is totally prepared to have my day in small claims court if need be. I dreamed the other night that I got my security deposit back and it was for $6.00. I'll let you all know how that one works out. It seems to be a brand new interior at our expense! This review could have been very positive, but those bridges were burned! It will be six days tomorrow by law before they have to get some deposit back, or a letter saying they used it all. They know that I'm mad as a hornet, so they are going to sit on it until the last minute. I have all documentation with Kathy from starting in July with an ongoing conversation and Tamara. If anyone wants to see it just let me know. Oh, and my favorite once I told them that I was working with a attorney, which I really am. It turns to Kathy telling me she would no longer have a discussion with me and she had turned my file to their attorney. I asked her for what we don't owe you a dime! This was before the walk through. Well guess what that attorney of theirs never contacted me. Hmmm, I wonder why!! Our experience with Kathy Fairchild was awful. She was the seller's agent on the home we bought. She was unresponsive to our buyer's agent. We had items listed in the contract to be fixed that she claimed to be getting a vendor to fix. She never did. She also hired vendors who did shady work. Our due diligence period was up at a certain hour and it was thirty minutes prior and Kathy claimed "oh I haven't looked to see if they signed yet" regarding the seller and the contract. The entire experience was so unprofessional. She only cares about getting her commission and not actually doing a good job. I actually felt sorry for the seller of our home because she literally almost caused the contract to fall through because she wasn't responding to our buyer's agent about issues and responding in a timely fashion. You would think if you wanted to sell a home you wouldn't wait until thirty minutes before the due dilligence period expires to respond. She also had shady vendors come out to fix issues...didn't do leg work to find the property plat or flood zone documents on the home that we needed to ensure we could move forward with the contract. Beware and choose a different agent. read more

I am new to renting in the last few years (always owned my own home) while in Savannah I moved 3 years in a row and had different rental companies each time. I had no problems with any of them because I always pay my rent on time and take care of the properties. I was the same way with SouthCoast. Unfortunately I needed to move out of state 2 months before the end of my lease. I ask them if they could find another tenant and let me out if the lease early. They said sure we'll try. I got a call a couple of weeks later saying that they had indeed found someone and that family would be moving in on the 3rd of that following month and all I would have to pay is the 3 days for that month. I had already moved out and was paying for two places. I get an email saying "renters are actually moving in on the first". So I'm thinking I'm done. On the first I get an email saying "sorry the new renters backed out, you will need to pay rent". So I called and talked to the supervisor and explained how you can't tell someone they aren't responsible and then tell them they are. She said the new renters hadn't signed the lease. Anytime I've signed a lease I did it at least 1 week in advance. But these people said they only have people sign leases on the day they move in. But I signed a lease with them a week prior to moving in. Their whole story didn't make since. I had not planned on paying that rent and I couldn't pay. So they kept my deposit. Which was disappointing but I got over it. Then they send me a bill for 400 dollars saying I didn't clean or mow the grass. I had a walk through the week I left and the woman from southcoast exact words were "wow this is very clean". She took the keys and we chatted about life. I paid the neighbors to cut grass and they sent me pictures of it. So I Know the grass was mowed. I'm not sure what is up with this company whether they are just inexperienced or downright dirty. I have had Southcoast managing my five properties for 8 years now, and would definitely recommend them to manage your residential rentals. With Kathy, Tamara, and Jessica, my properties are always very well-maintained (even if the needed repairs sometimes cost more than I'd like), and almost always fully rented with very little down time between tenants. Their fees are competitive with the other management companies, and are a pleasure to deal with. Their financial records and statements are extremely accurate, clear and detailed. On the few times there have been actual emergencies, they have responded and addressed the issues in an excellent and timely fashion. On rare occasions they get extremely busy, and may take a second phone call to deal with non-emergencies, but I can count on one hand the number of times that has happened with them. In general, I rarely need to think about my properties, which is a testament to how well they manage them. Having tried several others, I can say without hesitation that these guys are tops for residential property management in Savannah. read more

Take heed when considering renting from this company. They have absolutely no business sense or concern for other peoples money. They drag their feet about getting anything done and you pretty much have to threaten them with lawyers to get anything done.While i lived at the property we had issues that never were able to be resolved by their repair company and had to threaten to get our own repair man before the issues were taken care of. I rented from them September to April, we had to break our lease early due to financial reasons. We paid them $500 to find a new renter for the property in December, it took them until April to find a replacement. And that was only after I posted the property myself and sent them leads. By the way most of the leads were not contacted, after finding out I contacted legal aid and made south coast aware. Magically soon there after they found a new renter. I am glad that the HELL this management company put my fiance and I through is over with. But please anyone considering renting from them DON'T WALK AWAY, RUN!!!! As fast as you can. WASTED MY TIME! I contacted this office to request information about their rental properties. I let the realtor know that I would be coming in from out of town and would like to look at several of their rental properties while in Savannah. I was told that a showing of their occupied properties could only occur during the week by appointment, so I set an appointment for the following week (on a weekday) to view homes that met my criteria. The realtor told me she would call an hour prior to the scheduled time to confirm the meeting place--she did not call. After calling the office several times, I finally reached an uninformed receptionist who told me she would get in contact with the realtor. After about an hour the realtor called me and had the audacity to say, "I heard you had a message for me." No apology for neglecting to call! I met the realtor at the office (no one bothered to greet me when I walked in-- just looked up at me & continued with whatever they were doing) and she had me follow her to view two properties, both vacant. Afterward, she made excuses for not showing me any other properties, explaining that occupied properties were only shown "by appointment"... I would not have driven 400 miles if I had not already made an appointment. read more

Wow. This is the 7th poor review in a fairly short time. This company is horrible. I am mystified that they are still in business. This company is currently working really hard to avoid charging any of the tenant's deposit for extensive issues in my home. They are avoident. They have threatened me when I ask for them to clarify how to solve the problem and they ignore things that I discuss. The tenant stole my washer and dryer and they said that since they were "old that they are not charging the tenant." They were still working. $50 would be helpful given this fact. They are actually endorsing theft from my home. Anyone with this company should get out quickly. If Kathy Fairchild decides she is upset and wants to yell at you and stab you in the back and terminate the agreement then that happens and they further make everything else completely difficult and impossible. She will just say you are the one yelling even if you are not. Horribly rude. My home was rented by people with horrible credit who threw out my toilet seat and replaced it with an orthopedic one and Jessica actually says my home is clean with stained toilet paper all under the toilet seat, dirt in the tub, writing on the wall, soot or cigarette stains on the ceiling, roaches in the kitchen, fleas, food debris in the sink, stove, and refrigerator, dust everywhere, a destroyed yard, cat litter in the yard, and on and on and on. I do not exaggerate. 4 tiles were destroyed with glue epoxy in my sunroom and Jessica is ignoring me and refusing to include it in the inspection. She had pictures of someone else's home in the inspection, and made numerous errors. One thing they are allowing is that a hole the tenant put in my wall and 11 missing blinds that were also stolen will be covered. This is the type of tenant they choose to put in my home. Wow. My Better Business Bureau complaint about the stolen washer and dryer was completely ignored. They did not respond. They know that this is wrong. I have been in contact with law enforcement about this issue and they agreed that it sounds like the company does not want to be accountable or helpful. When I reported the washer and dryer stolen they talked to me once and then quickly got off the phone and stopped answering the phone. What business stops answering the phone during business hours? This was my first experience with this type of company and I cannot imagine a worse company. Truly uncaring, unconcerned, flippant, sanctimonious and unprofessional. I am now sitting back knowing that they will continue and continue. They are starting to actually break laws now that they are refusing to charge the deposit for some of the damages. This is a problem. Just ask yourself: do you want to risk getting into this type of situation with them. They seemed pretty ok at the beginning and in the last 6 months they turned it all to where they were actually causing problems on purpose. Telling me a repair was not going to cost and then charging me $355. Not getting my money in on time and then never once apologizing. Letting the tenant trash my yard and refusing to require they clean it up. Don't use this company. Save yourself the trouble. read more
