I would first like to say that the house and property were fine for us. Working with Tamara on the…read moremove in went smooth. We enjoyed the neighborhood and the amenities. Maintenance was always taken care of quickly. I was a bit concerned when we moved in two years ago and was not happy with the way the house was "cleaned". This was stated on move in paperwork. The lady came back out to clean again but all of our stuff had already been moved in and was all over in boxes. The trash cans were also all full when we moved in. We were told that on move out the cans had to be empty. We also had to have receipts for cleaning that was done for the carpets as well as the house. It defiantly wasn't "professionally" cleaned before our move in. During our move out I showed her the damage to the LINOLEUM FLOORING. Our entertainment center tore two spots during the move. I will try to post pics of the damage. They are telling me that it cost 460$ to fix LINOLEUM FLOORING. I believe that they have something going with these people. Gouging renters on repairs. I hired my own cleaner as well as carpet people. When I spoke to the company that had done the repairs, they had repaired flooring that was not on my forms. When I brought this up to Jessica she said she would look into it. This company did repairs that weren't needed. When I brought this up Jessica was reacting as if she had missed some of the damage. NOOOOOO they are taking you for a ride my friend. They wasn't any other damage. I am very disappointed in the way this situation has turned out. I am willing to pay for repairs; however 460$ for them to glue down some more LINOLEUM is over the top. I know that they just glue down some more pieces because while living there we had some of the already previously glued down spots start to come up and called for them to repair them. The amount they charged to fix these spots is just disgusting!!! We rent a house out in Charleston so I know what repairs cost. I had an entire master bath floor done for less than 460$. It was also linoleum. That was material as well as labor. Very disappointed and will let everyone know!

He had been renting through them for years and spoke highly of them. Once I met Maranda and her team in-person, they were very thorough walking me through every detail. I was a little nervous at first and any questions I had the following few months they were able to answer quickly and assuredly. Ive been renting my property for over a year now and Maranda has been very helpful with my questions and answers quickly and effectively. They've communicated tenant findings and asked for feedback. In closing, I recommend Frank Moore for your renting services. They're efficient, communicate well and are genuine individuals. Rest easy knowing they're doing what's best for you while doing business the right way.

I was able to view the apartment same day and I'm now putting the security deposit down today (28th). Eva has been SO AMAZING throughout the process by making it so quick and easy. She's been so profesional and kind by helping me with any questions I've had so far. I would definitely suggest working with her!

I saw these reviews but I also have known the owners for years so just brushed it off as just outliers. The phone interview was great they said 10% fee which is normal. After getting a $180 lawn service bill for a tiny yard, I questioned the bills. Come to find out there's an additional markup fee on all vendor services. It was not clearly outlined in the management agreement nor was mentioned in the conversation at all. Through bookkeeping, I was then informed that invoices include a 10% markup for repairs and maintenance under $500, and 5% for amounts over $500. Then when communicating with the property manager that is not the policy, its 10% markup for everything, so even the departments do not communicate well. When I questioned why this fee was neither disclosed nor clearly stated in the management agreement, they responded that it is "standard policy" and not required to be listed. That explanation is concerning. None of the other property management companies I've worked with--including those I currently use in Ohio--charge these types of undisclosed markups. Based on my experience, this is not standard practice, and at a minimum, it should be transparently disclosed. Additionally, the lawn care charges were excessive. The $180 service took me approximately 17 minutes to complete myself with a push mower. Even the new provider I hired expressed hesitation charging $50 per visit, stating that was their minimum. I am also concerned about the decision not to require renters' insurance. In my experience, this is a basic requirement across reputable management companies. Ironically, the one property where renters' insurance was not required is the one that experienced a flood, which introduced a separate set of issues. The handling of that flood and the communication throughout the process were extremely poor. While I was overseas in Germany, I had to coordinate between USAA and the management company myself, which should not have been necessary. USAA had a very hard time getting someone on the phone to coordinate an inspection of the damages. Communication was inconsistent, and I had little to no visibility into the repair status. For months, I did not know whether the unit was still wet or if there were potential mold concerns. There were also significant issues with billing and project oversight. I received an invoice for flooring 11 months after the work was completed. While I understand the vendor may share responsibility, it is difficult to believe no follow-up occurred during that time. Proactive communication should have been provided. Furthermore, I made it clear that my goal with the renovations was to invest in cost-effective but durable, long-term solutions. Instead, the cheapest flooring was installed without properly addressing the subfloor. As a result, the flooring is already showing signs of failure and will likely need to be replaced again in the near future--this time requiring the subfloor to be corrected as it should have been initially. I also repeatedly attempted to obtain a clear and final accounting of all expenses. Despite multiple communications with accounting, I was unable to get a definitive answer, even for known pending invoices. During our final meeting, I was provided with what was represented as the final balance, which I paid immediately via check marked "account paid in full." Despite this, I received an additional invoice one to two months later. I like working with the main Real estate side and investment opportunities but will never go back to having them manage a property.

Their website listings don't always agree exactly with their Craigslist ones on some details, like pets. That was frustrating long-distance but not a big deal once here since I had to go into the office any way to get keys and look at the daily listing sheet. In the interim, our manager/realtor Diane did a wonderful job keeping me up to date with some pre-move-in repairs that were being done. She was early to our lease signing so that the A/C in the house would be turned on and to make sure everything was in good shape. The lease terms, liabilities, and responsibilities outlined in the contract are equitable and not at all predatory. Expectations of what the renter is responsible for and the management are very clear. Since we've been here, they've been really nice and easy to deal with. Maintenance requests submitted online have been addressed promptly. I love that I can do payments, requests, and issues online.
