    In 2021 we had a gutter concern of which was falsely marked as "completed" a quarter of a year…read morelater... not exaggerating, and even then, it was not completed. It actually was not handled correctly until years later when the entire upstairs bedroom flooded via it never being handled. You'll notice how it was (years later) completed correctly including an update of when a technician would be arriving to handle the concern.  In May of 2024 we reported twice about a leak concern in the downstairs bathroom to which a vendor came by, did nothing, and stated they'd speak to Management. Que a third (not so happy) report made in November of 2024 about said leak now damaging the bathroom led to it finally being "resolved." Still not ideal.  On July 30th, after being reprimanded for not doing a work order (proven unsuccessful) in regard to our lower bathroom covered in actual sewage it was left covered in sewage after their vendor stopped the continuous of it pouring in, but let other people's bowel movements to remain as is. It was finally cleaned on July 15th.  They neglect keeping up with work orders, they have falsely completed a work order, and they never follow up after a work order is marked completed.  They take no accountability for their wrong doing, they'd rather argue than apologize, they're costing the owner $1,000's of dollars in property damage, there's no communication between them and their vendor of choice, and they are continuously in violation of Tenant Rights, California Code, and Fair Housing.  I also have proof of the Owner gaslighting me about an email they "never received" because "I always check my emails" in regard to them assisting a roommate who posted my personal ad all over the internet including my personal property, rooms that were never for rent, and without my knowledge at all welcoming strangers into our home. I also have proof of the owner telling me via text message in regard to my marriage/divorce that I have never personally spoken to her about, "If what your husband said about you is true you are to get a lawyer." She did, however, admit to talking to my ex husband "over, and over, and over." I'll now make a list of all the phrases and words the Owner has used to describe me while I was dealing with all the above mentioned of which are all facts, and I have receipts for them all. My tone. I'm condescending. My words are "not needed or appreciated." I'm "putting their business in jeopardy." I'm "pulling them into something." I'm "expecting them to take sides." I have things "mixed up" I've been told things "incorrectly." "Be advised." I'm threatening them. "I understand you do not like me or this office." There's also a LOT more, but we'll stop here. Please refer to their GOOGLE REVIEWS that are extremely telling as well, and will coincide with why I am suing Cathy and Chico Sierra Real Estate, or what Cathy likes to call me "threatening" her. Do better. Take accountability. See you in court.

    I'm sharing my experience as a current tenant with CSREM. Unfortunately, my experience has been…read moreextremely disappointing. The issues began when I reported ongoing problems with a neighbor repeatedly failing to clean up dog waste around the property. It created an unsanitary and unpleasant living environment. After much back-and-forth communication, the issue was eventually addressed but the process was unnecessarily difficult. Another major concern involves our dishwasher, which has malfunctioned repeatedly. It has flooded our kitchen multiple times, produced electrical burning odors and stopped working entirely on several occasions. We've submitted multiple maintenance requests and although the issue has been temporarily "fixed," the same problems continue to recur. Despite following proper procedures and documenting everything, we were recently billed for one of the repairs, even though the owner has always covered the previous repairs for the exact same issue. When I stated that my attorney would need to address the matter if the charge wasn't reversed, the bill was withdrawn. However, I was then accused of "threatening" their office, which is entirely untrue. When I requested proof of any alleged threat, none was provided. My factual and professional communications have often been dismissed or mischaracterized. It's concerning that the company's website displays only five-star reviews while Yelp reviews demonstrate a consistent pattern of serious tenant complaints. Readers can draw their own conclusions regarding that. My partner and I are quiet, clean tenants with no pets and no lease violations. We take excellent care of our unit and we have always communicated respectfully. Unfortunately, the dishwasher remains unusable despite months of service calls and possible water damage may now be developing as a result of the repeated flooding, yet there appears to be no urgency to resolve the chronic issue as it remains ongoing. Earlier in our tenancy, we were offered an onsite tenant management position at another property, which suggests that we were once trusted and valued tenants. It's disappointing to see how differently we've been treated since documenting ongoing maintenance issues. Tenants deserve honesty, accountability and safe living conditions. Based on my experience, I cannot recommend CSREM in good faith. If it were me, I would very carefully read ALL Yelp reviews before considering to sign a lease with this company.

They were very help throughout the whole process and made themselves available whenever we had questions. Dustin was awesome about making sure we were always in the know when there were updates about the purchase, and everything regarding the paper work. Dana was amazing during the house search, as we were not local. She did all the leg work for us when it came time to view a property, had all the connections when it was time to do inspections, and gave us lots of great recommendations for contractor/companies to reach out to for the renovations we plan on doing. i whole heatedly recommend Dustin and Dana if you are looking to buy in the Redding/Chico area.

I've found Dustin to be extremely knowledgeable when it came to the local market, kind, and very patient with my myriad questions. He made the remote buying process a breeze and was able to creatively negotiate with the seller to where I was able to secure a purchase price UNDER asking - which is almost unheard of in this current market. Nancy, the lady who shows the rental units, is so rude and talks down to everyone, it is painful talking to her. Once, at 3 am our shower knob popped off due to faulty water pressure we had problems with for the longest time (it was a really old house) and water spouted everywhere for at least 30 minutes as we ran around trying to find the water shut off. They tried to blame us and charge us for the damage even though we were all sleeping and had absolutely no control over it. DO NOT rent through this company!! They are rude and will charge you for anything they can!! I just switched to IPM rental company in Chico and it is like a night and day difference. They are actually kind and professional, and work to make my stay here amazing! I can't believe Campos is still in business now comparing them with IPM. DONT RENT WITH CAMPOS!! You will regret it!!!

It's been a few years since my senior…read moreterm at CSU Chico, when I finally moved into my first solo pad which was owned by Campos Properties. I viewed many units downtown, mostly the ubiquitous early 1900s Victorians that are sectioned off into apartments. I found the units from Campos to be solidly remodeled with a ton of character, and a lot of care was put into their properties compared to the other units I viewed. Each meeting/transaction was prompt and professional. They're an established company that apparently rents primarily to college-aged tenants. They were super-responsive to repair requests (ceiling fans and laundry utilities were fixed within days), and were respectful of my space and time. Yes, it's Chico State, but be respectful of their property, comply with lease terms, and things will be great. I've dealt with other property management companies in Chico, particularly ones who truly take advantage of college students' lower bargaining power and inexperience in general "adulting". Campos is not one of these companies. I couldn't imagine being a landlord in college town, but not once did I feel condescended to or in-the-dark about my agreement or requests. I got dinged on my security deposit in the end. I was provided with an itemization of costs and the remainder of my deposit promptly, and it was fully transparent and fair. (Take it as an early lesson in self-responsibility, I guess. I left Chico and am now a newly-minted attorney who now knows a thing or two about landlord-tenant laws in California.). If you have realistic expectations about living in college town, are responsible and respectful of the properties, and hold up your end of your agreement, you'll find Campos to be pretty darn good landlords.
