When we moved out over a year 1/2 ago, Maira the manager gave me exact instructions for how to end our lease early with the exact dollar amount we needed by money order the day we turned in our notice. They have never contacted me once in this time or sent a bill to an address they do have. They have now sent us to collections trying to collect money that is not due. We have physical proof of the final arrangements and have never received 1 bill saying otherwise. Shame on you Maira and FPI Mgt for allowing this. read more

This my second year living here. Very peaceful and well kept up with. Every time I had a problem maintenance found a solution. I rated 4 stars because I had issues with my boiler not providing enough hot water. Maintenance came and replaced the boiler, but the problem persisted. Eventually, we found out the issue was the showerheads, which had too high of a flow rate. While the hot water issue is technically resolved, I still can't take a hot shower at my desired flow rate, which is why I rated it 4 stars. read more

As much as I hate leaving a bad review, I'm addressing this for future tenants. They charge outrageous fees ($150 worth of utilities for 1 person, on top of rent), inconsiderate management and regardless of your phone carrier there's no phone service in case of emergencies! I've lived here for 2 years and towards the end did a sublease. It's pretty mind-boggling that this property and management, who's been running this for who knows how long, not know that if a new tenant lives there they should automatically disable everything from the previous owner, but based from my experience this wasn't the case. I've moved and it's been THREE whole months yet all of a sudden I'm getting debited rent from High Rock twice. I give them a call and they come to tell me that this is my responsibility to disable but when I tried to do so prior to moving, I wasn't even allowed to log in to their online portal. I called the third party payment processors- ZEGO and they straight up told me that High Rock's management should be able to disable my account, but chose not to. Reno's skyrocketing prices is difficult enough to get by, plus this inconsiderate management doesn't help at all. Highly don't recommend living here! read more

So far, I have really enjoyed my time as a resident here. The amenities are wonderful! There is a gym, sauna, clubhouse, latte machine (yes please:)), year round heated pool, hot tub, and outdoor seating areas with fireplace, all immaculately maintained. The staff is friendly, and knowledgeable. I had an issue with my dryer and sink shortly after moving in and the issues were resolved same day. The location is awesome as well. Quiet, but close enough to shopping and hiking. I love livong in the Sparks Vistas neighborhood and this was the perfect apartment complex to call home. ​ read more

For the rent you're charging I'm confused, aren't these supposed to be nice? The maintenance is atrocious!!! Just resealed the parking lot and it actually needs to be repaved. Such a waste of time and money, and while you wee out there you ignored all the crumbling parking markers, the messy unkempt landscape, the old ugly stairways, and walkways, and let's not forget about the pool that was closed all last summer, so what are you charging so much for when nothing looks nice?? Beth--if she still works there--will charge former tenants double or triple the price it takes to repair damages after move out and then not actually fix them for new tenants before they move in. Former employees have quit this place because of what Beth did to former tenants--without even a second thought in regards to the potential of bankrupting whole families. Am I a disgruntled former tenant? Yes. Could I be overexaggerating a bit because I'm bitter? Believe me I've written this review many times over the years. It took me years to financially and emotionally recover from what they did to me. What I've said is the most distilled facts I can get--from my own experience and from running into and talking to some former employees and other tenants here. I don't write reviews. This is our second year here, as we're first time renters this place has been a calming and pleasant experience. The neighbors, and welcoming staff are ones to appreciate. Anytime I've had an inconvenience it was cleared up within that moment or the next day and we all know the sooner we can get a problem fixed the better! Amazing property close to mountains for easy hiking access and adventure finding. Beautiful apartments that are upgraded. The property is beautiful and maintained great. Staff is amazing and plans many great events and is so helpful and friendly, hands down the best staff i've ever dealt with when renting. The only downside is people drive rather fast in the parking lot and don't adhere to the stop sign or watch for kiddos/ pedestrians. Other than that, it's great! 10/10 would recommend! read more

TL;DR: Not happy about the process and was given the wrong apartment. Also lost the admin and application fees due to being lied to. I have never been more taken advantage of. I came here looking for my next possible home, since I am relocating for work. I inquired about their "Pyramid" floor plan and was quoted for it. I was told that there were "Pyramid" apartments and so I started the application process. I drove a total of 3 times from San Jose, California, a total of 4 hour drives each way, to do the whole process. Move in day came around, I showed up with my truck full of things, got the apartment key and sure enough; it wasn't the correct apartment layout. I didn't want that apartment to begin with, so this whole process was a waste of time and money for gas, food and hotel every time I went to do anything. Chris was great and understanding, but we ended up cancelling the lease because I wasn't given what I wanted and applied for. We got partial refund; not including the "admin fees" or "application fees". I shouldn't have to pay for these, since I wasn't given the apartment I wanted. When I went into the office to talk to Max; the person who was helping me through the process, she became confrontational and raised her voice at me. I was infuriated, but I am a very calm person and composed myself. If I could I would give this review 0 stars for how everything went. Wasted time, gas, money, and a trip with my truck loaded with things ready to move in. Super disappointed with the turn of events. I will be taking my money and business elsewhere. read more

I have lived here since February 2020 with previous management and everything was great. As soon as new management took over, it's been nothing but a hassle. We moved into a larger unit one month ago and we were charged a ridiculous amount for blinds and carpet and other things that were damaged prior to us moving in (from the unit we moved out of) On top of that, the new unit we moved into was disgusting! They didn't bother to repaint the walls or clean the apartment at all whatsoever! There's grease on the kitchen walls from prior tenants and crayon markings on the walls, dirty windowsills, etc. it's so blatantly obvious that they just handed us the keys without fixing anything. Not to mention that it took almost 4 weeks for them to fix some issues that we had like an exposed wall outlet, loose toilet (was moving every time you'd sit.) Now our kitchen light is out and they keep telling us they'll come to fix it but they never show up. They'll schedule a date for maintenance but fail to call to reschedule if it has to be canceled. I show up to the office to speak with someone in person and they are always closed and they never answer the phone. I email them and it takes them days to respond, if they ever respond. They are all "nice" and tell you what you want to hear at the time of speaking with them but they're so incompetent that they can't get anything done. This apartment has 132 units I believe so I understand that it may be a lot to deal with, however, they only have one maintenance guy working with all these units which seems very impractical. Overall the apartment complex is *luxurious* but you can't even use the amenities. They close the clubhouse and the gym all the time which with COVID it should be understandable but they make these promises when showing the units that they "want to make it open 24 hours." If you're considering moving here, I would recommend that you don't. Looks nice but it's not really worth it considering the amount they charge and can't even keep up with the tenants' needs! read more

the property management has changed a couple of times the past 4 years of living here and the latest management company have been the best to work with. they are responsive for issues within the apartment and they work hard to ensure tenant safety. for 4 years our outside lights have not worked and last month there are led lights on every building and walk path. I used to get nervous coming home after dark, now it is like daylight when you walk to your apartment. they also do monthly activities for the complex like raffles, food trucks and more. I wish they gave discounts once a while like the holidays or something like some of my previous management companies have over the years to assist with rent payments when times are tough, but overall good company. read more

I've been living here since March, when I moved in there was damage to the carpet, a hole on my roommates closet door, no handle on our sliding glass door and no working light outside our front door. Even though we listed everything no one came to fix anything until our neighbor pulled a Karen about the light outside which was then fixed 3 months after we moved in. Nothing else was fixed. Our ac didn't work and we got that fixed pretty fast actually but now that it's cold I've called the office a total of 5 times to come fix my heater and they still haven't done it. The first time there was a bookcase in the way, fine our bad, we moved it. The second time we called because we had a leak in roof and while they were here we told them about the heater as well and maintenence said "well the water heater pilot light is on and you have hot water so it SHOULD be working" and left us with that. I don't even think they fixed the roof because we tested the heater and waited for them to come back and fix our ceiling but they never came back. So we bought a space heater to at least keep the livingroom warm. Which I wonder why the fuck am I paying for it place to freeze me out? I have since called 3 more times to get them to come back because SHOULD BE working is not the same as IT IS working. I SHOULDNT BE freezing my ass off in an apartment I pay $1800 for when I signed a lease for $1600 but I am. The fact that you guys have all these hidden fees is absolutely absurd. When I called them last week to say my heater wasn't working still Valarie, at first handled it really well until she called me back to ARGUE with me. Saying they couldn't fix the heater because the bookcase was in the way. Okay? I told her the bookcase was moved weeks ago and I said this in the first call. She brought up the bookcase several more times in the conversation AFTER I told her several times that it was moved! I don't know why we're talking about this right now! I mentioned in the first call the bookcase was moved, she told me someone would be over that day. Why are we still talking about this? She had me pretty content the issue WAS going to be resolved if they didn't "forget" that people were freezing in their apartment. When I got home that night I tested our heater because it was freezing and still only cold air blew out. The next day I called and they told me maintenance needed help with all their orders because they had so many they had to call in extra help and they'll fix it that day. We'll it's thats an interesting excuse but okay I let it go for the time. When I got home my apartment was still freezing. I worked long shifts all weekend so I couldn't call until today. Today when I called they told me it was because they didn't make a work order for it so maintenance forgot. Well it's nice to know we as paying tenants are such a low priority for them they don't have to make a work order and forgot about us. I work two jobs to cover my half of the rent and I get it, it's frustrating to work at a place that most likely doesn't give you a livable wage but that's no reason to screw someone else over for it. The girl I talked to, Valarie, was very rude, granted I'm upset and did come at her strong wanting to know why I'm still waking up to my apartment being 60 something degrees and why my HEATER is blowing COLD air when she said someone was going to come Thursday oh but we were such a low priority that day so it was pushed to friday, then they forgot that day too and I had to work all weekend so I've been dealing with a freezing apartment before I start my 12 hour day and after and she has the audacity to ask if this is the first time I'm calling about this since Friday as if it was my fault they didn't do their due diligence and made a fucking work order to make our apartment livable. I haven't had heat in my apartment for almost a month! I'm upset and I made it known I was upset with the situation, understandably. 5/4 On 4/22 I received a flyer on my door indicating the following day 4/23 there would be an inspection mostly to replace filters and such. On the bottom of the flyer it gave an option to reschedule thru call or email. I emailed to reschedule due to me having to work and knowing that in the past maintenance has been negligent so I wanted to be present. The following day the new leasing manager Alyssa emailed me indicating they were able to reschedule me for the following Monday 4/26 for the time slot 9-10 am. All was good and confirmed I went to work then the next few days pass and Monday comes and during the time slot for inspection I am home cleaning waiting for maintenance. The hour goes by and then I end up having to run errands so I set my camera up to notify me of entries. No activity is found in the hours I am gone. A few days past then on 4/29 I send an email letting the office know, to my knowledge based on my appointment change, my inspection wasn't done and that I was not going to pay $50 to reschedule again. No response. I go to the gym yesterday 5/4 and notice that 3 people are in the office all looking at computers during the duration I'm at the gym. Still no response. After finishing my workout I go into the office to inquire about my inspection to find out that my inspection was done on 4/23 without my consent or presence and that maintenance was in my unit taking pictures of obnoxious things such as my incense holder. When I pulled up the email and showed time stamps I got nothing but a runaround. In the almost 2 years, I've been here I've decided to not renew my lease again because this hell from 2/3 of the managements is annoying and not worth my time. No one communicates and no one clearly takes responsibility for their actions. Don't move here if you want to deal with the bigotry I've dealt with. read more
