There was great communication from the start all the way up till the time we left. It accommodated our party of four just fine. The unit itself was immaculate and the décor gave off big time beach vibes. The condos are located right off 98 with easy access to all the restaurants and stores nearby. It is also walking distance to their own beach access which was awesome and we used it daily. Unfortunately, the weather was a little chilly so we didn't brave the big, cool pool. We did take advantage of the smaller pool next to the beach. Overall, this was a great stay for us and I would come back again!

We stayed in room 602: a three room, three bathroom suite with a balcony from June 14-21. It was…read moreplenty spacious and the washer and dryer were included IN the room, which was a huge bonus for five people. The beds and pillows were super comfortable and there was a lot of storage. There is a dining table on the balcony with a beautiful view of the ocean and it's nice and quiet. The living room TV is a smart Tv, which means it has a 3D option, netflix, hulu, hboGo, etc. It also has DVR so you can come in at night and watch what you missed if you want. Bonus! The previous family left a bunch of sand toys/umbrellas/chairs in the utility closet! Maybe it's included in some rooms but I wouldn't count on it. Cons: a lot of the light bulbs were out (there were extras on the cabinet), one of the toilets out of three would not flush, the kitchen sink faucet wouldn't get hot, and when we got there the floor was absolutely filthy. We had to mop a couple times the first night so outer feet wouldn't turn black anymore. Some of the towels smelled sour, like someone left them in the washer for too long and didn't bother to rewash them. The parking garage is AWFULLY tiny and cramped; given we drove a large Ford SUV so parking anywhere is difficult. The ramps up and down are only built for one car one way so if another car is coming you have to back up so they can get through.

Our stay through our AirBnb was great. Loved the condo, loved the property, loved the host. But the…read moreone star review is for my interaction with the building manager Raymond. He had the hot tub shut down at 2pm due to a small shower and very distant lightning strike on our last day there. The rain lasted about an hour with no more lightning. After multiple hours of no rain or lightning (with sun shining) I got ahold of him directly to see when it would be reopened as we were planning our evening agenda around getting a little hot tub time in on our last night there and he seemed to be irritated and passive aggressive about the entire idea for some reason. I even sent him a screenshot of the hourly for the rest of the day showing great weather all evening. At this point he told me that as long as it looked good (which it did) that he would have the 6pm guy open it back up. We'll come 6 pm The weather looked even better with sun shining yet the hot tub was still closed. Come about 7, I checked again to no avail. The guy seemed like he was on some sort of weird power trip and I honestly think he chose to keep it closed out of spite after accusing me of "pressuring him" to reopen it!! Politely pleading the case for an amenity that we paid good money to use to be reopened in a moment that it clearly should be open would be a more accurate description. I wasn't hostile at all when talking to him which made the entire conversation even more perplexing (and laughable). I'm still chuckling about the passive aggressive tone when he accused me of pressuring him. It was a clear attempt for him to manipulate the conversation/situation. I think he was maybe angry at the start because someone on staff gave me his number so I could inquire after going to the main office prior and finding nobody there to talk to. Luckily another great staff member (the 6 o'clock guy) opened it up and saved our last evening there, while agreeing that there was absolutely no reason to keep it closed. He also informed me that Raymond never said anything to him about the hot tub as he told me he would, which again was laughable. What a silly situation. The whole situation had the feeling of him having the mindset he was doing the guests a favor by letting us stay in his building. Which is not how a guest should feel or be treated by the property manager. The owners and guests that we talked to all week were fantastic, but my interactions with Raymond tainted an otherwise wonderful trip and it wouldn't be very difficult to find a more friendly property manager with less of a chip on his solider. The whole situation was irrational.

The hotel ammentities are very nice however. The gym is by far the best hotel gym I've worked our in, and I like the 18+ hot tub away from all of the children. My only complaint with the pool area is the actual pool. I haven't seen the indoor pool, but it would be nice to have another pool that isn't swarmed with children and 3 feet deep. The staff are very helpful, and the repair man who helped fix our room door and shower fixed it quickly and was super helpful and efficient. The front desk attendants where very helpful when our room wasn't in the system. Margaritaville being a 2 minute walk from my room is awesome and the food and attractions are awesome. Overall not a bad place, just a few things I wish were different.

Landmark has been home for my family during week 26 of each year for the last 33 years, so 5 stars…read moreis easy for me to award. However, I will map out a few areas of opportunity that they do have. As mentioned, my family has been timeshare owners for 3 decades and we all pack into the spacious 2 bedroom/2 bathroom condo on the 11th floor each year. The 2/2 condo is really good size and can sleep 8 adults comfortably with a King in the master, two fulls in the guest bedroom and a sleeper sofa in the living room. Since this is a condo instead of a hotel/motel, all their rooms are fully stocked like apartments with a full kitchen including a full sized washer/dryer. In addition, each condo here features all the same standard items, along with a good size patio that overlooks the gulf. The complex does have a range of sizes from 1 to 3 bedrooms, so they got a room that will fit your family! In addition to the rooms they also offer a few amenities such as an indoor pool and jacuzzi, Tiki bar, cardio gym, book swap book shelf, grills and a renovated top floor clubhouse featuring wet bar and kitchen that you can use for any events you may want to have during your stay. On non-Covid years, they also run a plethora of activities for the guests from grilling out one afternoon to sandcastle building competitions to scavenger hunts and ice cream floats. Now a few things that they can work on improving/are a little tough to deal with each year... - Parking - They need more! You are very limited on parking and are only allowed one extra vehicle, which will cost extra (currently $42/week). This extra vehicle is to park at the back of the neighboring condo buildings parking garage. They need to build a garage or buy some surrounding land to add spaces. - Mattresses - Terrible. You definitely don't check in here with the expectation of super restful and comfy sleep. The beds are worn and hard, just bring your tylenol for the morning. - Elevators - There are only (2) of them for the whole building, so on busy days or at busy times, be prepared to wait or hit the stairs. - Grills - There are only (2) and they are not always in the best shape. They could definitely upgrade with larger, maybe even built in units that have nearby covering just in case the weather pulls a Florida and changes within one minute. - Gym - It is pretty laughable. A few dated cardio machines an ab stand. They could get rid of a few of those machines and get a multi-use resistance machine and leave 2 cardio pieces and it would be 100% better and would probably see more use. Overall, Landmark has a special place in my heart and is a super special place for my family and I. The timeshare that is owned will definitely be passed on to generation after generation within the family! This place, our unit and the friends we have made over the past three decades really make Landmark our home away from home, at least for 7 days each year!

Throughout the years I've stayed in almost every condo on the first floor, and 209 and 211 on the second floor. Every time it has been wonderful. Check in is at 4, which is kind of late. But if you show up early and your room has already been cleaned and inspected they will almost always allow you in. The front desk staff is extremely friendly and helpful. I've never had a bad experience with them. They always greet you with a smile and are super kind. Almost every condo has a king size bed, 2 bunk beds, and a pull out couch, so you can easily fit 6 comfortably. There is a full kitchen with cookware, 2 bathrooms, and one shower. From the living area there's a back porch that overlooks the gorgeous powder white sand and emerald coast. You're provided with 2 chairs and an umbrella. On the first day you go to the beach you can reserve your spot for the week so I would recommend getting to the beach early the first morning. There's also a pool and hot tub in the complex for when you need a break from the beach. One huge plus of staying here is that there is only 3 stories. The beach area behind Destin Beach Club is reserved for only residents so the beach is never overly crowded at this condo. Since you're right on scenic highway 98, you're close to everything there is to see and do in Destin. There's a plethora of restaurants, souvenir shops, and shops. You're also right next to the Destin harbor and all the new things it has to offer. Because of the great staff, amenities, view, and less crowded beach area, I would definitely recommend Destin beach club to anybody who is traveling down to Destin.
