    Unsafe hammock at one of the properties broke and caused my friend to fall and suffer a serious concussion. He's vomiting, and can't stand, open his eyes, or do anything, he has to lay down all day to recover. Can't work and a family trip for Christmas is now up in the air. Pending claim with AirBnB to have justice served. Stay away from them. As you can see from the photo, one of the sides of the hammock had clearly already broken before and had been 'fixed' with a flimsy rope. Sadly, we didn't notice this until it was too late.

    This company deserves less than one star. My friends and I booked an Airbnb managed by Hi-Desert Dwellings last week for Memorial Day weekend. Our check-in was on Saturday at 3pm. We asked if we could check in earlier since we were already in the area, but we were told we could check in at 2:30pm, as the cleaning company still had to get the place up to the new standards due to covid19. Cool, no problem. We get to our Airbnb. The place looked as advertised - nice, cozy, and clean...or so we thought. My friend went to use the bathroom and noticed that the bathroom smelled a little funky. She also noticed that there were urine stains on the toilet seat. We go through the cabinets to look for toilet paper since the roll on the wall was already half-used and see that there was only another half roll. We start to wonder if the place was ever cleaned. My friends and I unpack and go to Joshua Tree to hike. We get back around 8pm and get ready for dinner. After doing the dishes and cleaning up, we realize there weren't extra paper towels available and maybe three trash bags...for the whole weekend. We make do with what we have and get the dinner table and kitchen cleaned up. We all decide to shower before hanging out and having a game night. We go to the bathrooms and realize there's only 4 towels for 6 people. My friend who booked the Airbnb contacts the host and let's them know about the shortage in toilet paper, paper towels, trash bags, and shower towels. The host tells him to look in the cabinets, but unfortunately there were none. Each couple ends up sharing a towel. We figured, it's just for tonight, they'll give us some more tomorrow. We all decide to sleep around midnight. We turn in for bed....and this is when things got really ugly. I untuck the blanket to get under the covers and found dead bugs on the bed!! They have to had been there for weeks or even months because it was under the tucked blanket. This is when we realized NO ONE cleaned our Airbnb. At this point, everything that seemed cute and cozy about our place looked and felt disgusting. The furniture looked tacky and bought from a thrift store. The kitchen chairs were tacky and rusted. And after further investigation of the house, more bugs were found on the walls and corners of the room. Nothing about the place felt clean or safe anymore. My friend calls Airbnb and talks to a support representative about the situation. After 2-3hrs of back and forth, the representative tells us that she can refund our stay for Sunday, but since it's 3am and we have no place else to go, we would still be CHARGED FOR THE NIGHT REGARDLESS OF HOW BAD OUR EXPERIENCE HAS BEEN. This was unacceptable. We were able to speak to another representative who was a lot easier to communicate with and sympathized for us and gave us a full refund. However, we still had to leave that night. So at 4am, we packed our bags and left the hellhole Airbnb at 5am and drove all the way home back to Los Angeles. There were no other Airbnbs or hotels available; all rooms were booked as Joshua Tree opened up this weekend. This was was the worst experience I've ever had with any type of host from Airbnb. I do not recommend anyone to stay at any property managed by Hi-Desert Dwellings, let alone let them manage your personal property. They've ruined my first Joshua Tree experience and tainted my perception of Airbnb.

    This past Memorial Day weekend, me and 5 friends stayed at the Airbnb location known as the Cactus Hole, ran by Hi Desert Dwellings. From the pictures the house seemed cute and quirky but when we got there we realized that it was all bad. The owners said we couldn't do early check-in until 230pm because the "cleaners" were going to be extensively cleaning the house especially due to COVID-19. You will quickly realize why the word "cleaners" is quoted. 1) when we got there, the restrooms smelled really bad. one restroom still had urine residue on the toilet seat 2) both restrooms had toilet paper rolls that were already half used. Also there weren't any replacement toilet paper rolls. 3) 2 lightbulbs in the kitchen did not work (we were warned by the owner about this) however there was a flickering light in the shower (wasn't warned) that made taking a shower very unpleasant 4) the trash cans outside were not emptied out before we got there so it made it very difficult to throw our trash away 5) there were no trash bags inside the house, we had to buy our own 6) there were no paper towels in the kitchen, we had to buy our own 7) one of the bathrooms had washing soap dispensers were empty 8) when we finally took a shower after our long hike, we found out there were only 4 bath towels. We tried contacting the owner about the other 2 towels since they were aware that 6 people were staying at the house. The owner said they would be in the hallway closet however they were still not there. After contacting them again the owner never responded. 9) the chairs at the dining table were either "vintage" or taken from a old classroom because they didn't work and were broken 10) the furniture inside the house didn't match at all, was almost as if the furniture was bought from goodwill 11) to top it all off, there were bugs/insects/flies on the beds in multiple rooms and the master bedroom. Coming full circle to the quoted word "CLEANERS" makes us wonder if the Hi-Desert Dwellings management company even got their cleaners to come disinfect and clean the house. This host was terrible! It's almost as if this house had not been occupied for the past 3 months and the owners decided to open up for booking just to take advantage of Joshua Tree re-opening. It was a traumatizing experience. We had booked this place, rented a car and bought a lot of food to cook during the weekend. When we found the bugs before going to bed (at 12am) we tried contacting the owners but no answer. We were left to contact customer service and around 5am we were finally able to cancel our reservation. In order to get the full refund, we had to be out of the house. We drove home at 5am without any sleep which was very dangerous however we felt safer with that option than to stay at the "Cactus (Shit) Hole". The Hi-Desert Dwellings claims that they "bent over backwards" for us but they literally didn't do anything to prepare the house for our stay. It's such a shame especially with COVID-19 going on that they didn't care to extensively clean up the place like they said they would. I would give them 0/5 stars if I could! AVOID HI DESERT DWELLINGS AT ALL COSTS. Their customer service is crap. It's almost like talking to an automated bot and if something goes wrong they'll either not respond or not take care of the situation. I hope that Airbnb has a full investigation on them.

    After much research and planning, I was looking forward to celebrating my birthday in Joshua Tree. That being said a friend of mine suggested HDDNB, so I splurged and I rented one of their nicer properties, Shadow Mountain house (~$500 - $600 per night) for 3 nights at around $1.9k total. My friend and I arrived later in the evening at around 7pm and immediately began unpacking my things and checking out the place. The best feature about this rental is the large see through doors on the west side of the property. I noticed the view and then decided to go inside and finish unpacking, however, I realized that the large see through door was not locking and that the latch was broken. I immediately called the management office at around 8:30pm when I discovered this, and I left a voicemail because it was after their business hours. I was terrified for my safety as you can see in the picture that it is an extremely large door and a big safety concern. Not to mention I'm a woman not from the area and paying almost $2k for three nights - this is not something I thought I would have to deal with. The next morning I receive a call back from the property manager and after I tell her several times I understand how the door locks, she still says "If you want, I will send another person to come show you how to close it". I was perfectly capable of closing the other door with a similar latch and I explained to her it is a problem with the broken door lock. A few hours later, a property manager shows up and determines it is indeed broken. Without any tools or any way to fix it, he mentions he will need to have a maintenance person come later in the day to fix it. I gave the green light of course because my friend and I had trouble sleeping through the night and we wanted someone to fix the large door ASAP. What threw me off guard is that he said he came by yesterday and the door was locking fine, which I'm assuming he was blaming me for this issue. I found that to be a blatant lie because the next thing he said was that I shouldn't be worried about the low crime rate in Joshua tree. He said they "aren't concerned with crime and that their cleaners frequently leave doors unlocked." This leads me to believe that it's very unlikely someone checked the door locked before I checked in. Also, another red flag is that I immediately flagged this issue as soon as I came across it. I never even once had a chance to lock this door because it was broken and I did not hesitate to let both property managers know that I was concerned and needed this fixed. When night comes around, I give the property manager another call because it is now 9pm and the door still has not been fixed and no word from the maintenance person who was supposed to come today. The manager picks up the phone and isn't friendly at all - I tell her the issue again and she says that the maintenance person had another problem to take care of today and couldn't get to mine. Even though it was agreed they would fix it today, I respond, "well could you have someone fix it tomorrow then? It is a concern of mine" and she again passive aggressively says well it was working yesterday. How is that an appropriate response for a property manager to a guest? I have already told the two different managers that it was broken when I arrived. She then responds "if you want, we can have someone do it". I don't understand how this is a big ask (or why I am having to ask so many times), especially the price I am paying for three nights and I have already had to spend two nights with a door that doesn't lock and sees through the entire house. It's clear the property manager is trying to avoid blame by placing the blame on me. It is beyond frustrating that she is annoyed at me for just raising my concerns. On the last night, the door was finally fixed. Nonetheless, I was very disappointed in this birthday trip and can't say I would recommend to friends or family. Note: I requested a late check out weeks in advance of my trip because we knew we would be arriving late in the evening, so it is inaccurate to say that these were all offered because of the door not locking. As a woman and minority owned business, with everything going on in the world now, I would think that compassion and empathy for a young woman traveling to a new location, that safety would be a priority.

    Rented their biggest and best unit Casa Coyoacan and it was a disaster. There was broken glass in front of the refrigerator, bottle tops, and a used juice box inside. Outside their was more broken glass around the pool and grill, a ton more bottle caps around every chair and entry way, solo cup, trash everywhere, and dog poop all over the backyard. There were also nails and staples and the hoses left out and thrown across the yard. The front receptionist was so kind, but the Hi Desert Dwellings manager, Shanan, will absolutely not care and is extremely unprofessional and rude. She called me after the receptionist (not me) suggested that she call us and she answered with the worst attitude as if I was interrupting her pedicure or something. The only thing she offered was to continue to charge us and get a cleaning lady over there the next day sometime when she could find one that isnt "Covid Concerned". Funny thing is we drove around in our car for 3 hours in 115 degree weather with our dogs because she said we couldn't absolutely not be there the same time as the cleaning people even to drop our food off in the refrigerator BECAUSE of Covid. After telling her she never offered another place, an upgrade, future credit or discount for a stay or anything. I had to continue to push back that it was not acceptable for the money I spent and that I would not be staying at which point she tried to still get the money and offer 50% off for the days remaining AFTER I left and wasn't even there. I didn't at all appreciate her trying to swindle me out of my money up until the time we left. Especially when we just got there and immediately told her. We immediately left the next morning and moved to a nicer and cleaner Air Bnb.

    Unsafe for occupancy. I have never been so disappointed in any transaction with a business in my life. Stayed at their "Cozy Cabin" location in Pioneertown, and encountered an excessive amount of vermin excrement throughout the property. Found one of the mice rummaging around under the sink while there. I was at the property for less than 24 hours and instead of apologies, the owners responded by belittling me, and tried to blame me for their negligence. If they had shown any sort of remorse I might be singing a different tune, but their responses were utterly cruel and the amount of feces was... disgusting. I recommend you *never* do business with Hi-Desert Dwellings unless you'd like to experience a profound sadness and disappointment in your fellow man. Truly awful all around.

    Beautiful Neighborhood!

    Loooooved my stay in Joshua Tree with Hi-Desert! From check in to check out, our entire experience was easy and low-stress. Jen was so helpful and gave great local recommendations. The bathtub made me feel like a desert princess, and the views are definitely something to write home to your mamma about! If you are planning a trip to this area, I highly recommend!!

    A house with a swimming pool is usually $250 a day~

    In commemoration of the Independence Day, we traveled to Joshua Tree. In the first home run by this host, there were 100 flyflies in the toilet. And I saw two mice. The host has moved to another hostel. It's a house with a private pool, and it's usually $250, but I discounted it for $190. The water in the pool was very dirty and was unmanaged. And it was like a ghost house. I was scared I had done a terrible thing, I ruined my trip because of this host and never gave me a refund. This host is a cheater~

Coming from Northern California, we always dreamed of having some roots in JT, Yucca, or Twentynine Palms and with Merl and Dori's help, we found the second home of our dreams. Our time was a tad short for the search so we had created a list of 8-10 places and Merl made it happen - we saw everything in 2 days. Merl was honest and helpful explaining pros and cons, being a long time resident of this area. It is amazing how many people he knows. Every other stop, people came up to him saying hello. Once we took the plunge, when I drove 7-hours down to get the renovation started, he helped me remove some chollas (cacti with barbed spines) right when I arrived to make sure my 3 big dogs wouldn't have a tango with them. He genuinely cares that you find the best situation and have a good experience, knowing it's a difficult process and lots to consider. We love Merl and Dori and have definitely settled in nicely in the abode we picked in JT. After some work, we are really happy with how it eventually turned out. A big thanks to them both in making us feel welcome in joining the community!

I especially loved the living room and dining area as they both have plenty of seats for teaching, eating, socializing, and sharing, I adore that the pool and hot tub is salt water, and the roof offered a beautiful space to watch all the galactic activity in the sky! I also loved all the hammocks and many of us spent the mornings watching the sunrise. May and team are beyond organized and they are very communicative. I felt very taken care of through the whole process. Would love to come back again.

I wanted to hire the best and decided on Ryson. Jason and Ryan are incredibly hard working. Sometimes I send emails in the middle of the night and feel bad because I know they will still respond quickly. Yes, they have a pre-set onboarding process, but I found it to be very professional. I wanted to open at lighting speed because I had been delayed so long with the pool construction. I bought a lot of things that just weren't needed like duvet covers that weren't white or pillow cases that were special and only in a set of two and those had to go. That was disappointing, but we didn't want sheets in the photos that were impossible to replace. It's better to have things done perfectly so your first guests will be 10 star happy and ours were. The consistent comments I get from guests are that the management company is quick to respond and resolve problems. From their website identify their properties and look at the reviews there and on Airbnb. Many of the comments will not only compliment the house, but also Ryson typically it's related to communication, problem resolution or cleanliness. I've had pool issues and after many months of dead ends, they helped me get to the bottom of the problem. With our city getting serious about neighbor complaints, I'm not worried because I know Ryson will be on top of it. We had one group during Cochella that was playing meditation music so loud that I got a call from the neighbors in the middle of the night. Ryan let them know that they would be out there right away and if he could hear the music from the exterior of the home he would immediately terminate the stay if the guests didn't comply. They were also protective to ensure the safety of their cleaning staff. It cost me money, but I respect that. If staff are treated well, they will take care of the home well. No management company is perfect. It's a demanding job with lot of surprises every day. We look at the house as a business. It doesn't have to be my way, it just needs to be safe, beautiful, professionally managed and provide our guests with a great experience. The AppFolio app made it extremely easy to submit maintenance requests and pay rent electronically. The maintenance staff are experienced as well. During my tenancy, Sarah was consistently responsive to my texts, calls, and emails whenever I needed assistance. A few years later, after moving into my own home, I unexpectedly had to leave Twentynine Palms for work and needed help managing my property while I was away. Harcourts Prime Properties immediately came to mind because of the trust I had built with them over the years. Just like Sarah, Zach has been excellent to work with, providing clear, timely communication throughout the property management process. Highly recommended!

Not much rental activity except in the winter, damage to the property that went unreported by housekeeping, and just the general vibe that our small cabin was a very low priority for them. Finally, we made the decision to change management this summer after we completed a remodel. I found Leanne in a Big Bear FB group online along with several other PMs who responded to a post I made about looking for new management. Leanne was the only one who provided helpful, tangible information when she reached out to me. We spoke and then I decided she and SkyHigh cabins would be our new managers. The onboarding process was smooth and detailed. They are extremely professional and walked me through the different stages of getting ready to "go live" on the various platforms they use. It took about 6 weeks to get everything completely switched over. But when we did go live in mid-October 2025, all I can say is WOW!! We've had 12 reservations made in just over a week's time! We didn't have 12 reservations in the last year total with the old company, so this has been very, very exciting for us. Aside from all of that, Leanne, Jennifer and their team are very communicative and helpful. If you are looking for new management, I cannot recommend them enough. Just do what they tell you to do, use their vendors, and follow their lead. They have figured out the algorithms and rental platforms to such a degree that your property will actually start to pay for itself. We were on the verge of selling our cabin, but now, we will be able to hold on to it. Call them today!!

Through this process, I learned that she has a background in Hotel Hospitality, which explains her excellent customer service skills! We hired them to help us with our rental property and I cannot say enough about how fast, efficient and supportive they have been throughout. They were on top of any repairs we needed and served as a supporting tie between us and the new tenant. We have worked with other management companies in the past, and this group far exceeded our expectations.

She will do anything to avoid doing her job, including ignore you. When I've stood my ground and requested she follow through she has literally yelled in my face and been aggressive for no reason. Kay in the front office acts annoyed if you even call for a simple question. These ladies do not have an ounce of kindness or customer service and are disrespectful and accusatory before you even speak. This company is greedy and only concerned about collecting rent. They take advantage of military members because they know you are a guaranteed paycheck. They require yearly inspections and take photos inside of every tenants home, including every room and personal belongings. This was not disclosed to us at lease signing and is an invasion of privacy. They don't ask what date works for you, they just show up with sometimes less than 24 hour notice because they've stuck a paper on my door after 5pm the night before. The manager Jennifer has to constantly be reminded of tenant laws. Why are they so concerned about having photos inside my home while they refuse repairs? Slumlord behavior. Thank God we left. Our deposit was returned late after the legal timeframe and they acted annoyed when I called to check to see if it got lost in the mail when really they hadn't even issued it. They claim to be Christian but do not act like it. This company takes advantage of tenants and knowingly violates laws! Avoid at all costs!
