I hired Bill for a buyer's inspection on a home I was in contract on. He paid close attention to areas of concern and offered great advice on potential improvements. I highly recommend Bill.

First and foremost, his reports are lazy and filled with alarmist language that doesn't match the reality of the situation. He complained about the attic insulation being lifted without physically going into the attic. Had he actually gone in the attic (he just pokes his head in there) he would see that the insulation was raised to go over a beam that was retrofitted/engineered into the attic. He also got confused and listed attic insulation twice in the report (with reference to upstairs/downstairs differentiation) since there are two attics. He never even poked his head into one of the attics, per his report, yet when I tried to ask him to condense the two insulation items into one, he was too proud to admit the mistake and claimed that the downstairs attic insulation intentionally had two line items. Sigh. Similarly, he called the home exterior drainage system "partial" in his report, thus diminishing the value and extent of the system. I told him that the drainage system was in fact complete, provided schematic drawings and told him where to find the storm drains that he said would make it complete, and yet he ignored this and didn't change his report. He truly seems to have an inability to listen, perhaps based on his own sense of ego. It's unreal to find someone this arrogant these days in the Bay Area. Dealing with him is like dealing with a small man on a power trip with a big pen. I seriously can't believe we paid him to do an inspection report. We were looking for an honest inspection; not a lazy one that was alarmist at non issues that hurt the home owner who is selling a property. Some may be tempted to think that because he uses alarmist language in his reports, that he is a "good" or "thorough" inspector. The opposite is true, however. His reports are a reflection of his ego and how he finds things that nobody else found and how nobody meets his standards. On yet another item on his report, he went off on a garage storage shelf that was, in actuality, over engineered. He claimed fault with it, yet didn't claim what it was missing or what the standard was for which it would be okay. The storage wasn't lacking, as common sense would tell any individual with a modicum of building sense could easily determine with any investigation, yet he was bent on focusing on an ancillary shelf in the garage in a home inspection, calling it "a risk for falling and causing injury." Again, just another attempt to seem thorough, while actually providing no useful service. We hired Bill inadvertently through our realtor who hired him, though I'd strongly urge anyone to think twice before hiring Bill. Bill will tell you how he's the smartest guy in the room when you question the merit of anything in his report, yet he does not address the relevance of any topic at hand in most instances. Instead, he just tries to talk down to you and tell you how much he knows. My perspective is one that comes from purchasing multiple homes and also investment properties, thus I have utilized multiple inspector services over the years. I know an unreasonable/lazy inspector who writes reports with cut and paste alarmist language in his reports (to seem personally relevant) when I see one. I wouldn't hire this guy if he was the last inspector available. (which he likely is since others have likely shared a similar experience to ours and don't give him word of mouth business-hence he's available).
