Sometimes, a low price tag can be indeed very expensive ... Juan started working immediately on the project, he seemed very enthusiastic and assured me he was going to finish the project in just two days of work. I assumed that was very optimistic so after being in contact he called me to tell me it was indeed not going to be done in the projected time. I did not give it much importance to the fact and decided to keep in contact with him. Two days after the initial deadline he assured me he was going to be done that day. When I went visiting the house at the end of that day, it was indeed not done. The project was only half done. Although it looked sort of good. He assured me he would be done the following day ... when I went to check, it was indeed not done. Then, he assured me he would be done the following day when I went there it was ... not done. He did that a couple more times. 5 days past his initial deadline, he was indeed "done". Each trip was 1 hour and 30 minutes of my life wasted on the road. While I was checking the progress, I started noticing that when he was done with one room, he would remove the protections and then go to another room for then later noticing missing details in the unprotected room and paint again without protection. The result was as I was fearing a HUGE MESS! The floors of the house were dirty and stained in multiple places. He tore apart the rug in a section of the house. He left stains of paint on bathroom cabinets and the few furniture pieces that were in the house. Broke a wall-mount and did not put back correctly many of the existing ones. Did not put back together towel hangers. Forgot to remove the paper to protect lights and door hinges but also stained multiple doorknobs. These are only a few samples ... I do not understand his insistence on telling me every day, that he was going to be done and that it was gonna be quick for later not being done without any apology or reasonable explanation. If you are not going to be done that day that's fine just don't give false hopes to your client. Juan tried to make me happy by doing "extras" around the house like painting a shower curtain rod or certain surfaces. Things that even though seem nice are things I never asked him to do and honestly did not want him to do. I asked him to do a very specific set of surfaces which he did not do properly nor on time. I never asked for those extras and I am furious he did not even warn me about the things he decided to do. He painted the house door and I was livid to think that he could break the HOA rules by doing that. He did without even asking me for permission and it could have costed me dearly. On the last day, he was sort of done. Nothing was clean of course and I was noticing all the mistakes he did and went with him through them but honestly, it was so late already, he was slow at fixing things, and at some point, I realized it was better to pay him the agreed amount, ask him back for the keys and tell him to leave. Otherwise, he would have overstayed for 3 more days I guess ... I documented a list with all the defects there were in the house and let him know each one of them and gave him the chance to redeem himself and come at a later time to fix them up. He never replied. Cheap things are indeed expensive sometimes.

They had a SEVERE LACK OF RESPECT FOR OUR HOME. - Lost keys on 2 occasions (we found them on the front porch and back porch, he claims since I found them, he didn't lose them) - Left doors unlocked on 3 occasions ( he claims it was not his crew, that it was my housemates, but twice were on the night he lost the keys and once when the house was empty) - Front gate open 2 times, this is a busy street in Berkeley, so people just walk in - Windows left open 2 times along with a long ladder 15' away from the open windows. - Did not cover our beautiful original hard wood floors with tarp (except when they used MY window curtains), Domingo now says it was not his team, that it is old paint, NOT true! We had to wash the floors 2x's and the stager had remove the rest. - Left trash all over yard, work waste tossed on the ground from the porch, food waste thrown around the yard. - Team members left toilets un-flushed on 2 occasions! Did not discover until next day walk through (it was #2!!!!) disgusting! - Painted around a plant instead of moving the plant from porch (not kidding) he carefully painted around the plant on the porch so when we lifted it, there was a circle. - Left house debris on top of newly landscaped plants 2 times on the same day, after being told the first time they did it again, killed 3 of the newly landscaped plants, didn't replace them. - Over charged on add on items (shame on me for not getting price), he did not update his billing. When I brought to his attention, he added the work he forgot and we paid 2k more. I wanted to negotiate with him due to all of the issues we have had to deal with. He said that if I didn't want to pay he would put a lean on my house. - They did not have their own garbage bags for their own waste. I put garbage cans out for them. They never emptied them and we ended up getting fruit flies! - They tried to put paint cans in my recycling garbage 2 times - Used my duster handle for a paint stir-stick! - Domingo did NOT apologizing for the poor security but instead said "Did anything get stolen? No, then what is your point. All I hear is blah blah blah." (Yes he actually said that!). I told him that I was very disappointed with him but he could care less. I guess he has enough work. I live an hour and a half away so getting there to check on things would have been difficult. Thankfully I had someone watching the place for me! They were able to lock up and check on things. We had a project manager that we went through or we would have got rid of him. She ended up having to go by the house every night for a month to double check the house and yes, she found it unlocked after his brother was working in the afternoon. Overall a very negative experience! Blah blah blah

They kept the work areas tidy throughout the job and cleaned up completely after the work was done. From start to finish, the quality of work and attention to detail was exceptional. Jose is the owner of JDH Painting and lead painter. He completed the estimate quickly, we found it reasonable, and final cost was as agreed. The work took a week and a half to complete, with prep taking up two-thirds of the time (always a good sign!). Jose and team worked cleanly, efficiently and tirelessly, taking care to protect our landscaping. After power washing, they did a substantial amount of sanding and caulking of our shingles and trim, way beyond what we expected, and repaired wood rot as needed. They primered all necessary surfaces with two hand applied coats, then sprayed and rollered on two coats of paint on all trim and exterior areas. They even dug a shallow trench around the soil edged part of the foundation to make sure the finished paint job extended cleanly to the ground. We have old-fashioned windows, and Jose's team made sure each one open and closed correctly after being painted. During the job, if we noticed anything that needed attention, Jose immediately addressed it and made sure we were completely satisfied. The finished house looks outstanding and certainly reflects their pride of workmanship. We are very satisfied customers and highly recommend JDH Painting. They also do interior painting, tiling, fence and stone work.

We initially wanted the house painted mostly because of a color update, but after the job was done we realize how important his preparation was in protecting our home as well. Jose's attention to detail and level of professionalism stand out. We love the look and new protection of our home-- and did I mention we were charged a very fair price? JDH is highly recommended!

When it came time to repaint the interior in the fall of 2015, remembering the excellent jobs done 15 years ago, we asked McCloskey to submit a bid along with 2 other firms. Their bid was in the middle but prior positive experience was far more important than even a reasonable savings in $$. What has changed in these years is that Mr. McCloskey has retired and sold the company to his long-time supervisors, the Reyes brothers and their brother-in-law. Armando Reyes who is mentioned in other reviews is the front man and estimator. We used quite a bit of color in this year's job and the guys were also contracted to completely clean and finish all wooden kitchen cabinets and 3 sets of wooden bi-fold doors and their frames. A condition of getting the job (we're senior citizens) was that we would take down absolutely nothing nor would we move anything whatsoever. We agreed to move out of the house with our 2 dogs for a week so the job could move along rapidly. The house was completed in 5 days; we moved back in; the team came back and corrected one or two spots that weren't perfect. We have not heard of other painters in the East Bay who are this highly regarded. In addition the team is extremely congenial and anxious to please the client. Too bad that Yelp doesn't offer a 6 star option.

I've used Falkner Construction and Painting for well over a decade…read more I had an area of dry rot in my kitchen near the sink; the tiles had cracked, and the floor was sinking. Cory showed up when stated, completed the work (replacing subfloor, replacing tiles, and matching the grout) within the day, and charged exactly what was stated. When he was done, there was no indication there had ever been dry rot there. Cory and team remodeled my child's bedroom, a bathroom, tiled our entryway, and replaced our stairs, installed a bannister, replaced some older windows throughout our house, and other projects. These projects were years apart, but his work is solid, so when I have the money for the next project, I give him a call. I've recommended Falkner Construction to friends, neighbors, and family, and I've been consistently thanked for doing so. His bids are honest, and have only changed when he's showed me issues he couldn't be aware of (wiring in my child's bedroom that was not up to code, for example). When he comes across these, he quickly adjusts based on the work, and (again) has never gone over. I don't feel the need for competing bids; I know the quality of the work, and the cost, and couldn't be happier with the results. I'm sure it would be possible to get a cheaper contractor, but with Cory and team, you know what you're getting, and what you're getting is quality work at a great price.
