Disappointing... The apartments are far from "luxury living"…read moreas they claim. Paper thin walls, cardboard doors and peel-n-stick flooring. The amenities and original management team in the office made it bearable at first. There is an extremely high turnover rate in the office and very poor communication since the original staff. When there is a communication sent out, it reads more as threat. Although most of the other local apartment complexes have restored the amenities since Covid started, Sparrows has not, with the exception of the gym and pool. Both are by reservations, during business hours only - when most people are at work. Pool/gym is now completely closed on Sundays due to lack of staffing. The clubhouse & grill remain closed and we've been hearing "soon" for 3 months. Even prior to covid, there was no cable in the clubhouse, pool or cabana (still closed) and the virtual gym instructor that they push has never work - "but it's being worked on". Cons.... - Poorly built apartments - Inadequate parking - Issues with the electric - High turnover & terrible communication from the office - Neglectful of service request *see large hole on stairwell in my building - Neglect of amenities *Grill, fire pit (still closed) has run out of gas several times, taking days to restore / *Pool closed for nearly 2 weeks after failing inspection - Bug issue in several apartments - Cheap appliances *2+ mins to heat up a cup of coffee? Pros.... - Free poop bags

The property is absolutely beautiful and well-maintained. Lots of amenities to keep you and your guests entertained, and it's staffed with great people that always go above and beyond to not only meet each one of your needs, but exceeds your expectations. Price-wise, yes, you're paying top dollar, but you're conveniently located in the heart of Wilmington within a couple minutes of everything, and the property itself is well worth it. The bark park is one of my favorite amenities, and my four-legged friend couldn't live without it! Life is good at Hawthorne-Oleander!!

McKenzie our new assistant manager is the sweetest, nicest kindest person there is as I get to know her more. I love her just as much, we've lived at three Hawthorne residential partner properties. The first was at Hawthorne at the station hats. We lived in Greensboro North Carolina for over 30 years. My son graduated from Raleigh North Carolina. We lived in Cary and I decided to retire from Nursing after 30 years and we moved to Hawthorne as a station with ever seeing the apartment, but just talking to the staff and when we got there, we were so excited we were living on the courtyard and a beautiful two bedroom two bath apartment. I met so many friends, the amenities Are unbelievable we had food trucks we had catering we cooked breakfast for the residences maybe once a month we had potluck dinner as we played bingo. If you ever get a chance live at Hawthorne at the station do it. Enjoy bagels and pastries every Saturday morning but hurry, cause they go fast we now live at Hawthorne at Oleander and we lived at Hawthorne at friendly in Greensboro While we were waiting to get into Hawthorne at Oleander, they stayed in touch with me here for six months before we moved in. They even invited us down for all the meals that the surrounding restaurants brought them food and they were just in the process of building when we got here we were some of the very first and were greeted with open arms And we left everyone here summer gone and we love them deeply. We feel so secure here welcomed here and wanted here we have the best gym, a fantastic salt, water pool. We have amenities like the Christmas party last year and the Christmas party this year catered by Casey's buffet. It was so much fun and delicious and we're looking forward to next year And the year after we chose a smaller apartment here because there's just the two of us now and we love it it's like a little cottage inside. The elevator is right across from us you never hear a single bit of noise we have to be in the most quiet building there is, the maintenance man a great Tony and Dylan. The two greatest guys you're welcome into your home even if it wasn't for maintaining your unit, please come and visit us and let them know in the office that Darlene and Michael sent you. We have a beautiful clubhouse and a Starbucks coffee lounge. What more could you ask for? See you soon! ‍‍‍ Oh, and I forgot we're only minutes from the beach. How great is that?

If you enjoy predatory management practices with a failure to communicate, old, overpriced and…read morebug-infested units then Autumn Hall is the place for you. This complex is priced at the upper echelon of apartments in Wilmington, however the units are old and outdated masked by well-kept amenities and pretty landscaping as you drive in. On top of this, the management is predatory and fails to communicate effectively and sometimes even at all with their tenants. On day one living here we found over 15 German cockroaches that had completely infested the apartment. It was not in a clean condition and smelled of dirt/bugs as well. Management did respond by placing traps and apologizing, however we would go on to kill numerous roaches daily throughout the entirety of the lease. Our apartment was full of other bugs too like "rolly pollys", beetles, spiders and other insects until the winter cold hit. There were a few damages around the unit as well right when we moved in as well as an odor of dirt. Luckily we recorded these things or we would've been paying to replace them at the end of our lease. Perhaps the worst part of the experience is the communication from the office staff. As our lease neared our end date, I noticed high upcoming charges on our account statement. I reached out multiple times via email/phone calls and was completely ignored. After more than a week passed, I finally did some digging of my own and realized on the lease there is a required "60 days written notice" that you need to give before your lease end date or you are automatically enrolled on a monthly lease and your rent doubles. We were still 30 days out from our move-out date, but those days had already been added onto our lease at twice the rent rate. I instantly went in-person to deliver our notice so we wouldn't be charged for anything else and finally spoke to someone. They offered no apology, possible resolutions and a bare minimum explanation of the situation. The "notice" they had given had come months prior in an email similar to ones that are sent weekly with a misleading subject line containing one sentence at the bottom explaining what would happen. This entire ordeal was an extremely predatory way to make thousands of extra money off of us and the lack of communication was the biggest issue here only proving that. I understand the notice is in the lease, but as a property manager it is your responsibility to respond to your tenants and communicate to them- it is the bare minimum. Following this incident, I again followed up via email/phone calls politely asking if there was anything that could be done. I was again ignored for over a week until one of the property managers finally mustered up the confidence to write a short, AI-generated email response back to me. If you are going to take extra thousands from your tenants at least have the decency to return a phone call and have a conversation. As I write this I am still being ignored while asking about the process to receive our deposit. Communication and a clean living space are the bare minimum tasks- Headwaters cannot provide either. Do not live here unless you enjoy overpaying for an outdated, bug infested apartment that has an office staff that is scared to communicate with their tenants.
