    This company is BS. They rented me a house with cockroaches. They even admitted it, but they called…read morethem Palmetto bugs. Prior to finding the bugs outside I squished 2 in the house, I was a little weirded out but decided to roll with it. After looking around the house it was dirty, the counters were sticky, dishes that were dirty were in the silverware drawer, plates in the cabinet were dirty. The pot holders looked like they had never been washed. When we saw the multitude of roaches outside we bolted, before we even unpacked. The Cool Story home needs an exterminator. Heck maybe the entire company needs an exterminator to put it out of everyone's misery. So disappointed The company has declined my refund....... Frickin' cockroaches carry at least 66 different diseases. Go do some research.

    We arrived at the house and everything REEKED OF DOG PEE. We went room to room and noticed a dog…read morehad peed on just about every single rug it was DISGUSTING! We contacted them and the next day The company offered to have the house cleaned AGAIN and sent over the same ladies who failed to clean it correctly the first time. They advised me that "the prior guest was a 2 week stay with a dog (who apparently peed all over) and they spent over 4 hours in the home trying their best to remedy what they could on the Sunday turn after the guest checked out to make it as ready as possible for you. The rolled up rugs in the kitchen was accidentally left behind by the inspector, who was absolutely mortified she forgot it when we asked her about it." (Rugs that were covered in pee and also left other rugs around the home with pee on them) They also sent over a maintenance person to clear out the COMPLETELY unusable fenced in dog area that was covered in weeds and pickers. Also almost every fence post is worn/unnailed and the dogs push them aside and can go in and out. (So not fenced in) LASTLY when I asked them what the owner said regarding compensation they stated they can only reimburse me $470 which is ONE nights stay. We had cockroaches and an infestation of ants because none of the windows or doors seal. I went back and looked at the photos online that I looked at before renting the house. THEY WERE ALMOST UNRECOGNIZABLE ! It seems they used photos from years ago when someone actually took care of the house and still promoted the house as being updated 2024. Will never use ACCESS REALTY AGAIN OR STAY HERE!!!

My partner has been threatened by his neighbor, has had his property moved, has had his guest's vehicles blocked in in his own driveway, has had his driveway commandeered by the neighbor with little to no intervention from the management company. Not only that, but this management company neglected to inform my partner (in any capacity) that he was paying for the water, sewer, and trash of the unit behind his. This is a contractual violation and is grounds for a law suit. Per NC tenant laws, my partner could sue for ALL monies paid towards this home/lease agreement as the lease agreement is invalid due to the management company and owner. On top of all of this, the management company failed to change the locks to the home. Guess who has a copy of the keys to the home? That's right -- the neighbor. My partner doesn't feel safe to live in his own home, but he's paying 1700/month (an INCREASE to what he was previously paying) to rent there month-to-month while he looks for something new. If anything, my partner shouldn't be paying anything while the next door neighbor is still allowed to terrorize/intimidate him. The home has simply become an outrageously expensive storage unit. Somehow, WE have been told to minimize the drama to accommodate the lack of intervention from this company and a neighbor who thinks his age allows him to behave any way he chooses. Unacceptable. Do not rent or work with this company. Do not rent 2048 Jefferson St., Wilmington, NC 28401.

STAY CLEAR DON'T BE DECEIVED Well let me start by giving a Big Thanks to the home owner of 103 Chesney Drive and to Avery for making it happen. Now this is where this chapter of the journey gets dicey. We loved the house and the area. Coming from Rocky Point after two deaths it was time to close that chapter and move on so we reached out to Avery and she was great working with us to get the lease coordinated and finalized. There were some issues with the house upon move in, such as very wobbly toilets in both downstairs bathrooms and various other things to include but not limited to the house not being painted before move in amd various holes and thumbtacks still in the walls upon walk through. They did come and fix the toilets finally and replaced one flange that was unreapairable. Never had any major things wrong with the house and it served us well for a year. We turned in our 30 day notice and asked for the move out instructions via email from Carolyn and she complied. We did everything up to and touching as far as that goes but with everything you miss things, we are all human. No harm No foul. Well according to the checklist it says to patch all holes and sand smooth which were done to include what the previous tenant left that wasn't taken care of before move out. I will say that in the Master Bedroom I did paint two approximate 9x9" squares as touch up. Now I remind you that the walls were in horrible shape upon move in with the paint pigments separating on the walls and such. We are now being charged for painting as per the Disposition of Deposit in the amount of $1500.00. Numerous calls and emails have been made and the owner has decided to be childish and block my # so he doesn't have to deal with me. I will also tell you that I am a retired 22 Year Navy CPO and we have gone through this NUMEROUS times within Military Housing and when they transferred to PPV. I won't resort to legal matters with this, however if this makes you stand up and scratch your head then it has done it's job. If you patch and sand the walls rest assured you should paint also, because if not you will most likely be charged for said checklist requirements. I understand you are wanting to raise the bar as far as having top notch properties to rent for desiring families but you cannot hold one tenant responsible for the actions of those that were there beforehand. There were 7 young people occupying the dwelling before us, regardless of who may have been on the lease according to neighbors. May God Bless your Heart and one of my mantras has been Lead, Follow or Get out of the Way. I DO NOT endorse or recommend this property management company in any manner for anyone going forward. Again Common Decency goes a long way and we can't even get anyone to return our correspondence. It took 8 days in some cases to get an answer to questions we had. Have a Blessed Day.
